Builders Unlimited, Inc. Chad Johnson Fraudulent Builder - Beware! Charles Town West Virginia
This notice will hopefully save you from a disaster home build from Chad Johnson of Builders Unlimited, Inc., Charles Town, WV. We contracted Chad Johnson to build our retirement home in Shannondale, WV, on August 12, 2014. Due to his slow movement to proceed with our build winter set in and the project was stalled until spring 2015. We had delays in the spring because Chad could not take direction to start. We received a call from Kable Excavating that payment had not been paid for his excavating in September 2014.
Than we received a call from North Star requesting to know if we had paid Chad because they did not receive payment. Chad had a 20% upfront deposit, and one draw payment consisting of 60% payment because he did not complete all necessary requirements for full payment! Chad fraudulent misappropriated our funds to build. Than he proceeded to try and extort miscellaneous funds from us, and the Bank. He asked for a plumbing draw from the bank, not one plumbing pipe in sight!
Carolyn Young, of Remax was our duel agent that recommended Chad Johnson to do our build. She has been clueless to fundamental building procedures, and totally useless! Carolyn did not do any due diligence before recommending Chad Johnson! We believed her position and knowledge of Chad was good advice, we were wrong! Look Chad Johnson, Builders Unlimited in court records! BEWARE AND INFORMED! One year later, no HOME and our money has disappeared, he misappropriated our funds! Dig deep, it will save you heartache and fraudulent practices!

If you have more to say, how about telling us why you didn't pay the subcontractors, with your upfront deposit?
And, why you said you weren't paid for the Shale?

I am the owner of Builder's Unlimited, Inc and I have been in business for over 20 years. I did not rip Steve keidaish and Kathy Cain off. The were problems with their house and these problems started with the fact that they picked a terrible building lot on the mountain.
The problems started when we wrote the contract to build their house and I submitted the plans to Jefferson County Planning for review. After the County had them for two or three weeks reviewing I get a call telling me that the plans I wrote the contract from were not the final set per their own architect and engineer. I then had to reprice the house because of the changes to the foundation. It went from a fairly normal foundation to one that had footers wider than 4'-6'' and so much rebar that the price was over $50k extra above the first foudation.
Steve and Kathy weren't happy with the architect and engineer because they then had to cut things out of the house to save money. This also meant that I had to go back and reprice even more things that they took out. This is where they started getting mad because they weren't gonna get what they wanted in their retirement home. Remember who drew the plans up not Builder's Unlimited. This caused at least a month of back and forth with changes and pricing, and the county had to review them again too.
Then came the cold weather and it was a bad winter so it made it very hard to do things because of the temperature being below freezing. We weren't able to do anything all winter because of the weather. This delay was an act of God and I certainly couldn't do anything about that. We met several times with Steve and Kathy over the winter.
The weather finally broke and we began working on the foundation and the foundation company had several questions and serious concerns with the foundation design because it changed from the Fort Knox design to another design to save money. These concerns were because the lot they picked out was so bad that the house could have slid down the mountain if things weren't done right. I was also concerned with how the architect and engineer changed the plans for a third time. These changes were another delay not caused by Builder's Unlimited but the homeowner's architect and engineer. They changed the foundation and put the work into how it was to be backfilled.
Then came all 70 some loads of shale we had to haul onsite and backfill a certain way according to their Geo tech man that they hired. These 70 loads of dirt were all extra per the contract I wrote twice due the their plan changes. I paid the company to haul the shale out of my money for over $15k and Steve and Kathy didn't pay me for it because they called the company that hauled it for me and found out what I was paying for it. They refused to pay me because I marked it up to make money. So if that means I'm a Rip Off them what does that make them for not paying me. I have a lot more to say but I think I've told enough for now.
