I am writing this because I feel everyone needs to know how bad I was harrassed by 21st Mortgage, namely Bryan Puleo. My loan was originally financed through Southtrust Bank. Well, Wachovia bought Southtrust bank and my loan was sold to 21st. I am still in awe at how they get away with some of their collection practices. Our mobile home recently was sold.(Thank God!!) I have had some problems in the past paying on time, who hasn't? I have had medical problems in the past that caused my husband and I to file bankruptcy. Anyway, he has called my grandmother (who is in her 70's), my mother, and my neighbors to harrass them into telling me to pay my note. He has told my mother that I was irresponsible. He told my neighbors that I was behind on my mortgage and I needed to call him. He even went as far and called the previous owners of my home harassing them to get in touch with me. From what I understood, Mr. Puleo stated he could call them because I assumed the loan from them or the loan was transferred in my name and the previous owners were still responsible for the loan and it could hurt their credit, WHAT???? I'm sorry but that has got to be illegal. I tried to hire an attorney at one time but he wouldn't take the case. So, I gave up! Not only did he call me when I was late, he would call me a week before my payment was due. He told me he had to have "weekly" contact with me. When I would call him back to explain my situation he would at times, ask alot of personal questions about my finances. Like how much is my electric bill, water bill, how much do me and my husband make from wages, etc. He has left up to nine messages a day on my voicemail to call him. He has called my house as late as 10pm and as early as 5:30am. I have young children and you know how aggravating that can be! So no wonder I didn't want to talk to him!!! I am sooooo happy to never have to talk to him or anyone from 21st Mortgage. Don't do business with them! Beware! They really do prey on the poor!! I will never, ever deal with them again and I will tell everyone I know how they have treated me.

My home is currently financed through 21st.  We are in the process of having it re-financed through our local bank. 21st is aware of this and cooperating 100% with us. Our payment was about to go 30 days late, but they are co-operating with us so that it does not.  They have always treated us fairly and when we were running a little late they have always worked with us.  All you have to do is work with them, and they will work with you!

Although the company handled how they responded the collections, since you were behind they could have saddled you with tons of fees and lawayers fees as well, if they already haven't. Mortgage companies DO NOT take partial payments, they want everything you owe and normally send payments back.

It is important to do research like the last poster said. My husband and I bought our home 14 yrs ago and took out what we knew we could afford. I am disabled and have been for years. I just had my 45th surgery and found out today I have to have yet another one. So you see I know all about hard financial times. However, my husband works 2 full time jobs and I help out with our business when I can. I know alot about the mortgage business and it is important to look ahead. Our payment has stayed the same cause we took out a fixed rate mortgage and we have never had a late payment. We have no credit cards, pay with cash and no CAR payments.

The fact that you have been late in your past will affect you getting a mortgage in years to come. Next time, read all your documents and look in the future. Keep payments affordable. Always keep an emergency fund and cancel credit cards if you have any. Sure life happens, however, your mortgage is your best investment! I hope your health improves, but your finances are ultimately your responsiblity.

I have had a loan with this company and never had a problem with them. If you pay your bills on time then maybe you could avoid the hassle of someone contacting you. If you show you are irresponsible....you will always be treated that way. When you sign the dotted line, you are making a promise to that company to pay the agreed upon amount on the agreed upon time. If you are contacted by them and don't return their calls...then yes they are going to continue to call. My advice to you and others is before you sign a contract, find out what type loan you are getting yourself into. How long are you going to be paying for it? Can you afford it for the next 20 years? Research....research...research. Sure it is easy to get online and file a complaint bashing someone else. Take a look at yourself, sure everyone has hard times, but take your responsibility in this too.
