Watch out for this realtor and his brokerage... This realtor and his company took my listing and did not market the property properly. He has had the listing for over 3 months and has not brought one offer nor has he provided update reports on my property to see what type of activity we have been getting.

When executing the listing agreement he advised me to leave the listing period and all dates blank and I specifically told him that I wanted to offer the selling agent half of the total commission which 5%  so that agents would be motivated to show the property. I found out later that he ignored my request and took it upon himself to only offer the selling agent 2% commission.

After trying to contact him repeated times to get updates on my property and not hearing back from him I decided to cancel the listing agreement due to him not doing his fiduciary responsibility and watching out for my best interest. I contacted him several times via email and phone calls and he would not return my calls. He finally mails me the unsigned cancellation along with a $750 bill. I have tried numerous times to talk to him about this bill and he refuses to cancel the undated agreement until he receives this payment. He even had the nerve to yell at me over the phone when I tried to discuss this matter with him.

I have sold and bought many properties and have never met such an unethical agent. He has taken advantage of me and is holding my property hostage with a listing contract that has no expiration date. These are the type of agents that give realtors a bad reputation and that are out there taking advantage of homeowners that are not very experienced in real estate. To make matters worst he owns a brokerage and if this is the way that the rest of his agents do business then I hope that the authorities investigate them for fraud. No ethical agent will advise their client to leave all dates blanks so that they can later turn around and try to scam the homeowner for some undeserved money.
