Action Managment Associates, Inc., Bill Waters, landlord, Francis Stagmena - Action Management, neglect to return phone calls in regards to repair services. Not fixing problems. Melrose Massachusetts

We moved into this apartment in July 2003. When we first moved in, we showed Action Managment that all of the windows are broken and need to be repaired. This has never been done.

I placed a call during the winter of 2003/2004 that because the windows are bad, and there is no heater in the bedroom, the bedroom is freezing. Francis Stagmena said that the windows will be fixed and they would keep us posted. Nothing has been done to this day. Placed many calls about the kitchen and bathroom tile peeling - never got a reply back.

In May or June 2004 one of the ceilings in the upstairs hallway started leaking. I called Francis to let him know, he said he would take care of it. He didn't. I called again later in the summer to tell him that the ceiling is still leaking and starting to cave in.
Finally Friday Sept. 17th the ceiling has completely caved in. My fiance and I called Action Management 3 times - no one answers the phone and no one called us back after leaving 3 messages. To this day the ceiling is getting worse.

Early August 2004 we discovered 2 raccoons living within the gutter area of our unit. We called Francis and all they did was put a trap on the roof which is only catching squirrels. August 26 2004 we found the raccoons again and took pictures and sent them with the Sept rent. We also sent other pictures of our kitchen cabinets falling apart and a light that won't turn off. We included a letter explaining everything that is wrong with the unit.

Francis never called us we had to call him to find out what is going on. He said he send the pictures to the landlord. We still haven't heard from anyone. We can't contact the landlord - we have no idea who he is. His name is Bill Waters and we make the checks out to him. Other than that we don't know anything about him. We would like to remain anonymous to this complaint.
