Advantage Rent to Own, LLC is located out of Arizona and sells Licenses to become associates with their organization offering a Rent to Own program to people who can't qualify to purchase a home. In many states this type of program has been outlawed because it requires an upfront down payment which is Non-refundable and in many cases the RTO consumer pays the down payment and rents for many months only to lose all that they have paid into the program.

The owner of this company, Richard Friedberg solicits Licensee's through job postings that give the applicant an impression that they are applying for a job or position with the company only to find out that an investment is required and that investment varies from person to person depending on how much you have to invest with no standardized investment amount.

Also, he claims that his company is associated with a large, well established Realty Management company located in Arizona who has a forty year history of success (Farnsworth Realty and Management Company) however this isn't true and according to "Farnsworth" they have severed their ties.

I personally acquired a license to market this program in 22 States and I am based out of San Antonio TX. only to recently discover that a person in Dallas-Ft. Worth also acquired the same licensing rights in some of the same markets for which I supposedly has an exclusive marketing arrangement.

I have since filed complaints with both the Attorney Generals in Arizona and Texas and also with the Texas State Securities Board and I encourage anybody that has been "Scammed" by this organization to also contact these agencies.

Advantage Rent To Own (Richard Friedberg, Owner) Here is How the Scam works and How the Owner tries to Justify Stealing Your Money! Vail Arizona

Read the rebutal filed by Richard Friedberg, owner of Advantage Rent to Own, LLC and you will quickly see how this guy tries to justify his shady ways.

First, he states that he somehow prevailed in a complaint that was filed with the Attorney General in Arizona.

This is False because all the Attorney general states was that until more "Victims" come forward that they would not take any action because their job is to protect the states citizens from unscrupulous people or companies so they have to see a pattern of deceit before they act.

Second, he tries to justify "stealing" innocent investors money by making every excuse in the World not to honor a 90 day money back guarantee which he uses to make everybody feel that no risk is involved.

In my case, he knew at all times that I was not a Realtor or a Broker and he "Conned" me into joining his in his efforts to sell licenses and I did not invest to become an actual Licensee or Operator for this business model.

I have a Thirty Five (35) year career in the Rent to Own industry (TV's, Stereo's, Furniture and Appliances) and he wanted me to join his organization so he could utilize mt Rent to Own knowledge and skills so his attempt to somehow make me a person who deserved to lose my investment because I was not a licensed Realtor or Broker is rediculous.

Richard Friedberg is not a licensed Realtor or Broker either which is why he associates himself in a business relationship with broker's which included at one time, Farnsworth Realty and Management out of Arizona.

I am sure the Attorney General's in Arizona and Texas will love the fact that Mr. Friedberg is gloating and bragging that he somehow prevailed in a complaint filed against him and that he is somehow justified in "Scamming" innocent investors out of their money.

I encourage anybody and everybody that has either lost money to this "Scam" and/or was even contacted and solicited to contact your local law authorities and investigative sources and inform them of your dealings with Advantage Rent to Own, LLC and Richard Friedberg or any associates of his and shut this company down before more innocent people lose their money.

Do your due diligence in checking this or any company out before you send a person like Richard Friedberg and money in the Future.

Advantage Rent to Own my response to the Rebuttal by Richard Friedberg, Owner of "ARTO"

I am sure the Attorney General of Arizona will be thrilled to read the rebuttal by Richard Freidberg bragging that he prevailed and the Attorney General of Arizona informed me that I had no case.

This is not what occured which is typical mis-representation by Richard Friedberg.

What in fact occured is that the Attorney General's office in both Arizona and Texas merely stated that this appears to be a civil matter and until more innocent investors come forward to make their complaints known, they will not be taking any action.

This is standard procedure with Attorney General's where they only become interested if its determined that a habit or trend by a person or entity has occured where several people have been harmed and not just one person.

In reviewing the many reports posted on this site, you will now see that more and more people are also posting their stories on this site involving the same Advantage Rent to Own and Richard Friedberg and I encourage anybody and everybody that has lost money to this "Scam" operation do the same.

Many complaints remain open and under investigation which includes Securities fraud, Deceptive Trade Practices and many others and there are several investigative organizations involved so the bragging by Mr. Friedberg that he has been vindicated is False and in the end, the end will come heopefully to both Mr. Friedberg and Advantage Rent to Own, LLC.

I can also state that I would prevail in a civil matter in my opinion and that option remains on the table so anybody wanting to join in a class action suit, please join in this effort to bring this company and this individual and his associates to a just end.

Pursuant to the complaint of Denny concerning a requested refund of $7000 from Advantage Rent to Own, please note the following:

1. ARTO is consistent with the private policy of Career Builder that RE brokers who participate in splits based on the payment of a Licensing Agreement is acceptable.

2. Denny represented his company CAC Marketing an established comanny to take over business operations in 22 states, including his ability to sell licenses and recruit personnel. He also agreed to cover marketing expenses on which he later reneged. Denny also received 100 leads where he failed to produce any results. In addition, several sub-prime lenders rejected Denny's application as a guarantor nullifying his partnership agreement.

3. If Denny would have become an owner of 33 1/3% of ARTO he would have had to particiate with expenses as well an income. His proposal as a stockholder was based on the fact that he was approved as a guarantor which was untrue. How would Denny generate any income streams when he failed to generate any sales? (100 leads - no response)

4. There is no refunds. Denny failed to secure a licensed RE Broker and thus is liable for the balance of the licensing fee. There is no renegotiated agreement because Denny failed to produce a guarantor as represented.

5. Denny obviously engages in idle speculations.

6. The guarantee is non aplicable since Denny is not a RE Broker and thus could not have legally completed any transactions.

7. Denny's complaints lack merit.

The above points were submitted to the Attorney General Office of AZ on 8/13/08. A response was received from that office on 8/22/08 "Thank you for responding to the above-refrenced complaint. This office has determined that we will take no further action on this complaint at the present time.

Advantage Rent to Own, LLC loses its primary business associate and alliance, broker and trainer on 09/09/2008 (Investors Beware!)

The lead Broker for the alleged successful Realty-Management Company that was represented to be associated with Advantage Rent to Own, LLC sent out a blast e-mail to several investors that got "Scammed" by this company announced that they also had severed their ties today 09/09/2008.

See quote from e-mail I received as follows:

"Please be aware that my 'ARTO' relationship has been severed. The fall-out from working with Richard became too much for my Broker to stomach"

Reply e-mails were then sent out by me to the 13 or 14 e-mail recipiants listed on the c/c of this blast e-mail and several have already responded thanking me for making them aware of this Rip-off report because they feel Richard Friedberg should be "arrested" for this "Scam". (their words to me in their e-mails to me).

Its suspected that over a 3 to 4 year period many many people lost several thousands if not hundreds of thousands of dollars to the Rent to Own Housing "Scam".

If anybody else is reading these complaints and you have also been "Scammed" then please add your story so the investigative authorities become interested in shutting this operation down and possibly prosecuting the Owner and Founder of Advantage Rent to Own, LLC.

My reasons for taking this action is so no more innocent people lose their hard earned monies and I personally doubt that I will see a dime of my losses but I hope this helps someone else.

I was actually brought in as a Corporate Executive of the comapny and invested and was given a 33.3% stake in this company when I demanded my investment be returned and I've not received a dime nor I have heard from the Owner-Founder Richard Friedberg since I filed complaints with several investigative organizations.
