Affordable Finance LLC aka The Law Office of Richard J. Pepsny is a FAKE!!

I was contacted a few months ago by an individual claiming to be from the Law Office of Richard J. Pepsny. This individual told me they could help modify my current mortgage loan and lower my interest rate, reduce my principle, extend my mortgage life, bring me current again, and keep me from foreclosure. WELL THEY LIED!!!!

First of all, it isn't a LAW FIRM doing a modification for you. It is a COMPANY called Affordable Finance LLC, owned by Robert Licciardi. Affordable Finance LLC uses the name of the Law Office of Richard J. Pepsny to market themselves as a "law office" that specializes in Loan Modifications. They claim they have a 99% success rate because their "attorney's" negotiate with the attorney's of the lender to reduce your interest rate. Well, that is simply untrue! It is a group of processors that contact the banks to attempt a modification on your behalf. THERE ARE NO ATTORNEYS INVOLVED!!!

Second, Affordable Finance LLC has been fined by the Attorney General for performing loan modifications without a license. They have an F rating with the BBB and their BBB accreditation has been revoked!!

Unfortunately for me I was a victim of their scam. I paid this company over $2,000 to perform a loan modification and they did not do one!! I was about 6-7 months behind on my mortgage when I agreed to have them do my loan mod. They also told me NOT to pay my lender because they would get me "payment forgiveness" on those payments. THEY LIED!! I was denied a modification, my home went into foreclosure and the won't give me my money back!!!! Now I am facing a sale date on my home unless I come up with the money that I owe my lender. I have to borrow from family members in order to save my home! PLEASE don't fall into their trap. If you are in need of a modification,  DO IT YOURSELF!! The laws have now changed and the banks must respond to your modification request within 30 days. Don't trust a phony company like theirs to "save your house."

I too was scammed by Richard J. Pepsny. He admittingly had a person working for him who made false claims to get more peoples money. He owes me $2050 and I have yet to see it. They constantly change phone numbers and when you do get the voicemail, forget about them ever returning calls. It's been a TOTAL NIGHTMARE these past 13 months trying to deal with these people. How can they just take my money and pretend that everything is ok? I am in the process of filing a complaint with the NJ Bar Association and the NJ State Attorney General and you may want to do the same. We may be able to get some traction going that route.

I just wanted to second what this person reported.  I have been had by this company and am now in foreclosure.  They worked on my loan for 3 months, and now a week from foreclosure sale they will not return a call and it is too late to stop sale.  Yes it was my own fault for falling into this and really feel stupid.  Just hope noone else gets caught in this mess.
