On 09/04/2009 I moved into 2431 James Ave N.  I rented this property from Ahavel Scherz Investments, LLC under the assumption that everything in the house was is working order. two weeks after we moved in the Section 8 inspector came out to do an inspection and told us that the outside windows are covered in lead paint.  I contacted the Agent that I rented the place form and she told me that it was on the outside of the house so we didn't have to worry about it. On 10/05/2009 we turned on the heat in the house and the radiator busted flooding the entire first floor.  I sent the Agent (Rhonda) another email stating that I would have someone come out and look at the heating system.  When I contacted her again to tell her that the heating system needed some extensive work she became angry.  She told me that I was a liar and that the house had heat and that I also lied about the lead paint.  Between 10/05/2009 and 10/14/2009 we have had to keep jackets on the smaller kids in the house because the temperature as went as low as 45 degrees in the house.  Rhoda brought out space heaters and said that she would pay the electric bill for that month. I informed Rhoda that I would put my rent into an Escrow account until she paid to have the heat fixed in the house and she retaliated by filing an eviction on me.  The case was thrown out of court due to the fact that she did not serve the papers correctly.  She went the same day and file against me again.  She has come to my house at 10pm with two cars full of people taking pictures through the windows and trying to intimidate me.  Now Rhonda has gone as far as to tell give me bad references to intentionally keep me and my children from finding a better place to live.

The name of the individual who posted this RipOff Report is Quintes Lashanta White (aka) Quintes Lashanta Comage. Quintes White represented a series of events in this posting but ONLY ONE SECTION OF HER POSTING IS IN FACT TRUE. That section is quoted here: On 09/04/2009 I moved into 2431 James Ave N. EVERY OTHER STATEMENT MADE HERE IS A FABRICATION in order to, AGAIN, gain undeserved mercy from her unknowing impending victim (Landlords). Ahavel Scherz Investmets, LLC & Ahavel Scherz Properties (ASI/ASP) has ample evidence to substantiate their stance on this matter.

Quintes L. White came to view the property, 2341 James Ave N (the property) in the city of Minneapolis on 08/08/09 (almost a month before moving in; she also had several opportunities to view the property as she met with ASP reps at the property a total of 6 times prior to moving in). The property had just obtained its Rental License, a couple of weeks prior to her coming to view it after several thorough inspections by the city of Minneapolis (WHICH INCLUDED THE HEATING SYSTEM as it was indicated in the Truth-in Housing Report to be repaired); the property had just undergone major renovations which required permits and final inspections prior to and SEPERATE from the inspection for habitability and licensing.***The property was also inspected by a Section 8 inspector on 10/01/2009 and the property NEVER failed their inspection and was never said to have lead based paint and other defects as fabricated by Ms. White.***

After carefully viewing the property, inside and out, Ms. White immediately filled out an application for the property and expressed great desire to rent the property. ASP reps completed a background check on Ms. White which came back with no negative reports due to the alternate last name.

*** Following the screening, ASP received the completed Rental verification completed by her previous landlord, Deuth Property Management on 8/12/2009. The verification was quite unsavory; indicating that Ms. White was not a favorable tenant and was not eligible for re-rental due to several lease violations, including but not limited to, non payment of rent, damages to the property and multiple disturbances involving law enforcements. The rental verification also revealed that Ms. White lied in several sections of her rental application to ASP (e.g.) indicating that she had never been evicted nor had she ever violated any lease terms.***

***Shortly after receiving this report, ASI/ASP also received a letter from its banking institution indicating that Ms. Whites security deposit check (which she was allowed to pay half of up front as she did not have all the funds) bounced due to insufficient funds in her bank account.***

After receiving the NSF notice, ASP informed Ms. White that she was not eligible for the property. ***After much pleading and heart tugging statements involving her 6 children, Rhonda (whom Ms. White later physically attackedon 11/24/2009 and resulted in a Restraining Order against Ms. White) agreed to allow her to move into the property, giving her the benefit of the doubt, because of her compassion for her 6 children even though ASP had other more favorable perspective tenants than Ms. White***

Ms. White continued to EXTOLE the property long after moving in. It wasnt until September 30th when the next month rent was due that Ms. White started to sight problems with the NEWLY RENOVATED AND LICENSEDproperty.

*** ASP made SEVERAL requests for Ms. Whites availability in order for their technicians to come and inspect the problems she was sighting; however, Ms. White repeatedly failed to provide ASP with a time to come in. After more than 8 requests for her availability, ASP informed her that they will be coming anyway after the next 24hour (notice). When ASPs technicians arrived at the property, Ms. White and her children refused to grant them access to inspect the items she claimed were defective.***

*** After these occurrences, ASP realized that this was a very well orchestrated plan by Ms. White to evade paying rent. ONLY after this realization, on 10/07/2009, after Ms. White still had not paid her rent and continued to violate her lease terms, did ASP/ASI file an eviction on Ms. White; not only for unpaid rent but for SEVERAL DAMAGES TO THE PROPERTY, her continued smoking inside the house, and because of fines Ms. White caused ASI to incur due to her lack of sanitary maintenance of the property exterior.ASP realized that this was going to be a continuous behavior of Ms. White.***

*** AFTER Ms. White was notified of the eviction filling on 10/07/2009, Ms. White THEN called the city of Minneapolis on 10/08/2009 to make several complaints about the propertythat went without retribution to ASP/ASI as ASP/ASI was NOT in violation of city ordinances.***

Investigations into Ms. Whites rental history revealed that Ms. Whites behavior and actions with ASP/ASI were a tactful and very crafty REPEATED PATTERNof evading prosecution for her actions and deceptive efforts to maintain her Section 8 voucherhaving been through, and now very experienced, in the procedures of evictions.All of Ms. Whites prior eviction court proceedings revealed that Ms. White was not only being evicted for non-payment of rent but also for several lease violations and damages to the propertiesas you will find in her extensive criminal history at the City of Brooklyn Park public safety office and the City of Minneapolis public safety office.

I know this woman personally. Ahavel is a young but honest woman. You failed to mention here that you've had complaints against you from you're previous landlords, you've been previously evicted and have a poor credit history. With all due respect I find this posting misleading and frankly dishonest.
