I was a vendor working with Marc Benedicto on revamping the heating and air conditioning systems for Alladin Developers' property at 8730 Sunset Blvd.  For starters, this building is all a facade.  It might look nice on the exterior, but if you rent there, you are likely to boil in your office during LA's summer and freeze during the winter.  Their HVAC system is completely outdated and crumbling.  Most importantly, there are no working sensors in the individual offices anymore.  In many cases, the pneumatic tubes that control how hot or how cold it should be in the room are severed and not functioning at all.

The reason I know this is I have seen the guts of the building and proposed a solution to the Manager, Marc Benedicto.  He loved the idea our company presented and had us do a bunch of work designing a new system.  Then, I lost all communication with him.  A few months later, I learn that he is having some small rinky dink HVAC mechanic out of Simi Valley come in and install what we designed.  They mostly do residential installations, by the way- not commercial.  Not to mention, the only part of our plan they were willing to spend money on was the main system- no improvement for where it counted- in the tenants offices.  I am writing this to warn any potential future tenants who would like to be comfortable in their office.

Marc Benedicto seems like a nice guy, but I now know not to trust him as far as I can throw him.  Anyway he can lie, cheat, or steal from you to gain the upper hand seems to be his motto.  I would never rent from him in any building he ran, but especially not this one.
