This person didn't identify him or herself. I completely deny this claim. The comment that I rip off "a lot of people" is unsubstantiated - obviously. I wish this person woud identifyhim or herselfand be more specific.

I am assuming you are referring to a new mortgage or a refinance this year, 2010. New regulations were passed to stop the lender from doing exactly what you describe (changing rates and terms). There were lots of changes that have gone into effect beginning Jan 1 2010 to protect the borrower from the lender misquoting the fees.

The lender has to notify you in writing when you make application of each and every fee you are going to pay on a Good Faith Estimate (GFE). The lender has a time limit of 3 days to provide that estimate to you from the time you make application. At the closing the fees on the HUD1 (closing statement) have to match the GFE  - or if they vary, there is an extremely small amount allowed - or the lender has to pay the difference.

Sounds like your fees differed by a large amount, report the lender RESPA violations here:

If you feel you may not be able to accurately report the violation, get an attorney that specializes in real estate and RESPA violations to help you. Bring all of your documentation from your application to your closing statement. For more details, search the terms: RESPA and new HUD1 2010

Please note: some lenders are getting away with some of these violations because they do not provide the Good Faith Estimate. They provide something called a Closing Costs Worksheet. When you are obtaining a mortgage, make sure you get the Good Faith Estimate so you have an accurate estimate of your costs and can compare your costs with various lenders.
