Complaint Review: American Homes for Rent

First, maintenance requests take weeks to be responded to by this company.  I had a pipe burst in the winter that took 4 different service calls to fix.  The kitchen floor was the cheapest laminate available and had to be replaced due to getting wet from the flooding.  The  upstairs toilet leaked reported it in May, someone came to look at it and never returned.  I moved out the end of August. 

After move out, I did not expect to receive a full refund of my security deposit but there was little more than normal wear and tear on the house.  I received a check for 5% of my deposit.  The biggest portion of the deposit going to repainting the interior property which was $2,400 of which I was charged half. 

The company originally sent me a summary of move out charges that was more reasonable in the amount of $352 accompanied by a check for $75.00.  When I inquired about the remainder of my deposit I was sent ANOTHER summary of charges that totaled over $1,400.00, incidentally none of the charges that were on the originally statement were repeated on the second.  So I guess they are being kind enough to give me the original $352. Or, the property manager just sent the ACTUAL charges probably accidentally.

The house was fine for a rental, and AH4R is a typical landlord; however, I think it is pretty obvious from all the reports that there are no circumstances under which they will return a security deposit.
