Ameriquest took our money, and ran, but we caught up with them, and they are not running now. We closed our loan in July of 2003, and ask for a copie of our contract. Which we were told would be mailed to us.

In October we call the main office in CA to find out why we have not received our contract. Quess what? No contract on their main hard disc. To make this part short we got our contract in February,2004.

They lied to the Title Co., they lied to us. They never had the original contract, so they got a copie from the tile co in December,2003. Scam, Scam, and, Scam. They contract was all wrong.

I can not go into much of this, but I want you all to know that help is out there. IF you live in Michigan I want you all to call the Office of Finacial and Insurance Services 1-877-999-6442.

Tell them that you would like a claim form to summit about Ameriquest Mortgage Co. You also may go on line and file your complaint at http://cis.state.mi.us/ofis. and follow the link to the complaint forms.

Now too the rest of our dear friends who have been taken. Go and call your state. You will have a office like this also, it might be under a different name, but call. It might be under you Attorney Generallist site.

For all of you? Please Call you Legal Aid in your state and get help it is free. Call your News and Paper, and make noise. If everyone who has been a Victim call Washington and Call and Write your Gov. You will get progress I know this as truth.

I am having great results. It takes time. Look over your contract, and remember if you did not get your contract at closing, or a week, or a month or months went by; "You have a little gift on your side".(If one thing is wrong on you contract is not right also). You have what is called a THREE YEAR RESINE on your mortgage were you can get out of this mess, and no penatlies.And for their arbitration clause, please fight that ot.

Go to the library and read your state laws, look at what your cival rights are;just because it is a mortgage do not mean that your rights were honored. Please call! Make Noise ,and for the people who worked for Ameriquest.

They will give you Amnesty, just for helping all these people. Call your state attorney and tell them how you can help. Forgiveness starts in your hearts and we all need to forgive. Call them before it is to late, because I am willing to give the former and present Ameriqest Grand Rapids, Michigan a break.

If you call the Office of Finacial and Insurance Services and the Attorney General office you will get a break and not be prosecuted. Trust me you will if you dont' come forward. And forget Ameriquest, they can not touch you. Period. Help Them.

Thank you
A Friend in Grand Rapids

CHECK TO SEE IF THEY PAID YOUR TAXES

#11Author of original report

Wed, June 02, 2004

Dear Friends,
This is just a quick note. We knew we had paid our house taxes, and Ameriquest said "they did"? At the time there was so much was going on,we let it go. Until today, we went up to the city to check[on a fling], just to crure our ache we had on this subject.

Well, we paid the taxes, and Ameriquest had given themselves a little extra bonus! In that instant, it was faxed, a copy to the O.F.I.S.[Office of Finacial Services]. You have one in your state, probably called Insurance Regulators, or something to the affect.

Now go through your contract an check everything. I hope by now, you all have your contract? If not get it! We need to come together, and fight.

Believe me, their are more of us, then them. You also have to remember that, not all employee's who work for Ameriquest are fraudulent. But they must pay the price for those who took our faith away, in the mortgage business.

Good Luck And Write In

Best Wishes

Ameriquest Mortgage Co.(aka) Ameriquest Capital, Town and Country, Ocwen(Orange,CA.)

Dear Friends, I have done more research on Ameriquest Mortgage, and look at the other parts of there family. Ameriquest Capital, Town and Country, and Ocwen. That does open the door for some of us. I do have a name of a women who works in the legal department(For on of the big ones) for Ameriquest. Her name is Donna L. Plett and her number is (714) 541-9960 and Fax (714) 245-0397 and lets not make this a call you have to pay. So here is the Toll-Free number 1-800-523-3964 and why not push her Ext. 4378.

Now she thinks she is tough, but she is not. So you ask her for copies of your contract. You have the Fax number, have everything ready in a letter of what you want from here. Have a list of things in writing that you need to verify your contract.

Now for some more news? In July 2000, Ameriquest committed to make a number of enhancements to its lending policies and practices to the FEDERAL TRADE COMMISSION IN WASHINGTON,D.C. that they would

1.provide disclosures that educate borrowers about the loan process, the terms of their loans, and the availability of credit counseling;

2.not refinance an Ameriquest mortgage loan within 24 months of its origination;

3.not offer loans with ballon payments, negative amortization, or mandatory arbitration clauses;
4.not finance single-premium credit life insurance; and

5.extend to borrowers refinancing their owner-occupied mortgage secured loan rescission rights from 3 days after the loan is consummated(as provided for in TILA) to 7 days

Which this came into effect Novenber 1, 2000 called "Best Practices" Hope this a little more help.

we have more laws in favor for our rights then we knen about

Dear Friends, Just a brief note. I have found out that we have more laws in favor for our rights then we knen about. They are the Federal Common Laws that protect us. These Federal Laws go way back, and are effected to date. Write your Federal Senator, and he or she to send you the packent on Federal Comman Laws that protect the rights of the consumer.

Example: "Making false or misleading statements of fact concerning the reasons for, existence of, or amounts of price reductions" (Discount Points, Discounts of fees )-Things that are not even a reduction)

Example:"Causing a probability of confusion or misunderstanding as to the source, sponsorship, approval, or certification of goods or services"

Example:Failing, in a consumer transaction that is rescinded, canceled, or otherwise terminated in accordance with the terms of an agreement, advertisement, representation, or provision of law, to prompltly retore to the person or persons entitled to it a deposit, down payment, or other payment, or in the case of property traded in but not available,the greater of the agreed value or the fair market value of the property, or to cancel within a specified time or an otherwise reasonable time an acquired security interest

Also some good reading from the "Federal Prosecution of Business Organizations" is www.usdoj.gov

I hope that some of this can help? I 'am working on my case, so when I get more information I will pass it along to everyone.

Also RipOff has a great book out called, "Rip-off Revenge" oh you must get it; Worth every penny, and great price. I just got a return on my investment today. I used the book, and, did I not only get my money back, I got more service from this company. It was a emplyoee's fault, but when you own a business-to bad.

Best Wishes,
Michigan

I am an ex employee and am willing to come forward to help.

#11UPDATE EX-employee responds

Thu, May 06, 2004

After reading your report I am willing to help because you are right. Too many people have been hurt by Ameriquest, and it's time that even ex employees come forward and help.

I worked at Ameriquest in the Tampa Fl. office, and I quit because of the lending practices that the branch manager and regional manager wanted us to do, and it was all illegal. I know because I seen it, and lived it, and quit because I could not do what some of the Loan officers were doing just so that they could get on the good side of managment. I was not the only one to quit. A bunch of us quit or got fired because we couldn't meet the quota of loans that the managment wanted.

8 and 10 loans wasn't enough for Ameriquest. They wanted 15 to 20 loans per month, and told us to do them anyway we could. Fake W-2 forms, inflated appraisals, lieing to the customers and that is just to name a few. In fact a loan officer from that office was just fired for her wrong doings, and is involved in 4 lawsuits against Ameriquest. Crazy stuff goes on there, and I wanted no part of it at all. I was getting sick over it. It is so hard to get 8 to 10 loans per month and I was working 70 hours per week. Yet there was a couple of loan officers that had no problem doing 20 loans per month. Yes 20 loans per month, and they still do because managment bribes you, and forces you to do them.

Processors, and appraisers and managment do whatever it takes to get a loan thru. They don't care about the borrower that will suffer at the end. All they care about is the fat paychecks of $20.000 to $30.000 a month illegally. Lawsuits on the Cypress Ave office in Tampa Fl. are posted on this site with contact numbers to call.

Thanks to this great site that Rip-Off Report provides people with, they can file complaints. I am coming forward and will contact all the people that I can, even the corparate offices in CA. not that they care much but if people complain enough then things have to change. Thank you for giving me the chance to do something that I thought about doing but never had the guts to do it.

Respond to this Report!
