Our experience has been a nightmare that we tried to resolve many times with no luck.  Go grab a cup of coffee and read my review as i will be as clear and concise as i can without bending or altering the truth in any way. 
In 2013 I lived in the Aqua Isles with my sister and her children and had several issues with the property that I will list without exaggeration. 
1..The gate always seemed to be open at night or half the time so you will never really feel safe and secure if you have a family or children. 
2..Around march of that year they rented 2 units to a drug rehabilitation house which caused a real uproar in the community. They had 12-15 guys standing outside every night smoking cigarettes and drinking beers which made the surrounding tenants very uncomfortable to the point of moving out and breaking the lease agreement early. Funny thing was every time they would complain to the manager they would just patronize the tenants and say we will look into it. The situation finally got out of control after the community came together and insisted that this needed to stop. You see the Aqua Isles System is to let anyone with any criminal record or credit history move in and live there until they can't afford to pay anymore or finish the lease. if you can't afford it anymore or you start noticing you just do not feel safe any more and leave they will put you into collections and ruin your credit until you settle with them in the amount of $3800-$5000.
This is a system designed for you to either ride out the lease to the end or shut up and pay up. 
I would read the fine print before you sign anything with Aqua Isles Or any Greystar property as this actually works very well for them. The property managers are rotated every 6-8 months so any issue you have that does not get resolved will just fall into the new managers lap with more promises of change that does not come. 
When we moved in there was a nice guy named Burlington I think and then 6 months later a new manager named Chaunetta and now 6 months later it is Maria. All of these managers are still with the company but are on rotation so you can never really develop a true connection with any of them. 
Six months from now or so Maria will be gone as this is part of a very clever system. I would say to any family looking to move in there if you are going to take the risk please read the contract and make sure you read every inch of it. Do not be fooled by the nice looking paint job or smiles you get in the office. 
For us and our neighbors it became a nightmare of collections calls and letters which upon contraction Stephanie Miller and Sheila Rivera with Greystar corporate Management to try to resolve quickly reversed on all of us that did not have any other choice. 
I am sad to say that we did not read the super fine print as we trusted Aqua Isles but then again you would think by the looks of the property they would only let good family people in to protect the good tenants. Sadly this is not true.
