In February 2002 I submitted an internet request for a refinance of my land 33.79 acres and the purchase of a 1999 Manufactured repo home located next door to us.

On February 8th, 2002 Sean from Az Mortgage called me and told me that my credit was approved and that I was approved through two different lenders. Beings we had some credit issues that
we put on our application and pulled up on our credit bureau I asked him what did that mean, approved??? Should I place a bid on the repo manufactured home. He said yes, you are approved!! So I faxed in my bid to Greenpoint Financial.

After this I am dealing with a lady who's name is Priscilla from AZ Mortgage. Our next step was to schedule for AZ Mortgage appraiser to come out and appraise our property and the repo next door as if the home was here. I paid for and recieved this service on 2/19/02 in the amount of $325.00. At the time of appraisal I was told by the appraiser that before final inspection for close of loan my old homes would have to be off the property. Which were a 1969 Doublewide 24x60 and a 1974 Singlewide 12x70.

Priscilla put a rush on the appraisal and sent me the disclosure forms and mortgage agreement for 11% interest at 760.00 a month for 30 years. I signed the documents and mailed them right back. The rush on the deal was because Greenpoint had originally requested their money within 3 days. Which AZ Mortgage told them this was impossible to do. I and Greenpoint Financial was told that we should close no later than February 26, 2002. Upon final inspection the mobiles were to be gone and the home needed to be on property to secure the loan that we was approved for.

So we quickly sold the 69 for $3000.00 and the 74 for 500.00 and paid AAA Mobile Home Movers $2325.00 to take apart, move, and set back up the manufactured mobile home.

Next I call to find out the status of our loan because the 26th of February has came and went. I am told by Priscilla that Cathy the V.P. if the company is handling our file. That she is in her office with the bank as we speak. And that our loan is in final underwriting.

Cathy calls me and tells me that the bank requires our new home to be skirted, permits etc. So I went down to the County and paid for a replacement permit. I started the skirting on the home. But, at this point it is now March 23, 2002 and I get a denial letter from the bank that we was supposedly closing with. I tried contacting Cathy March 23-28th to try and figure out who we are financed with beings I have yet to be financed and the people we was supposedly closing with and doing all this for sent me a denial letter. But, I left several messages and didn't recieve a call back from Cathy.

On March 28th Rod from Allied Appraisal was at my property and made note that the back side of the home was not skirted yet.

On Friday March 29th, 2002 I called AZ Mortgage again. This time I got to talk to Cathy and she was very loud in expressing that she is mad that the appraisor came out and my skirting was not done. Cathy said that they have financing for me but, we have not completed our end by finishing the skirting. I asked Cathy who are we financed through and she told my she is not obligated to tell me that. I explained to her I recieved a denial letter from the lender that we was supposed to close with. She acted surprised. And said she would call them and find out what is going on and call me back. Needless to say she didn't call me back. We hadn't completed the skirting because we have already done so much on their word but, we are not seeing anything promising from them. But, I went ahead and finished the skirting that evening and called AZ Mortgage and left a message for Cathy that the skirting was complete.

On April 6, 2002 Rod from Allied returned to our property and did final inspection.

On April 9th, 2002 an inspector from Greenpoint showed up at my door and was extremely unhappy that the mobile had been moved and there ended up being no financing as I and Greenpoint was promised by AZ Mortgage.

After this man left I called AZ Mortgage and asked for Cathy but, she was busy. The receptionist told me that there was a note on my file. And to not worry that they are in the financing stage on our loan. And that the final appraisal was in they was just wrapping up a few lose ends with the bank regarding the appraisal. But, that this should be all resolved that day.

On April 10th, 2002 Vince, Marketing Manager for Greenpoint called me and said I need to obtain a lawyer because I will be hearing from Greenpoints in 4 days. I told Vince all the above and he said he would call AZ Mortgage and call me back later. However, I have yet to recieve a call back from Vince.

I called AZ Mortgage to let them know Vince called and the bit about the lawyer. Cathy told me not to worry she will calm Vince down, that our loan is in the final stages.

On April 11th, 2002 I contacted AZ Mortgage but, was told Cathy and Glen Neilson(president) was out of the office. So I was going to leave a message when the receptionist put me on hold. She came back and said the bank called, and I have no financing. The receptionist told me that Cathy said my file is a dead file and there is nothing they can do for me.

I asked what do I do??? I have no home left, Greentree wants to sue me and take back this home I can't get financed for, and I am now out thousand of dollars. She told me it is at this point where I must put this in God's hands and trust God to make it okay. I told her that is hard to do when I look at my 3 little girls and tell them we have no where to live.

On Friday April 12, 2002 I called Sean with AZ Mortgage the one that originally told me that my credit is approved and two lenders have approved the loan.... Well Sean said he didn't understand why this was happening. He said as I am waiting on financing he also is waiting for his paycheck and that he was told that there was just a few things on the appraisal end that they needed to work out. He said he was expecting his paycheck any day like I was expecting to close.

I requested from Sean a copy of my appraisal that I paid for on April 15th, 2002. Sean called me back on April 16th, 2002 and told me I have to pay for the appraisors two trips out here for final inspections before they would release my appraisal. So on April 17th I mailed Allied Appraisal a check for 100.00.

Sean also told me on the 15th of April that Glen Neilson was trying to get me financed through two other lenders. That they are not concerned about interest etc. just to get us financed. I wonder what happened to the 11%,30yrs fixed that we already had signed.

7/30th/04

I have a bad mortgage with Greenpoint Credit. I have called them numerous times and always seem to get the run around. I faxed the Atlanta GA the other day for an extention since I lost my job and need to relocate.

Does anyone know how to get out from under a bad loan in a bad neighborhood without going under and filing BK???

My current income is 1042.00 and with lights etc. my cost to live in this home is 750.00 which is way over what I can afford.

Thanks for any advise. I have been told to file BK but I don't think or hope I have to.

Need help.

Today is April 24th. I spent the morning with an attorney. His advice was just try a company that he knows to try and get financed. This would settle the issues with the company that owns the repo (Greenpoint Credit) The attorney called Greenpoint this morning and was told I have 48 hours to come up with financing. However, this evening I was greeted at the door by our local Sheriff Department and a purchasing agent from Western American. And I was told this agent purchased this home for 13,000. And that Greenpoint told him that there is squaters living in the home so they will have to get us out. My offer was 25,000 but, well AZ Mortgage turned that into just that, an offer. The agent was kind enough to give us until the 10th of May to have they house emptied so that they may remove it. So guess we are now declared Homeless in Arizona.
