 Banning Management claims to manage, consult and provide financial planning for Le Baron condominium association and it's board director. At the same time, they purportedly do not manage the property and have little knowledge of the property and its conditions. In addition, Home Owners Association spendings and historical documentations are not available to all home owners consistently and there are no owners meeting held on a regular basis as commonly done by HOAs. Such incidents have been reported previously. In 2008, Department of Business and Professional Regulation filed a violation. At this point, the accounting practices, income reporting, and assessment fee spending are questionable and need to be investigated.

To qualify for Nonprofit status, your corporation must be formed to benefit: (1) the public, (2) a specific group of individuals, or (3) the membership of the Nonprofit.

Examples of Nonprofits include religious organizations, charitable organizations, political organizations, credit unions and membership clubs such as the Elk's Club or a country club.

 

The question is what type of category do you claim to be?

Please note, Ripoff Report treats all victims as a confidential source and will protect sources under the First Amendment of the U.S. Constitution.

The question remains who is the guardian of the funds and the spendings for Le Barons Home association. Is Home Owners Association currently registered with Department of Business and Professional Regulation? What CPA firm is reviewing reports?

Recently, several units within the community were impacted by the A/C leak and were displaced from their homes for several days at their expense. What type of reimbursement was provided to those affected and what actions the administration of the of the Condos took to prevent this in the future?

To the gutless anonymous complainer:

The records of the Association are open to all Unit Owners.  Financial reports are readily available to all Unit Owners, just ask.

The Association is a not for profit residential corporation that depends on the income from Unit Owner's monthly fees to meet it's budgeted expenses.  Unit Owners who do not pay their fee timely, are properly noticed and if they still do not pay the Association liens are filed and then forecloseure is filed to recover lost income.  Properly run Condo Associations, like Le Baron, that inforce their rules and regulations, by laws, and convenants, meet their budget and reserve requirements, maintain and have the opportunity for increased property values vs Associations that allow Unit Owners to get away without paying their monthly fees and have failed budgets.

The budget is presented to the Unit Owners timely per statute and Unit Owners have the opportunity every year to attend annual budget and Unit Owners meetings.  The annual CPA review is readily available to all Unit Owners.

 

Accusations by anonymous parties, like Lycos,  who do not have the guts to identiy themselves and make unsubstantiated claims are a waste of time not worthy of further response.

BTW, I do apologize if I wrongly assumed who the gutless complainer(s) are.  It was more than a wild guess, but again, while I simply made statements of fact, no slander was intended, just a rebuttal.

This statement serves as an additional evidence of the operations management integrity of this community and supports the growing homeowners' level of concern regarding the integrity of the community and value of their investments. It is known that foreclosures weaken the home value and make Condo HOAs vulnerable.


In fact, research shows that neighborhoods with high foreclosure numbers see a drop of at least one percent in value, community properties with no curb appeal do not sell for market value because of the buyer' perception.

Additionally, if CPA is, in fact, overseeing financial operations of this Home Ownership Association and is responsible for the HOA fund administration, it shouldn't be a secret to the homeowners. As indicated by the American Institute of CPAs, "all CPAs are accountants, but not all accountants are Certified Public Accountants (CPAs). CPAs bring about accountability, responsibility, and trust to the individuals that the profession serves."

This complaint should be taken with a grain of salt since it is by this woman and her adult daughter who have not paid their condo fees for more than 9 years, lost their appeal, and now owe the Condo Association over $70,000 in judgements.

This woman and daughter have not paid their mortgage in over 4 years, lost their appeal, and the foreclosure sale of their condo has been reset for August 23, 2017 in Jacksonville florida.  

The Books and Records of the Association have been reviewed annually by a CPA firm for the last 20 years and have passed every year.
