Richard A Tracey has taken numerous homeowers for thousands, there are complaints/reviews on the BBB for Better Pools and Spas of Atlanta and Southern Pool Crafters. Mr. Tracey was hired to install/build a custom swimming pool for us, he collected about 85% of the monies upfront and left us with an untouched for months/unfisnished pool shell as well as one not built to code.
The rebar rods used to ground pool were not installed in the concreate when poured which could've killed anyone swimming, if pool was hit by lightning. Richard Tracey is a con artistic and knows how to talk the talk. He doesn't care about you, only wants your money and will lie or anything else to get your money.

All any of us wanted was a pool then we got caught up with this con that took us for a ride. I encourage Mr. Tracey to take legal action immediately and I’m not talking about a threatening letter from some attorney that isn’t worth the paper it’s written on. The fact of the matter is Mr. Tracey had no legal recourse as I’ve done nothing but tell the truth.

These three are contacting customers of pool companies and scaring them into canceling their contracts. They stalk these people by phone, text, email, and they go to their door and impersonate official people.
I will leave it to people , whom are proffesionals in dealing with personalitie to determine the mental state of these folks, but they are causing real harm to innocent people, who just want a pool.

This complaint is definately a one sided effort to smear my company. It happened that the couple wanted a very diificult job done, and after we bid it the first time they spent weeks if not a couple of months trying to find another contractor. They could not and came back to me.
The issue was that the pool they wanted was large and deeper than normal, and there was no place in their rear yard for any of the soil being escavated to be used. All of the soil would then have to be brought out on the driveway side of the house through a 68 inch opening.
There was so much room for error, that we came to agreement on two main factors.
1. The owner would pay for any repairs needed for damage caused by the vehicles and workers removing the soil.
2. The owners would pay 100 percent of the cost of removing the soil, which was taken to one of their friend's houses a few miles away.
There was some cracked concrete on the drive way, which needed cutting out and reforming.
And the skid steer did scrape the corner at least once and damaged some brick. The structure of the home was not damaged. When the bill was presented to the purchasers of the pool, they refused to pay it entirely, and only paid just about half.
Then they had extra deck installed and never paid for it, when we told them these matters had to be cleared up, they started doing the work that was remaining themselves and never addressed their debt.
They were talking evidentally with the Brileys, people we are in a legal matter with, who have stalked our customers for years slandering us and hurting our business.
We took the pool through to deck installed, performed extra excavation for the customer, installed conduit and bonding for equipment and a pad., many of these items were left unpaid.
We hope they have a pool they can enjoy.

There may be threats of liens in the building business, these happen , when there are disputes between the parties and a third party gets caught in the middle.

Example;
Home owner hires another contractor for work outside the scope of work at the property where pool is being installed. This could be for fencing. Dumpsters are used to remove an old fence , which was in the way. Then the owner and new contractor agree to pay for dumpster filled with this construction debris, but never do.
Eventually the pool contractor pays off the bill, however, this adds to the stress of a project, which already was in the Covid 19 time frame. The fact that during this Owner descides, that he or she needs to attack the people , who were doing everything they could , with what are business ending made up comments. It is hard to understand.

Mr. Tracey needs to be careful accusing me of things I haven’t done. I’ve NEVER made initial contact with any of his victims. He keeps putting this statement on the internet, which is untrue and can be proven. As far as the Shappirro's Mr. Tracey speaks of, I’ve NEVER had a conversation with them…..period.
Mr. Tracey can no longer pull permits in Cobb County, so he’s moved his business to Hall and Forsyth county, wonder how long it’ll be before I get message from these victims???

A letter from two different attorneys are not legal documents, my attorney responded and encouraged Mr. Tracey to actually take legal action. The fact is Mr. Tracey has no legal recourse for the truthful/factual statements I’ve made.

Unprofessional! Defensive! Uncooperative! We have terminated our contract with Mr Tracey due to his dishonest business practices - we are threatened with a 3rd party lien on our house that Mr Tracey started 3 times he had paid said party in full l, but each time we called to verify, the subcontractor told us there was still an outstanding balance and a lien waiver couldn’t not be provided.
We gave Mr Tracy 2 weeks to prove his sub had been paid, but all he could do was obsess about some additional costs incurred during the pacing process. Outstanding items to be completed include Equipment delivery and installation Plaster installation Bar stools for swim up bar fire pit with patio area Sidewalk from pool deck to home access door Driveway repair where cement truck took out a corner of the concrete Removal of dumpster Removal of trash left in back yard.
We were accused of being liars dishonest and fraudulent. Spinning a story to turn the blame on his consumer is his M.O. We were blindsided and baffled by Mr Tracey’s inability to uphold his professional integrity and look forward to moving on from this hard lesson.

Richard Tracey has started another pool company by the name of original pool design, another company to rip people off through
