Hi Folks,

I have received 2 mail outs from TNLLots.com / Stone Cliff Estates at the Big South Fork. They offer a FREE 3 days /2 night stay.

When you call them they will not honor the offer unless you place $500.00 in an escrow account for land you have never seen and dont even know if you want. Is this legal?

I know their mail out is at least misleading after speaking to them twice and emailing them about the nature in which they go about doing business they refuse to honor their offer.

I will be happy to fax you a copy of their mail out. Their contact # is 888-281-5396 I last spoke to and emailed Mitchell Rosenberg, General Manager at TNLOTS [info@tnlots.com]

I have also filed a complaint with the state of Florida Real Estate, Division Of (Tallahassee) 850 487-1395 Fax 954 917-1333

I FIND IT STRANGE THAT ONE INDIVIDUAL HAD A COMPLAINT AS TO THE 3 NIGHT OFFER OF THIS DEVELOPER. WE HAD AN INTEREST IN THEIR LAND OFFER AND TOOK UP THE OFFER AND WERE GIVEN AS PROMISED THREE NIGHTS IN A LODGING IN THE AREA. IT WAS NOT THE WALDORF ASTORIA BUT IT WAS VERY CLEAN AND ADEQUATE FOR THE PURPOSE OF THE TRIP. THOSE THAT WANT TO USE THIS OFFER AS A MEANS TO GET A MINI VACATION OF THREE NIGHTS FREE STAY NEED NOT WASTE THEIR TIME. MOST LIKELY THIS IS WHAT THE IRATE INDIVIDUAL IN THE REPORT EXPECTED. NOT ONLY DID WE GET WHAT WAS PROMISED, WE WERE REIMBURSED FOR THE STAY AFTER WE MADE AN EXCELLENT LAND PURCHASE. MANY TENTATIVE BUYERS THAT WERE PRESENT DURING OUR VISIT HAD NO COMPLAINTS AS TO THE STAY OFFER AND SOME, LIKE US, OPTED TO PURCHASE LAND WHILE OTHERS DECIDED THAT WHAT WAS BEING OFFERED WAS NOT TO THEIR INTEREST. IN SUMMARY, THERE IS NO RIPOFF FROM THE DEVELOPERS. THE ONLY RIPOFF IS FROM THOSE THAT WISH TO TAKE ADVANTAGE OF AN OFFER AND TURN IT INTO A MINI GETAWAY. ONCE CAUGHT/EXPOSED, THEY BECOME IRATE.

The $500 in an escrow account is as if you had intent to buy a home. You put down good faith money in an escrow account.

This is the same, and i am sure if you decided against buying their land you get your money back.
What they are doing is great for SERIOUS buyers. It allows you to take a trip up there and see the land or cabins or whatever for no cost. They advertise in my area where i live also.

This is not a rip off, this is normal to make sure they dont have to give a million free trips to people who have no intention of buying from them ever, and to award those who do have the intention to buy with a free trip. No gimmicks here, just call them for the details.

My husband and I have been searching for an investment for our future. We have seen many ads for land in Tennessee and decided to learn more. We called the different ads. I too received emails from this company.

I did not get the vibe from the email at all that they were offering me a hotel stay just because they are nice people and so am I. When I called them and asked what that was all about, I got the same speach about the $500. That is very legitimate.

I was even given the name and number of the company that would hold the money in escrow.

I always check this site before making any investments into anything and was really surprised to see this even posted here.

Why did you respond to that ad or email you saw? Was it because you had a genuine interest in obtaining land or did you want to get away for a weekend for free?

I've got to say, and please do not take this the wrong way, but if you are having a fit over a deposit as small as $500, do you even have the funds for a downpayment or to pay for the property at all? It sounds to me as if you do not or that this is the first time you are investing in land at all.

We finally did purchase some land there and can't wait to meet my new neighbors.

After stating I was wrong, they basically admitted what I said was true and then like most bullies and deceivers resorted to associations and name calling. This company HAS NO CHARACTER!

The $500 deposit ensures that the property can not be sold. Kind of when you go to a car dealership and you pull the old, well I want to look around or think about the payments and they try to get a deposit out of you.

The deposit is part of a real estate transaction which is why it goes into an escrow account. If you read the email it basically says to call for the information. Just like a time share, people will sit through them just for the free stay or disney tickets or whatever it is that is free.

Why would they put you up in a hotel for free for just the sake of getting a free vacation. They are working folks making a living. You are right, when you are thinking of land out of the state you are in, you probably have not seen it.

Now, you didn't mention this, I don't think, but maybe it is pertinant, that $500 deposit is fully refundable if you go and do not like the property.

Maybe the ripoff is you, trying to get a free trip out of this company.
