Bob Bader Insurance, Secure-Self Storage rip-off! DO NOT PAY CLAIMS ON PROPERTY INSURANCE IN STORAGE. SECURE-SELF STORAGE SOLD ME THE INSURANCE, I NEVER RECIEVED COPY OF POLICY. Tulsa Oklahoma
I rented a storage unit at Secure-Self Storage in July. We were moving out of state, so our whole life was in the unit, approximately $50,000-$60,000 of our property. We purchased ins. thru the storage co., never thinking we have to use it, for a mere $10,000 coverage, We never received a copy of the policy and just paid the ins. with our payment.
We checked on the unit periodically when we came to town & had no problems until the end of Oct. early Nov.. The security gates were broke due to a storm and when ask what kind of security measures were taken since anyone had access to the units, I was told someone was staying up at the units until the repairs to the gate were made.
In Nov. I went to the unit to retrieve some items and my key wouldn't work on my lock. I contacted the manager & he cut off the present lock for me. My storage had been ramsacked and robbed. It was the worst feeling in the world to see everything you own on this earth either trashed or gone. The manager ask me to sign something saying they were not responsible, I thought that was strange, so I just wrote that I had ins. thru the Bob Bader co. and signed my name, I don't think he ever noticed I didn't relieve them of responsibility.
I found out who had robbed the unit and where some of my property was at. I informed the Tulsa police department with all the info and was contacted by a Det. Dickens who informed me this call was a waste of her time & she had other cases to worry about. After stewing on it for a while, I called back & got some very understanding people to help me.
I filed the claim with the Bob Bader Ins. co and got everything together they requested, sent it in & received a call from Roberta, the adjuster. She ask for additional reports from Tulsa Police, asking me to call them and get any additional reports. I called TPD and was told a subpeona would be necessary for anything other than the original police report. When I contacted Roberta with this info, she seemed aggravated but said, ok.
A few weeks later I call to check on the claim & I'm told it is denied due to no forced entry! She also informed me since I was the only unit robbed they denied the claim! Just because my lock had been cut-off and replaced by another, their was no damage to the unit. You wouldn't have to do anything besides open the door if you cut the lock off!
I told the ins.co. I had found out who did this and where part of my property was being stored but they didn't care! By this time, the person who robbed my storage was in jail for unrelated charges. Tulsa Police has yet to put 2 and 2 together but I am doing that after I write this letter. I lost everything I had on this earth, knew where some of it was at, knew who did the robbery, had ins. for a small portion of it & haven't got a d**n thing back as of yet.
Bob Bader Ins. will never pay a claim on theft to a storage unit since they do not define the cutting of a lock off as forceable entry. Cutting the lock is the ONLY way anyone can get into these storage units.
When I received the letter from Bob Bader Ins. denying my claim, it showed me as the Insured and SecureCare Self Storage as the Policy Holder. What would that mean, if anything?
I would appreciate any kind of advice or help on this matter. I have contacted the Ins. Commission & they are sending the info I need to take action . I wonder if I should sue the Storage Co. for the gates being broke, obviously the robber was coming in as he pleased taking a truck load at a time.

I manage a self-storage and the management company I work for now offers Bob Bader insurance. I cannot recommend it.
Bader lies to one and all. When we started offering their insurance, they sent a video to our management company that said all we were supposed to do was tell the tenant to call Bob Bader if they wished to buy insurance. The materials that were sent to the individual stores had a much different set of instructions and that we were take a much more active role in selling this insurance.
The materials we received said that Bader would waive the deductible for burglary if the tenant had a disk lock. I read their entire sample policy and there is no such provision.
This insurance is expensive. For $8 a month you get $6000 worth of coverage. If you have homeowner or apartment renter's insurance your personal property is normally covered while in storage. The coverage is broader and the cost is comparable.
If you experience a loss of property from your locker Bader is not likely to cover it. If you cannot produce evidence of forced entry -- usually a cut lock -- then they call it a "mysterious disappearance," which is excluded from coverage. So if a burglar cuts off your lock and takes it with him (they seldom just leave them lying around), you are screwed.
Bob Bader is a bad deal as better coverage is available to you from other sources and Bader won't pay off on the most common type of loss.

I worked for Uncle Bob's Self Storage who makes 50% of all insurance policies sold. My rate was near 90% as I was sure insurance was a safe way to be careful for not only theft but for mildew.
After finding that in 4 years Bob Bader had paid 1 claim. Then when Bob Bader called me about a claim a customer had and told me I HAD to send them a copy of my copy of contract I refused. The store I worked at didn't have the original Bob Bader had it yet they were demanding I look it up and fax it to them I refused and told them they had the original and that I was not paid to do their paperwork. Uncle Bobs is a division of Sovern Self Storage/Uncle Bobs Self Storage- and Bob Bader and they share the profits. This company made me so angry as I found one claim that was paid in 4 years from all 5 local Uncle Bobs and they were complaiing about this one claim and I saw mildew damage on more than one unit and the specific unit filing the claim.
Bob Bader appears to be a total rip off and Uncle Bobs Self Storage I worked at charged horrid late fees even from our Military and I am filing on them for selling off units that belonged to military personnel.
If you store with a Self Storage - go for the inside climate controlled rooms if at all.
To close yes Bob Bader is a waste of time unless you really make a lot of noise and threaten to sue in small claims court.
