Brad Thomas - Commercialleads.net Ripoff promises made on Commercial Loan Modification leads. Internet
I contacted this company and spoke with Brad Thomas on purchasing Commercial Loan Modification leads for my Commercial Loan Modification business. I was told that they had numerous leads that came in weekly and that there was only a few people actually buying these leads so I would have a pick of the leads coming in. I transferred $1,725.00 (if you wired the money, they gave you 10 more leads than if you charged your credit card, I see why now) because "they get charged" more for accepting a credit card. These are supposed to be fresh leads and having not a one of these leads respond was not right. Remember they were probably shopping elsewhere and don't know who is who when the CID pops up. The strategy is devised for exactly that reason. Refinance, Bridge, Hard Money, Short Term, Interim, Mezz, Cash Flow deal requests are exactly the people that need modification. They are not aware that it is possible until they are told. We are seeing a 92% renewal rate on this program already but the strategy is key. I cant get a response from the company. I am waiting for Brad Thomas to respond for a refund. I have been completely ripped off by this company. It is a total scam. I should have known once they said they wouldn't refund my money I was going to get ripped off. It's almost like they put fake names on the website and not worry about any repercussions from customers.

Mr. Crawford's primary complaint is that he could not make contact with the leads he downloaded. However a review of his account data shows that he took 11 and returned only 3 for "no contact". He was advised not to leave multiple messages / voicemails (done by his own admission) as it is an annoyance to most prospects.
Mr Thomas attempted to help him but his assistance was rebuked by Mr. Crawford who we later found out is not a commercial broker at all. He was in residential which would explain his lack of experience in dealing with commercial business / property owners.
It is this lack of experience and refusal to treat commercial prospects on a more professional level that caused his frustration.
