I moved into this apartment community in may of 2004 and moved out on october 2007. The first year was like a honeymoon period!! i.e: when you call maintenance they are there the same day or by the next day. The second year things started turning around for bad. The third year it got worst and the staff in the office got rude and nasty including the maintenance workers who never responded. Sometime it took them like 8 days to respond to a maintenance problem. So after 3 1/2 yrs in the community i finally moved out in october. After moving out i came back the next day and spoke to stacy asking her what are the deductions for which she said to get back to her on friday for which i did and all she said that the carpet was dirty and they charged me $215 (which is outrageous because i had professional cleaner come and give me a estimate for $49.95) for cleaning, and asked if there were any other charges she said she did not know as she had forwarded the document to the corporate office and after about 20 days i get a certified mail from concord management, me thinking it is a refund check because i had a deposit of $652 with the company when i signed the lease in 2004,signed for it and when i opened it i was in for a shock. Instead of me getting a check, the letter said that i owe them $288.92. This is how it goes: cleaning fee: carpet $215, cleaning fee:toilet x 2 $30, cleaning fee: fridge dirty $30, cleaning fee: foyer entrance and laundry room $35, cleaning fee: stove, oven and range $45, cleaning fee: living room lamp $20, cleaning fee: washer $20, cleaning fee: kitchen sink $20, cleaning fee: a/c vent $10, damage fee: mold/mildew in both bathroom $100, damage fee: cracked door frame $50, damage fee: cracked window seal $40, and this is the best of all!! damage fee: roack infestation for full apartment $200, which is purely bull___. Now I have to respond to this notice within 15 days or they will be authorized to deduct their claim from my security deposit. I know for sure some of these are outrageous charges because it is not fair to expect to return the apartment the way it was after 3 1/2 years of living. There has to be some kind of depriciation allowance given towards the tenant. I have lived in different communities in florida and in virginia but this is the first one to rip me off like this. There was no maintenance effort taken after the three hurricanes we went through and now they want to charge me for cracked door and window, the oven was spic and span because i use foil to cover the top and cook and there is no cleaning required for it. They even charged me to mail this letter to me $5.21 and the other one the water bill, my monthly bill comes around $60 and these people have charge me a final bill $120.23 and i know for sure it is wrong because my family had moved out by end of august and I stayed by myself till mid october to finish school and there is no way i could incur $120 in water. In spite of my repeated maintenance request for roach treatment, nothing took place except for once and it was not done properly and i have complained about it, for which i was told to keep the place clean instead of solving the problem. I have been trying to reach stacy last couple of days but no use, directed to voice mail. This is the situation I am in now....

Concord Management gets an F from the BBB at North Bridge Apts

Concord Manages between 105-140 complexes (have seen both claims) and their HQ and 'Flagship' property is North Bridge Apts in Orlando, Fla.  This complex is so badly managed that it is rated as an 'F' by the Better Business Bureau.  You can see what the many residents of this complex have to say about how this complex is managed at:  http://concordsucks.blogspot.com or at http://northbridgesucks.blogspot.com.

This firm also manages my complex, Nautilus Cove Condos in Panama City Beach, Fla.  They rent out 57 unsold units for the Developer and also 'manage' or as I say - "mismanage" the condo.  Recently the outgoing Developer controlled BOD gave them a 3 year sweetheard management contract, the usual term is only 1 year.  You can see other BS having to do with Concord Management at:   http://nautiluscondosrules.blogspot.com .
