This nut posts ads on Dreamhorse.com and equine.com (and probably other sites) stating that her horses are "For Sale" and this is NOT TRUE. Irrespective of what the title on the document says, all of her transactions are defacto LEASES with monthly revenue stream for Britney and constant monthly reporting requirements to her, complete with photos, vet records and drop-in visits. I tried to negotiate a sale with her, and none of her documents that she provided to me guaranteed that she has/had good title to transfer on the horse, and she refused to sign my bill of sale that warranted good title. We returned the horse to her and her family farm under sheriff escort from Coshocton County. Unless you want to get a horse AND Britney for the rest of the horse's life, RUN THE OTHER WAY from this one.

Gus is dead

Gus died some time after we returned him to Britney Sturtz, and I hope and pray that he was humanely euthanized, but would anticipate that he went to Sugarcreek. He was returned to Britney in good health and stable condition, with our vet's statements that Gus needed supervision, limited turnout and on=going care, all of which she was told upon Gus's return. It was represented to subsequent people who went to Britney's family farm that Gus was "septic in the hooves". There is no such diagnosis. This horse died of callous disregard for his wellbeing and caretakers who did not give a d**n.

The law that I know and live by the owner of a horse would be the legal party to authorize a surgical procedure, not to mention a life altering surgery. Thank you, Britney, for the illuminating rebuttal. Your recital of the facts is a bit confusing to me, I wish I'd been a participant in your conversations. Apparently you talked to my evil twin Lee Burke, rather than me, the real Lee Burke who tried with good intentions to do the right thing by Gus but didn't measure up to the Britney Standard.

Heads up, folks, the only amount that I'm claiming Britney illegally converted is $149.94, which was withheld from the $250 money order sent to her with the signed agreements for the purchase of Gus. All other amounts, including the $500 adoption fee, transportation costs, board, feed, supplements, and vet bills (which total in excess of $2000.00 for the 10 weeks we had the horse) was money well spent on a wonderful horse, with no regrets whatsoever and no request for refund or reimbursement from Miss Britney. And by the way, I have not asked for the $149.94 back either.

I will not waste any time in responding to your defamatory statements and dramatic rendition of a fable, but focus instead on the last paragraph of your note, which appears to accurately represent how you do business as yourself, Brit Le' Brand Farms, and any other names you care to make up. My purpose in posting these reports is to emphasis that business transactions over the internet are strictly a BUYER BEWARE format. You state on your ads and in your emails that your horses are for sale, when in fact they are adoption or lease only. That is the Buyer Beware purpose of my notes.

Britney, I ask three things of you:

1. PLEASE follow the golden rule about truth in advertising and what you would have to swear to do under oath in court: TELL THE TRUTH, THE WHOLE TRUTH AND NOTHING BUT THE TRUTH. If a person is honest in their dealings and tells the truth at all times, they have more fans and supporters instead of unhappy, disgruntaled customers.

2. Please either personally take care of Gus yourself for the rest of his life or find him a good, safe loving home. Per the vet, Dr. Kekler, Gus is at present a companion only pasture ornament, and needs to stay on level ground with supervision and limited activity as much as possible. The vet also stated that he was amazed at the tremendous progress Gus made while in our care and custody, and that he did not know long term what Gus's future would bring, given the wonderful and loving care he had experienced with us. From the tenor of your notes both prior to and after our return of Gus, I am comfortable that you will rise to the occasion and continue Gus's remarkable recovery.

3. Please stop the drama. All we offered to do on May 21st was to foster this horse until you could find a permanent home, you said you needed to move this horse because you had more rescue horses coming in the next day and needed the room at your facility. You knew at that time and you know now that it was never our intent to keep this horse permanently. I am confounded on why this has dissolved into such an ugly, nasty mess. Yes, I understand your need for paperwork, but do not understand why everything has to be so dramatic. We did the right thing by that horse and while I'm not happy about returning him to you because we could not reach agreement on a bill of sale, you really are wasting way too much time and energy in relentlessly driving this trainwreck into a brick wall. Please stop.

As I expect there will be further response from you, I once again request that you provide me with the name and phone number of your anonymous lawyer. This bantering needs to stop.

Britney Sturtz from Brit Le' Brand Farms wants to Thank all the loyal and honest adoptors, business associaties, leasees, mediators and legal advisors that have notified Brit Le' Brand Farms of all malicitious intent towards Brit Le' Brand Farms; the list is to long to mention but we thank you all for all of your continued support, common sense and also the legal advice rendered.

Brit Le' Brand Farms has been given the clearance now at this time by authorities to give in complete detail as much as possible on this site, the complete and accurate history with Lee Burke from Cleveland, Ohio aka DogonTired. All forms of harassment, including falsification of finanical gain statements, adoption process, slander to private self, Britney Sturtz and to ones family business, Brit Le' Brand Farms has been logged. Unfortunately Lee Burke has reached the point of obsessive harassment. Lee Burke has reported herself that she is watching the sites and advertisments for equines looking for forever homes on adoption contract of Brit Le' Brand Farms. Lee Burke made false, nasty statements on my ads on equine.com until equine.com put a stop to the inappropriate comments. It has been documented that she Lee Burke has made statements and also been emailing my private personal information in Warsaw, Ohio and Coshocton County to anyone that will communicate with her or listen to her statements without evidence or proof; bantering. I have been notified that Lee Burke has tried to retrieve my private personal information through government offices as CCSD and CCMC. This lady Lee Burke has tried to pull others into a web of assorted harassment in the forms of private false solicition and public false solicition all with inaccurate information. Conveniently her stories and others only benefit themselves and do not contain the accurate truth.

As everyone knows that has an upstanding business that is regulated by contracts, legal documents, ethics and guidelines, you are always going to have or have the chance of having someone being disgruntaled when you run your business properly. Those that are disgruntaled typically want that particular business to break contract, guidelines and etc to better themselves in some way, whether it be for finanical gain or for personal reasons that are hidden. Brit Le' Brand Farms main prioirity is the well-being of the equine. In the next paragraphs you will understand where Brit Le' Brand Farms is coming from.

Let us first say that Lee Burke slanders and banishes the adoption process and the lease process from Brit Le' Brand Farms, but this is the same process that Lee Burke stated that she understood, agreed with and signed her name on a contract with Brit Le' Brand Farms, agreeing that she fully understood her options and what was expected of her during her adoption trial/lease. Lee Burke was extremely happy with Brit Le' Brand Farms until Brit Le' Brand Farms wouldn't sign a document that portrayed Gus, the horse owned by Brit Le' Brand Farms in a fraudulent, descriptive manner as a light riding horse that Lee Burke's certified veteriarian stated to Britney Sturtz that he was not; that he was only to be a companion horse, after a completely full vetting that was performed while on the adoption trial/ lease contract. Which I have complete emails and documentation from Lee Burke stating and supporting this statement and these facts.

Lee Burke originally emailed on my ad, Yes, listed on Dreamhorse.com, for a horse needing rehab, which Gus was. All information to prior owners is confidential for the sake of the previous owners well-being for hardships such as divorce, finanical difficulties, job loss etc, Brit Le' Brand Farms do not judge. Our priority is the well-being of the equine. Brit Le' Brand Farms accquires equines through purchases, rescues, owner reliquish of rights and etc. The majority of the equines are kept at Brit Le' Brand Farms that are accquired and purchased to better the program long term. Brit Le' Brand Farms was completely honest with Lee Burke on the condition of Gus, he was in no immedate danger although Brit Le' Brand Farms made it clear to Lee Burke that Gus would need a full examination from a certified veteriarian to make the determination on his complete health for soundness issues, Lee Burke agreed. All the ads listed from Brit Le' Brand Farms clearly state in the comment box that they are for adoption only to forever homes on contract, no resell options.

Lee Burke of Cleveland, Ohio after answering my ad and emailing back and forth for approximate on week decided to come personally to Brit Le' Brand Farms to meet the horse that had been discussed, Gus, which she knew completely how Brit Le' Brand Farms adoption process worked. Lee Burke stated prior to her personal visitation that she was completely in understanding and inagreement with the process at Brit Le' Brand Farms. After her first personal visit, Lee Burke expressed that she was really interested in Gus but needed to discuss this with her husband, Mickey Burke from ML Racing. Several days later Lee Burke called me on my cell phone and explained that her husband, Mickey Burke and herself were on their way to see Gus for a second visit, out of the blue. Mickey wanted to meet Gus in person and see what he thought about him. Upon the arrival, it was then discovered that they had brought there trailer along also !!! In one of her previous, slanderous listings against Brit Le' Brand Farms, Lee Burke states that she didn't get to see the adoption contract until she was standing at my parents farm. Well first off, if I would of known that they were bringing a horse trailer and intending on taking Gus home that day, I would have rescheduled the visit until all the documentation was discussed. I want everyone involved to feel completely 100% comfortable with the situation and adoption contract. Lee Burke never notified me prior to the arrival that the visit was anything more than Mickey wanting to meet Gus and determining what his opinion was. Mickey was able to meet Gus and was unsure of his prognosis long term but was interested in taking Gus home that evening to Cleveland, Ohio to have there vet give him a full vet check, (which I personally spoke with the certified veteriarian after the entire vetting to get his opinion) mind you at this point there was no paperwork written. Upon the declaration of Mickey and Lee Burke wanting to take Gus home immedately, I Britney Sturtz had to immedately type and print the adoption trial/ lease contract for Mickey and Lee Burke, that Mickey and Lee Burke fully read, agreed too and signed on May 21, 2008. The adoption trial/ lease contract signed and mutally agreed on started on May 21, 2008- July 21, 2008 and it was put into contract that Gus would be under their care until July 21, 2008; then by July 21, 2008 Mickey and Lee Burke were given three options in their original contract, it was their decision once Gus was fully vetted to choose one of the three options: 1. Return Gus by July 21, 2008 to Brit Le' Brand Farms, 2. Continue the adoption trial period/ lease for the same amount set and paid for by July 21, 2008 or 3. finalize the ownership of Gus through an agreed upon contract between Brit Le' Brand Farms and Lee Burke.

After the complete vetting of Gus was done by Dr. Kekler located in Cleveland, Ohio, I Britney Sturtz recieved a phone call from the veteriarian regarding the complete findings and the opinion of long term prognosis of Gus. The veteriarian clearly stated over the phone that Gus was only ever to be a companion horse. After my discussion with the certified vet, I immedately contracted Lee Burke and expressed my feelings with Gus only being able to be a companion horse and wanted to see what Lee and Mickey Burke were thinking long term. On July 6th 2008 Lee Burke emailed wanting to have the opportunity to own Gus out right on a contract, which Brit Le' Brand Farms felt with everything that Mickey and Lee Burke had did for Gus that Brit Le' Brand Farms wanted to try to work with them and make that possible for them. Mind you Brit Le' Brand Farms never sell out right due to the fact that we don't want horses moved from home to home and having a horrible life or worse. On July 7th 2008 Brit Le' Brand Farms sent their contract to Lee Burke for her to look over and sign in front of the notary of the public to finalize for Gus as a companion horse only, no riding. Two days later Lee Burke sent back a nasty email, that she couldn't except our contract as it stands and that she wanted to use her own contract. Once again Brit Le' Brand Farms felt that Mickey and Lee Burke had Gus's best interest at heart. Brit Le' Brand Farms emailed her back and asked to see her contract. On July 10 2008 that contract was recieved and Brit Le' Brand Farms didn't agree with the content, comments or statements made regarding Gus. Britney Sturtz spent all day going over the contract via email and cell phone with Lee Burke, all documented. By that evening all contents, comments and statements were completely agreed upon. I expressed that I wanted Lee Burke to get the contract printed out and sent by expressed mail once all the changes were made for viewing with the agreed upon amount in a bank cashier's check to Brit Le' Brand Farms. Please keep in mind that this is July 10, 2008. Britney Sturtz continuiously emailed to see when the contract would be arriving in the mail to be finalized. An email was finally recieved on July 14, 2008 stating that Lee Burke wanted to extend the adoption trial/ lease period for an additional two months, as the initally signed contract stated. After that no fees were recieved for the extended adoption trial/ lease and Britney Sturtz continued to email regarding the location of contract and what was going on. Lee Burke made several nasty statements about me Britney Sturtz being pushy and impatient, then in the next email about how much a doll I was for waiting for such a long period of time, go figure !!!! Finally on Monday August 4th 2008 the notarized contract written by Lee Burke was reiceved (3 copies) with the bank cashier's check, upon opening the contract it was discovered that the entire contract was the same. None of the statements, comments or context of the contract that was mutally agreed to have been changed were never changed, GO FIGURE !!! The contract also stated that Gus would be for a LIGHT RIDING HORSE, remember that the certified vet clearly stated that he was ONLY safe for a companion horse only. At this point Brit Le' Brand Farms had no choice other than to email Lee Burke immedately, we clearly explained that we, Brit Le' Brand Farms wouldn't be signing this contract with all these statements that were not agreed upon. Reitterating the problem in a nut shell, Lee Burke wanted Gus in her ownership and wanted signed documents from Brit Le' Brand Farms stating that he could be a LIGHT RIDING HORSE, WHICH HE, GUS WILL NEVER BE...... BRIT LE' BRAND FARMS WILL NOT SIGN A FALSE DOCUMENT YESTERDAY, TODAY OR TOMORROW FOR ANYONE. Britney Sturtz of Brit Le' Brand Farms had worked effortlessly with Lee Burke to try to make the contract possible for her without succeeding. At that point with Lee Burke previously emailing for the extention on the contract, it was explained to Lee Burke in email on August 4th 2008, that she was paid up for adoption trial/lease contract until August 21, 2008 or before with a partial refund to the date that he was returned. Brit Le' Brand Farms only expected Lee Burke to pay for only the days that he was on lease, not anymore than that. At that point there was no dealing with Lee Burke, very nasty, slandering, harassing, and very unprofessional simiular to what she has currently been doing. Ultimately after bantering, Lee Burke declared that her husband Mickey Burke would be returning Gus on August 7th 2008 between 5-7 pm as Brit Le' Brand Farms had requested. Lee Burke had made threatening statements to Brit Le' Brand Farms that the Coshocton County Sherrif's Department would be escorting her husband and Gus back to Brit Le' Brand Farms. At that point Brit Le' Brand Farms notified Coshocton County Sherrif's Department and had logged for August 7th 2008 at 7:00pm arrival, that if in fact Lee or Mickey Burke requested a deputy that the deputy was being requested to come prior to the farm, so that Brit Le' Brand Farms could show all documentation, emails etc with explaination of all to the deputy. Upon the arrival of the deputy to Brit Le' Brand Farms, Brit Le' Brand Farms showed the deputy the document and email that previously sent to Lee Burke outlining the process of delivery of Gus to Brit Le' Brand Farms. Basically the outline stated for Mickey Burke to remain in his vehicle, Brit Le' Brand Farms would unload Gus and the deputy would exchange the paperwork. Brit Le' Brand Farms made these arrangements due to the reason that Lee and Mickey Burke had showed ill intentions and being disgruntaled over not prevailing on the contract and getting their way, that would of been harmfull for the horse and any rider. The deputy was great and everything was handled professionally as it always should be. When Mickey Burke arrived at Brit Le' Brand Farms and exited his truck, he was immedately asked to "stop right there" and to " return to his truck", which he politely did. Gus was unloaded, paperwork was exchanged and Mickey Burke was on his way. The story was falsely reported by Lee Burke aka DogonTired.

Brit Le' Brand Farms horses that are for adoption and lease which we have had great success with are all top notch horses with great health and life expectancy. There are some horses that may come in with low muscle mass due to not being worked excessively or shown as the horse requires, it is quickly obtained with love and attention, proper feeding, and excersie. Horses like Gus are a rarity that come into Brit Le' Brand Farms, but the knowledge of those horses and health expectations as seeing a certified vet are completely made known and upfront as Gus was and agreed upon by Lee Burke.

Adopting and leasing is not for everyone, but anyone that comes to Brit Le' Brand Farms has that choice, as long as they pass their adoption requirements. Not everyone can afford to buy a horse out right and adoption and lease gives great adoption owners a chance to own a wonderful horse and gives a horse a chance at a wonderful life. If anyone chooses to falsely judge Brit Le' Brand Farms on our judgement of the well being of one of our horses, then they need not to contact Brit Le' Brand Farms for one of our horses. Brit Le' Brand Farms pride ourself in working with deserving individuals that have the true heart and love of the horse first and foremost. When Families adopt horses from Brit Le' Brand Farms they have many options, all upfront and agreed upon. Once the family adopts the horse, it is their horse to do whatever they want with the horse as if there is no adoption contract. We have had outstanding relationships made with the adoption owners and there horses. Those individuals that are disgruntal do not follow the rules of adoption ownership or the lease contract, that those individuals have read and have agreed upon with their own signatures, which all retain a copy of their own contract.
