Fellow residents, This property has been taken over by slumlords. A better name for them is greedy devils. They pray on good people and take there money, giving the residents nothing in return. I herby report this property a rip off. The staff is not friendly. The property is infested with termites, in which the will not extreminate period!! Just when you think a minor problem with the unit is small, it becomes a huge problem, that will never get fixed. In the mean time their constantly raising the rent for these worthless apartments.

Do not expect your deposit to be refunded to you when your lease is up too. I can go on and on for days about the problems they have. I personally don't feel it is fare to charge the tenats for the plumbing issuses or the rooting problem that cuased the plumbing issuses. I find it disturbing to see that, they will spend money to paint crubs on the property and not fix the garbege desposal.

Another problem, they will not provide you with night security, even if your mail has been stollen. Also, you don't have to worry about spending very little on doing your laundry becuase they charge you a dollar to wash and 75 cents to dry. THAT'S CRAZY. It's as if they want to run you out of there.

Let's not mention the low income proptery next door. You talk about prison. It as if they are in prison. I can count a hand full of vehicle break in's last month. My adivce to anyone that is getting out of a lease with this property, is to break it do to neglagance of proper manitance. Good luck with your law sute because they will try to sue you.

It is very simple: Mesa City Government is laced with "conflicts of interest" so severe that most of the JP judges who handle property matters, including evictions and the mainly fictional "enforcement" of the bogus "Slumlord" and "Landlord and Tenant's Act" should recuse themselves, and in fact, should be cited IMMEDIATELY for misconduct and CRIMINAL malfeasance. Passey, for example, profits from bail bond and real estate and other businesses, and therefore, NEVER rules against a property owner and rarely gives even a moderately fair hearing to anyone, in any matter, criminal or civil.

The simple fact is that what Mesa city government actually comprises is the residue of incest, inbreeding, and the dementia that comes from being too long in power and having NO contact with the typical citizens of the community. This is often erroneously written off as "the Mormon Thing", but that is only a tiny part of the rot.

Rental properties here, unsafe, decayed, unhealthy, noisy, infested with druggies, are essentially UNREGULATED, and landlords and management companies even LESS so. Coupled with the fact that, in a community where unemployment is probably as high as 16% due to consistently stupid fiscal policies and criminal activity DIRECTLY participated in by the minions of city government, these rat traps are also VERY EXPENSIVE. To pay $500, $600, $700 or even more for a crummy apartment, infested with vulgar music, illegal activity, cockroaches, and crime is ridiculous enough; then coupled to the fact than a renter has NO meaningful rights in court or even in his domicile, one is essentially in a prison environment. And a very expensive one!

There is drug dealing and illegal firearms use and carriage within feet of where I write this. But if I am stupid enough to report any of this to the local morons who pretend to be police, chance are I am the one who will be arrested. Reason: this is a community where government, and especially the miserable collection of idiots who pass for "LAW ENFORCEMENT", is in the business of pleasing the locked-in cadres of crime who run and administer their venue, NOT actually improving the community or even keeping the peace.

Therefore, only safe arrests are made. Why, if one were to try to do something about the drugs, even in, say, Leisure World, one could get hurt!
Heaven forbid!!! Mesa is about collecting taxes and protecting the status quo.

That the status quo includes major
racketeering, conflicts of interest, perjury,
endless false reports, fiscal irresponsibility
to deranged it becomes INSANITY, and public
officials and police who, if they had to find
jobs on their merits, could not hold positions
in pizza delivery or car washes, is merely
"unimportant" in such a sewer.

This is old news.

Most attorneys in this area will tell you flat out: not only is there no enforcement of the "chronic crime scene" aspects of state law, or of the Arizona Landlords and Tenants Act, even simple rules of safety are not applied to landlords who are openly supporting, soliciting, and profiting directly from criminal activity. These lawyers, therefore, will, in over 90% of
law offices I contacted when a management firm I used to deal with openly violated at least a dozen laws, NOT EVEN CONSIDER ACCEPTING A RENTER'S LAWSUIT!!!!!! Reason is simple: they cannot be won in Mesa.

You can be cheated out of your damage deposit, even when you can prove with photos and witnesses that the propery was in far better condition when you LEFT than when you arrived, and the corrupt, criminal courts here affirm that every day, many times.

Solution? Get rid of the entrenched, archconservative n**i filth who impose this virtual reign of terror. Vote for ANYONE else...and VOTE.

Otherwise, you can COUNT on getting screwed in every transaction, as this rathole of a community has done so gleefully from its inception.

Before I left Mesa, I noticed this sort of thing
was getting more common.

My friend who lives there had problems at 2030 East Broadway, and at 44 South Williams, both times with illegitimate, criminal landlords, whom the city backed up right to the hilt, through the network of scumbag justice of the peace "judges". Puppets on strings, if that!!! Totally corrupt!!!!!

She just now called me to tell me another odd one. She lives in one of Mesa's many overpriced, cockroach-infested, Mormon-owned filth holes, and a few days ago, as she was leaving, her key stuck in the lock. She finally got it out, but the very old lock disintegrated, internally. She had her ex-hubby look at it, he said (and two locksmiths later said) it was worn out. Anyway, she was basically stuck there for a week, until the finally figured out the management company was NEVER going to get it fixed, EVER, under any circumstances, and hired a locksmith to replace the whole lock, sending the old lock and both current and former keys to the management company. Her alternative: go to work and have everything she owns stolen (this is near Stapley and Main, where there are more crimes than ants) within two minutes of driving off.

She did not sue or even ask for compensation, just took remaining vacation time, but she did take the lock and its installation fee off her rent.

Her eviction notice for "non-payment" arrived three days later.

No rental code, no Arizona AL&T enforcement, "Slumlord" Law a joke and not applied, crooks running the courts, now crooks right out in the open, telling ordinary people to go to helll. That's Mesa!!!!

The slumlord law is a fraud. So is the Arizona
Landlord's and Tenant's Act, which is NEVER even considered, let alone enforced, in Mesa.

It is a tired litany of injustice, but what can you expect when the lunatics run the asylum?
