The other post from New York, New York, was spot-on about this company.  A very helpful report.


This management company is terrible to responsible, long-time paying tenants and does increase the liability for property owners who hire them through mismanagement.


The poster was correct about Teri as well, the property manager.


Like the other poster, I can't discuss my case either, because we're headed off to court.  (And I've been a responsible, clean, good paying (on time, never late) tenant.)


A truly bizarre company.  But word about them is spreading, including in the Silicon Valley business community, and disrespect for them is growing.

Brett Thomas is feeling the heat.  His comments are not to be believed as he seeks to to do damage control and spin facts.

BT Properties is not an honest or ethical company, they pose a tremendous liability to property owners, they pose a serious liability to insurance companies who insure properties (and insurance companies certainly aren't going to be happy that BT Properties is wasting their time and money and damaging their bottom line), and BT Properties is being investigated by the California Department of Real Estate.

The post from New York, New York, about BT Properties was 100% correct. Tenants, do not use BT Properties - there are better management companies out there with more integrity.

Owners, beware and also do business with a more ethical company and do discuss the liabilities posed by this management company with your insurance company. 

If BT Properties were an ethical company, there wouldn't be a problem.

As the owner and founder of BT Properties, Inc, I wanted to take a moment to comment on the two postings I see on your site. 

I filed on rebuttal, but it didn't seem to post, so I'm filing this one today.

We are a firm based in Mtn. View, CA and manage over 80 locations of apartment and commercial buildings, over 1500 units and well over 4,000 tenants.

In 10 years we have not once had any litigation outside of evictions- which we only pursue after trying to work with the tenants first. We even go so far as help them go to agencies that provide financial support AND we also donate to these agencies.
(Call Deborah Wade at the HIF (Housing Industry Foundation) in the Bay Area.

I suspect the two postings, whom did not put their names, were both tenants asked to vacate for cause. We have no pending litigation at all and I will always speak to a tenant who wishes to contact me by calling our office at 650.903.2211. We have about 12 office staff and 30 onsite managers ready to help as well.

The reason we've succeeded is that we carefully balance the needs of both the tenants and the owners.  I encourage the two anonymous posters to call me as clearly they are unhappy but are also not being entirely candid about their respective situations.

This in in response to the postings dated on 10/28/09 and 1/5/10 regarding our firm,

BT Properties, Inc. located in the Silicon Valley.

We are a full service firm managing over 80 locations, 1500 units and as such have over 4,000 tenants on average at any one time. We have been a corporation in California since 1999 and are in perfect standing with the State, DRE and have not once been in court for any litigation. 

When I noticed these two claims I thought it somewhat ironic since neither posting regarding a complaint mentioned any details, both were afraid to post their identities, and both suggested they are in "litigation". We have no pending litigation and anyone with a sincere complaint I would argue would not be afraid to post their identity or contact me directly. With over 12 office staff and 30 onsite managers, we are always ready to help a tenant or owner.  I suspect these postings are from tenants who were asked to vacate for a cause, and that is why they are remaining anonymous.

The economy, as we all know, is very trying. We've gone out of our way to try to help various tenants facing hardships. When a tenant cannot pay their rent we not only help them try to seek assistance through various agencies, but we also donate monies to them (Call  Housing Industry Foundation in California- Deborah Wade) for verification of this.  I can name at least 4 tenants who are seriously ill whom we have payment agreements with to help ensure they can stay in their home in spite of not being current on rents.

Having said this if we have a tenant who does not pay rent and does not work with us regarding a payment schedule, we do file evictions. It's our job to take care of the owners and the tenants of each property we manage.   If you are interested in renting a unit in our area, feel free to contact us for references. One doesn't manage 4,000 tenants for over 10 years without doing something right :-)   I hope that the alleged complaints in question will feel comfortable contacting me directly.
