Anthony Zucco bought a small lot in the country behind Arrowhead Mini Storage. He thought he knew the owner to be an honorable man and his wife. Which later they proved to be rip-offs. First they sold a small lot with the water included and electrical hookups and septic tank and a vacant 30 year old totally distroyed mobile home on it. Which the Buyer restored completely.

The property and mobile home were paid in full November 2001. We have a receipt and cancelled checks to prove this was the final payment and Mrs. Shellie Sorenson came to collect the last check and congradualed us on being property owners.

C.E. Sorenson and Shellie Sorenson wrote out a receipt with the description of the boundries and what all came with the property including water rights.

They both signed the receipt.We then later found out C.Eugene Sorenson sold us the water rights to the neighbors well. To undo this wrong C.E. Sorenson had the city provide water for his home and his Mini Storage Units business and for the small lot he sold to us.

But in the mean time he sold the his mothers home he lived in and the Mini Storage business and the new owner did not want anyone else on his water meter. So he again, sold our water which we already paid 450.00 for Before this C.E. Sorenson stated we would only have to pay half the city water input because his home and busines would use it also.

But after he sold the home and the business which was almost attached to our lot, he wrote us another promissary note stating he would take care of the survey and the Court costs and the final water amount.

Now he has put in an entirely new line for the city water and is requesting us to pay the entire amount after he sold us the lot and we paid for it which include water. Our bill went from $3450.00 which was paid in November to another additional $4130.00.

There is a small travel trailer they left on our property which they included in Contract of Sale and Purchase. What I am saying is they rewrote the contract to fit their needs as they saw it because they never filed or transferred the deed as they promised they would.

You cannot agree on a price on a property and pay it with the final payment then months later tac on many more expenses after. These people are very deceptive and cunning, C.E. Sorenson said his word was as good.

We found out he is not a man of his word or his written agreements. This is emotional black mail. Since they know that Anthony is a disabeled VA vet on a limited income. I was laid off of Dell Computer Company and have not been able to work since.

We are traumatised due to these dishonest people and my father has been termainally ill and is in Hospices Care on the Border of Canada.


Because of these traumas the Sorensons have been able to take advantage of us. But we do have the final and cleared checks with the information on them and the written individual private contracts and signed by he and his wife Shellie Sorenson.

We should not have to pay one more cent they said it was paid in full and C.E. Sorenson wrote another letter stating since all the problem with the water issues he would pay for any remaining set up and installation of a meter and connection and final Agua bill and we would have city water.

Also he would be respondsible for the survey and court costs to file and transfer deed since we had to wait for he and his wife to sell the business infront of our home the Arrowhead Mini Storage.

These people take advantage of other people in need and we were and now they are committing fraud, they sold us some one elses water and then took money for a new water from us and sold that to anothe person.

After we pay for the lot and he writes us a signed note he would get the deed transfered almost five months go by and he adds addition costs to a paid in full lot.

These people can twist and lie but there are many other deals they have been involved with, that are coming out as shaddy, and also looking like fraud. C.E. Sorenson and his Wife Shellie Sorenson sold his moms home and all her land hundreds of aces and now she lives in a garage apartment has no teeth to chew her food or a vehical to drive to pick up her mail and never gave her a cent now she is applying for medicade for the low income and needy.

But they have a new home two brand new expensive cars and tons in the bank. But they did buy her food for xmas . Does this sound like people you want to do business with. Well we found out too late.

Today we heard from their attorneys, they have jumped all over and now have three different ones so they all don't know what the other is doing.

When you live in the country word gets around. We even gave them a way out and went to their attorneys and said we would not go to the County Attorneys if they would just honor the deal as it is written in the first place. But then we received a new contract with at least 4000. extra on it.

Yes I am angry for not doing this correctly in the first place. But sometimes people do stupid things when family member is dying and your husband is disabled and you just got laid off..

Sometimes stress makes you not see things clearly.
Never trust a person who says God Bless you and trust me in the same sentence. All documents and letters are available to been seen on internet.

Just wanted that clear. The Sorensons did own it while we where doing business with them over this property.
Remember March 4th the Sorensons attorney said they were going to evict us. Well it came right down to the wire. March 4th 2002, THEY CAN'T EVICT A MAN OFF HIS OWN PROPERTY EVEN WITH INTIMADATING TACTICS. WE HAD OUR RECEIPT! They handed over the deed. WE HAVE OUR DEED filed! WHICH WE PAID FOR BACK IN NOVEMBER PAID IN FULL. ITS OVER !!!!!THE PROPERTY HAS BEEN TRANSFERED like it should have been in the first place. We are greatly relieved, more than anyone will know, this has been torture on us and during a very trying time,my dad just went back into the hospital. These people Knew all we had on our plate and with Tony needing to go into the hospital, disabled vet related and my dads serious conditon, I guess this made us easy targets. They tried to get money from us we did not owe but they felt with the help of a ATTORNEY, they could intimidate us into paying allot more than we had agreed on five months later, and paid for in full already. One last comment, Shellie Sorenson stated earlier a statement about my dad. Yes he is terminal, yes I have been there at least 4 times in the past. But not as much as I would like, my whole family is there taking care of him. Yes I would more than anything I would like to be with him right now, and I will, you can bet on it. But as you can see I have to be here and see that rip-offs dont steal my home. I spoke with my Dad and he said don't come now stay and help Tony until this is resolved those people are just trying to rip you off, he is also a home owner. Eugene and Shellie Sorenson would love for me to leave and leave a disabled Vet all alone so they can take full advantage of him as you can see they already have. He paid them on time they admitted that and for the property. But they screwed up and sold their business with our half of the water to someone else which we had already paid close to $500 for. At that time we only owed $300.00 more. And there was no contract for the water, it was attached to his house and his mother in the garage, and he couldn't sell all this without water to the storage business and could not use the well water it was in his contract with the house. No using water from well on a business. When the new owner of their business said I am not having other people on my water meter. They were forced to put another one in. He first sold us someones elses water with the property, 2nd he sold our half of the meter installation and water set up to someone else. Why didn't he just refund our money? He put in a complete new meter and the new owner wouldn't pay for it so hes sticking us with a $3000.00 bill because he didn't think the new owner would buy if he didn't. Well I am not going away and I will fight this right down to my last breath. They bullied the Vet for the last time, VA vets are known for just walking away from hassels because they just don't want any more stress in their lives. But this Vet is not going to walk away he is going to take it right to The County Attorney.

Update its Friday March 1st,2002. Since the last contact with the Sorensons we now have 4 different contracts each worse than the other. Each time they say they are resolving this situation. Each time they lie. We feel they are stalling for time and trying to mislead us so we won't contact the Attorney. With a letter from their Attorney stating leave the Sorensons and his mother alone. If you don't sign one of the four contracts signed by March 4th 2002 you will be evicted and have to leave the premisses immediately. Or before this deed is transferred over to you, you must take the GARBAGE OF THE RIP OFF REPORT OFF THE WEB, before any business is done. Since the last report the Sorensons keep calling us and stating the Attorney is working on the deed, we have decided just sign over the deed. Sorensons have even used their elderly mother to run over to give us messages and she has even called us many times still for assistance. The letter also said we could not communicate with his mother anymore. I advised His mother I could not help her anymore I am not getting dragged into anymore of the Sons and daughter in laws sick accusations. She was very upset and said who is going to help me, I asked her to get advice from the the State Lady who comes by 2 times a week. His mother asked if we would still pay for her garbage and pick up her mail and deliver it. How can we turn her down, but at the same time these people are tying to get us involved into a smoke screen regarding their mother why his mother doesnt get help and feels bad about it. Funny how once side things can be from a rip offs point of view, we are not allowed to make contact with them or their mother who is asking us for help with home things. But they can harrash us contactly with lies and upset us anytime they want. This is promassary fruad and now they are trying to extort more money by harrashing us on a daily basis. Again, we paid for the lot and we only want the deed for what we paid for no more no less.

One final point Eugene sent his mother today with a message again, everything is fine the deed will be done today and you can go to the Attorneys office and pick it up. We followed the advice on the letter from the Attorney and called the Attorney and asked when can we come by he said "If Eugene was transferring the deed over all he had to do is come by and sign it and the attorney would send it to us, he knew nothing about what information was sent to us by Eugene through his mohter.

Next update: The Eviction date March 4,2002......off our own property. The Sorensons say they want this ended, well its not us, who is writting up contract after contract with higher amounts on them or harrashing phone calls of lies to delay us. From what what are they up to. We can all guess. Right.

This report is being dictated to my wife. She can type and my hands don't work well enough for me to do it myself.



Bonnie Sangster filed a report on this website regarding my family and me. My wife filed a rebuttal for me but I wanted to show this as a separate report. It's really not worth my time and effort to respond but she did give out our full names (not a business), our home mailing address and home phone number so fair is fair



The report I'm referring to was written was by:

For someone who claims to be traumatized it is my opinion that she has the time and composure to gather her thoughts and key them into a computer. If she directed that energy towards finding a job she wouldn't still be unemployed after almost a year with nothing left to occupy her time except to worry about other peoples concerns. She has made it clear that she and Tony are two separate people and not actually a couple so why should she make all of this her business.



It is also my opinion she should use this destructive energy towards more productive means other than harassing my mother (an almost 80 year-old-woman) and living off a disabled Vietnam Vet who is on a fixed income.



Bonnie claims to care for my mother but she is probably doing more damage than good with all of these reports. My mother has COPD (chronic obstructive pulmonary disease asthma, chronic bronchitis, and emphysema), heart problems, and problems with her nerves. I found out about this report being on this website because Bonnie took it upon herself to inform my mother about it. Mom then called me and was very upset about the whole matter.



With all of the health problems mom has, she doesn't need this stress from all of these neighbors who feel as though she has to be kept in the middle of things. It seems almost abusive and manipulative to me.



Bonnie continues with these reports about me. I am a man disabled due to chronic pain, severe arthritis, asbestosis, asthma, and chronic bronchitis. Most of these disabilities are due to the fact that I have worked my whole life (since I was 8 YEARS OLD). I started out as a helper with sheet-rock and as I got older I was a sheet-rock finisher. I did this to help my father buy the land so he and I could build the family home that Bonnie continues to refer to as my mothers.



In her report she continues to make the statement that we just want what we paid for. Tony has stated to my family and me that his name is to be the only name on the deed.



The time that we were neighbors with Tony (over a 1-1/2 years) our home was open to him, literally. He had a key to the front door, he ate at our table daily, and I insisted that he come and goes as he pleases and to make himself at home. Our children came to know him as Uncle Tony. I trusted him that much and probably still would if there wasn't so much interference from so many sides.



The land transaction had gone fairly smoothly until I decided to sell our business and home. Tony has paid $3450 towards the land package. The water situation came up through no fault of mine. We were all sharing a water well with a another neighbor who voiced no complaints until after Tony had already been on the property for over 6 months.



My mother and I (all of her heirs) had total and complete rights to the well because it was originally located on my family's property that mother sold to this other neighbor. Our self-storage business didn't require water (naturally) so our home could have stayed connected to the well. But, due to the well-owners insistence, Tony would have to get a co-op water company (not the city) to set a meter for him.



Again, this was not due to a fault of mine but due to the neighbor on the joining property who refused to allow Tony any water rights. The neighbor in question was an old family friend and I didn't think there would be a problem because the well had been furnishing the mobile home with water for at least four years. It is a well that my father and I had dug over 25 years ago.



The owner of the well took it upon himself to inform Tony that he would have to get his own water. Tony knew BEFORE wanting to purchase the land that this neighbor's well was supplying his water.



Getting a water meter set from the co-op would cost almost $3000. Since neither Tony or I had that kind of money in the bank, I agreed to share a meter with Tony and each of us would pay half. He and I went to talk with the co-op and made a deal that if I paid down (a loan from my father-in-law) Tony could pay out his part of the balance.



Tony started making payments for the land package in February 2001. He paid a total of $3450 over that period ($450 towards his of the water situation). During that time, my business and property sold and to complete the business deal I legally had to pay off that particular water meter so the meter could be transferred into the new owner's name--this was required by the water co-op. Another requirement of the water co-op was that two separate properties could not have the same water meter so I had a new meter set as soon as possible. I did this with Tony's knowledge and agreement that he would still continue paying his half of the meter set fee and connection.



Tony has wanted the deed to the property (understandably). To legally get a deed, our lawyer said I have to show a contract stating the balance of what he still owes for the land package as a lien attached to the deed.



Let me also mention that when Tony moved into the mobile home, he asked if I could leave the electricity in our name and get a phone in our name for him to use so he wouldn't have to come up with several hundred dollars worth of deposits. I gladly obliged.



When my business and land was sold I arranged for him to take over the electricity by forfeiting my deposit and signing a Name Change Agreement so that he wouldn't have to pay ANYTHING. Otherwise, it would have cost him at least a $300 deposit or $500 if he had to get a new electric meter.



Regarding the phone, I arranged for him to take the account over and keep the same phone number with just a $50 charge that could be paid out over three months.



I took these strangers under my wing and I have been more than fair throughout the whole situation. Where problems have arisen has been when people who shouldn't be involved continue to interfere and twist the facts. Tony may not be telling Bonnie the whole truth. That is a problem between them. He knows what he agreed to.



Now, if Tony wants his deed all that is left is for him to sign the contract. It states he will pay is his of the new meter, his of the connection fee and $800 for a travel trailer he has been using for approximately a year. These are all amounts he not they -- previously agreed upon.



Tony voiced his concern regarding having the travel trailer on the contract with the land deed. I understand his concern. However, our lawyer suggested I get the whole situation over with and put it all on the same note. This recent advice (given 2/25/02) was due to these reports on-line and snail-mail letters I have received lately from him and Bonnie. I didn't leave the travel trailer on their property. The trailer was on my property and Tony (with my permission) moved it onto his property almost a year ago. He put his boat in front of it so even if I wanted to drag the trailer off I would have had to move the boat, first. I would have had to get help and THAT would have caused even more conflict.



I didn't get this contract written up because I don't trust that Tony will pay. He has ALWAYS paid his debts to us. It's being written because I want to: 1) stop the misunderstandings, 2) deed over the property to TONY, and 3) be through with the whole mess.



Tony has been given credit for the money he's already paid for the land package. Once he signs the contract, our lawyer will write up the deed with the lien attached and our business will finally be completed. If he doesn't sign the contract, I'm sure my lawyer will start eviction procedures. I really hope it doesn't come to that.

*****P.S. The heavy cleaning Bonnie does is totally unnecessary. Mother has help from the State of Texas who comes in twice a week for 3 hours at a time. If my mother REALLY wanted any heavy cleaning done she would ask her help or ask my wife. Sometimes my mother just likes to be left alone. She would tell Bonnie that herself if she were given half a chance. Maybe Bonnie should focus on cleaning up her own house.



Oh, about my mother's teeth (of all things!). She's had bad teeth since before my daddy died. If she wants her teeth fixed she knows how it can be done. That's HER business. If she asks me for help I ALWAYS give it and mother ALWAYS knows how to reach me. That's OUR business. Bonnie Sangster needs to put some of this energy she has doing this heavy cleaning and filing reports online and put that energy towards making some money. Then maybe she can see her father one more time before he passes. That's HER business.



If anyone really cares about all of this, please write me at the post office box Bonnie Sangster posted in her reports. I will forward names of contacts at the water co-op office, our lawyer's office, the local county judge's office, neighbors, and anyone else who has been involved in this ongoing saga. Personally, I'll be glad when the whole mess is FINALLY over and done with...OR WILL THEY EVER LET IT BE FINISHED?

Yes that is exactly the childish response I expected. I am not surprised. But we have all our ducks in a row and have already seeked council. Who has advised us due to the facts, you cannot be evicted from your own home you already paid for. We are not concerned one bit. At the County Court House they stated this has happened to other people also so we have not be the first. But it will be the last for us. We have learned a big lesson here.

P.S. We will still help the Women next door if she calls on us, we will see if they even show up. They have to now, better her than me having to do all this after all its their relative cleaning someone elses toilets should be Shellies job. I gladly give it to her. But I won't let her live in dirt.



We have decided to keep a distance from the Old Women,only because they will take it out on her. We told her if she needs us we will still take out her garbage and pay for it and get her mail. Also anything they won't do. You cannot treat human beings badly and then put up a smoke screen to hide behind.

P.S Ask the State Lady she is documenting it all.



She can only do light house keeping, pick up weekly groceries and not lift over 5 lbs. She is a lovely lady who I am sure she will keep an eye on everything. As for anyone wantingto respond to anyone in Lexington Texas including the Judge, please feel free to I believe you will be surprise their too. I encourage it.

This will come to an end this week and I will put the final update on the outcome to assit others who have found themselves in a simuliar situation and what to do about it. We do not have to be ripped off and take it. There is help out, and there is Justice and remedies for those of us who are right.

Since we have written this report the Sorensons have decided to go back to their attorney on Monday today and have a new contract revised. We will see if this really happens.



Like I have mentioned before all we want is what we paid for last November 2001. We have decided to pay half of the new water he put in 5 months later. The only reason he put city water in is because his mothers home was on a water well contract and only to be used for the house not business. So he had to put the city water installation in to sell the Bussiness in front it had to have water. Well the Seller Eugene Sorenson and Shellie his wife thought they could kill two birds with one stone and make some money in the meantime. They put city water in for the Mini Storage Unit, the mothers home they were selling and because mom lived in the garage, they had tenents in the house they put city water in for all. But we had a little lot in the back of all this with a small mobile home on it we also instucted and advised to be put on this city water. But we would have to pay half for it. We said we would, then when a sale came through they wrote us a signed promassary note saying you paid up to $450 for the water installation and that is enough we will pay for the rest out of the sale.



We were riding an emotional roller coaster, First we buy and pay for land with water, then we find out its now his to sell. Then he hooks us up to city water he has to have anyway to sell the busines. And to his surprise the new owner didn't want anyone on his meter. The next day a meter was put in and our water was hooked up again to a 3d meter.



Well we have finally come to an agreement we will pay a resonable amount monthly for half the water installation just to get it over with. We should have had to pay nothing since the land came with water included. But we will settle this if they are willing. Which I only will believe if the deed is in our hands we don't even mind a lein on the proptery until our half of the water is paid. That is fair. But they sent us contracts before if we missed a payment or where 1 day late they took evrything we already paid for and all the restoration of the mobile home and full payment of the land. We will not sign a emotional blackmail contract like that. And they have been advised. We will see what comes out of this, this time.



They did not like the idea they were on the Rip-Off Report list at all. I told them if they didn't agree with anything thethey could just file a rebuttal. They said they just want it taken off.



Better yet, since we filed a ripoff report they are starting to take more attention to the old women who gave them all the land and money so they would take care of her finally now. Well, will see if that lasts or is even done. Maybe she will get some new teeth and be able to eat her dinner, or some help with heavey cleanning, We have had to take her to the hospital and wait on her in be feed her soup, because they wouldn'tcome answerer her call for help.



I do her heavy cleanning and the daughter in law who go all the money and new cars and house and doesnt do anything. Well there is nothing left to take. How sad. This shows the character of these people. So here we are they are re--doing the contract and promised us again we would get our deed.

We will see, I will let you know if they do.
