When I was hired as Sales Coordinator for Island in the Sun, Clearwater, FL, I had good feelings about the sales position.  However, two days into the job the Community Manager, Julie Sanders, attacked me about knowledge of their computer system software.  Also, found out that Julie Sanders would be selling against me and my efforts.  

The community is a 55+ mobil home park, "resort" that features an inground pool & spa (heated) shuffle board courts, bacci ball courts, excercise room, game room, banquet room and "pickleball courts."  The lot rent is $720/month ($200 - $300 higher than comparible mobil home parks) and only mow lawns for the rent w/property taxes included.  They do not pay for trash pickup, recycling, water/sewer or cable TV.

The object (the REAL RIPOFF) is to sell the amenties like a resort, downplay the $720/month lot rent and when an owner cannot pay the lot rent with all the utility bills (over $200/month average) on top of paying for their mobile home - the management repossesses the mobile home and ejects the owner(s) from the park.  No leaniancy is shown if there is a death of a spouse on payment of lot rents!!

It is very difficult to compete with other parks in the Tampa Bay area with their lot rents much lower and entertainment factors much better!  For example, Amber Glades Mobil Home Park in Clearwater has a lot rent of $576/month that includes taxes, trash/recyclables, water/sewer and amenties like heated pool & spa, shuffleboard courts, putting green and banquet rooms.  The park even advertised a mobil home for $11,500 2bd, 2bath that includes 18 months free lot rent!  Can't beat that deal!

The community manager, Julie Sanders, suggested that "the job was not for me," after two weeks there and when she was selling homes against me and taking commissions for herself!  Call this aggressive marketing - I call it California-style RIPOFF!!!
