Complaint Review: Caliber at Hyland Village Westminster CO FPI Management

1.) This property was operated by Roscoe Properties and Nicole Courter until some time ago. Nicole was completely incompetent. There were constant entries into apartments each month. Illegal alients with fake illegal papers were given access to keys and apartments to do repairs and maintenance updates constantly.

In one example, Nicole, completely unnannounced had cabinet doors removed from most units in a a complex of hundreds of apartment buildings. She never informed any resident by flyer or email or any other means that cabinets would be removed from all kitchens for an unspecfied period. Finally, after about 4 weeks there was another paper flyer put on doors informing residents there would be another day of illegal aliens without papers replacing and reinstalling cabinets.

2.) This entire building was completely mismanaged by Nicole for 6 months at Caliber at Hyland Village, Westminster Colorado of Roscoe Properties. She ran the building and business into the ground. There was filthy garbage in hallways for days including all weekends with rotting sticking garbage that would fill the hallways. There was dog feces and dog vomit on the premsis that didn't get cleaned up by maintenance for days. Then residents would have to complain. Then the maintenance staff would stop hiding in the vacant apartments smoking pot and eating candy bars and do some work.

3.) Maintenance would normally take weeks to come out for simple maintenance and repair requests i.e. broken air conditioner or simple thing. Only after you chased them down and made numerous complaints did they finall appear after weeks and do the fix.

4.) Nicolce Courter never did her job. You'd have to chase her down over and over again in order to get her to do basic duties of her job i.e. update a lease, get a document, respond to constant barking dogs, common repair matters.

In fact, she was never in the office ever. You'd go and talk to "Art" who was her assistance. He was never trained in the basics of his job. Art could never answer any questions about day to day matters. He always said, "send and email to Nicole." Then Nicole Courter NEVER would respond back again and again. I'd go back to the office before work, after work and during my lunch break in afternoons and even on weekends. No Nicole.

Finally, when I would catch her in the office she would make promises to do this and that (all basic part of her basic duties as apartment manager) then never, I mean NEVER follow through or do anything.

It's not surprise Caliber at Hyland by Roscoe Properties went out of business. They were "in the red" and going out of businesss and sold the property to FPI Management of California.

5.) These people are complete idiots like Nicole. However, like most apartment complexes they are only interested in "herding in more tenants to sign leases," keeping people from leaving the complex and getting their rent payments than managing the complex or dealing with barking dogs, feces and filth on the premsis and/or getting needed maintenance and repairs done.

6.) ALL the same problems from the time of Nicole are still here including barking dogs everywhere. NOTE: The apartment was done in low budget construction style with finishes that are ultra modern style to give it a high end look. This looks nice but is all veneer and cheap art on top of a junk construction. There is no more sound proofing between me and my neighors as there is between rooms in a normal residental home. Yet, dogs barks 24 hours per day non-stop.

7.) FPI Management of Caliber at Hyland Village gives notices of "right to enter" apartment units (has happened one time each week since FPI Management bought the building). In each notice FPI Management clearly notifies residents that due to the incompetency of previous management (Nicole) they do not know which units have cabinets and/or what "fix it" items that were part of the terms of the sale from Roscoe Properties have been completed or not. Caliber at Hyland Management details that "the previous manager" (Nicole) never managed the project nor furnished any records much less did any accounting or the projects. Further, that the records they did received from Nicole are "conflicting and grossly inaccurate."

8.) The current management of Caliber at Hyland of Westminster, CO has struggled to fix the damage and take out all the bugs and management problems of the previous manager (Nicole). However, they seem to be struggling with the same problems including too many dogs on the premsis that lunge and other residents, growl and bark. This is potentially dangerous situation. If someone hasn't been bitten, it's going to happen soon. I hope FPI management has a good liability policy because due to what I've seen here over the last 6 months someone is going to get mauled by one of the pitbull sized aggressive dogs here that not only bark 24 hours per day, but are aggressive and try to bite you as you enter an elevator or go aroun a corner BEFORE you even have a chance to see there's a dog coming.

9.) The small dogs are no better and just yap constantly on balconies, in common areas and in apartment units all hours of the day. HINT: when you have cardboard walls, floors and ceilings and your typical apartment mentality tenants that are "dog types" you're going to get dozens of people who never get it and think it's ok because this is categorized as a "dog apartment" and think its' the right of their dog to bark 24 hours day.

When their large or small dog growls or tries to bite you they laugh and think it's cute because that was normal in the trailer park community in which these low life fellow tenants come from.

10.) I'll give the current "Community Coordinator" and his fast food eating colleague a little more time to get things under control. If not, I'm going to start naming names and holding this new, lead manager and FPI Management accountable for thier ability or inability to manage Caliber at Hyland properly and hold residents to the conditions of their lease agreement. After this I'm going to call them out publically so when they get fired their next employer will not get fluf and fake smoothing over reality when they try to get another source of employment.
