Living here has been a nightmare. Let me first start by listing the problems in this run down apartment: Closet always gets jammed, windows always get jammed, shower gets cold after 10 minutes, low water flow toilets (yeah - that means they get clogged often), cheap appliances, carpet stains, walls marked up, SLOW internet. This place is old and overpriced

Now - let met tell you about my personal experience. I took over this lease from someone else and unfortunately was not informed about a lot of the details of the steps I needed to take upon moving in. I did not set up a utility account with the city of fort collins and Excel energy upon move in and was expecting a bill in the mail. The bill never came and in the midst of school and working, I lost track of it. Fast forward 3 months (3 billing cycles) and I am informed by Rams Pointe that there is a balance on my account. The large balance was an accumulated total of con service fees. What is Conservice? That's my question. Apparently, Ram's Crossing is contracted with Conservice to manage their utilities. Conservice charges apartment residents arbitrary fees for its service of notifying the apartment administration who has not set up the two accounts for utilities and gas. Ram's Crossing posts theses charges to their resident accounts and harass you to pay. I was never informed before about these charges and the amounts were never brought to my attention until November (I moved in around mid August). Why was I never emailed in September? October? How difficult is it to even send an email upon move in reminding residents of what they need to do to pay their utilities? The total amount of these fees was right around $400. I paid most of these fees because my roommate moved in a month after me. Fees for what?! According to Tiffany who works in the office, these are charges for Rams Pointe (i.e. Conservice) paying my bills for me when I did not set up the accounts. Even the worst loan with the worst interest would not charge this much for such a "favor" of lending the money. The worst part of this ordeal was the lack of CARE for the residents. As someone who has paid her rent on time every month and even referred a new resident to them, I get very dry and uncaring treatment from a staff that very simply could not care any less about upsetting its residents. These fees still make NO sense to me. And that's because they are senseless and wrong fees. This is the treatment you will get at Ram's Crossing, folks. Money thirsty and looking to exploit the ignorance and naiveté of college students. You have been warned!
