Complaint Review: Campus Realtors Ryan Gibson

Campus Realtors is the single worst part of my college experience at Baylor University. I cannot even begin to describe how livid I am just thinking about it. Let me start from the beginning. First of all, let me say, I am a great tenant, always pay my rent, not a partier, very clean, etc.

First, I sign my lease with my 3 other girl roomates at the beginning of the semester...pretty standard procedure; however, you must give them a security deposit equal to the first month's rent before you move in, which Ryan Gibson promises will be returned as long as they is no major damage, etc. This happens in May 2008, the month we move in.

After we get our keys and our excited to move in we realize our excitement won't last long. When we get there, the place is a complete wreck..the apartment has not been cleaned, the carpet guy has not come, the air-conditioning is broke, the closets are a complete wreck (shelves broken), oh...and 3 of the 4 toilets are also broken (as in they won't even flush).

After numerous calls to Ryan Gibson, owner of Campus Realtors, whom we are leasing our property from, a little over a week later, we finally get the A/C fixed, the place cleaned, and the carpet in; however, not the toilets. They don't get fixed until JULY.

Following that, the semester goes pretty smoothly...other than,the a/c breaks again, and the "maintenence guy" for Campus Realtors nevers shows, so finally after about sweating to death for days, I finally convince Ryan Gibson to just let me find someone to fix the A/C because obviously it was not very high on his priority list. So that gets fixed because I called and then paid the worker with my money, then had to take the bill up to the Campus Realtor Office to get reimbursed.

Then December comes, the worst month of my life. Dec. 18, I am in Houston, celebrating Christmas with my fiance and his family when I get a call from one of my roomates telling me our apartment has been broken into and all of our stuff is stolen. Our door had been beaten down with a crow bar and was wide-open, and all of our TV's, computers, electronics, and worst of all, all the Christmas Presents I had bought and wrapped for my family had been taken. So what do we do?? My roomate obviously called the Waco Police who came right away and were very considerate and nice about the ordeal. We also immediately call Ryan Gibson, our landlord, to let him know the whole situation (especially since our door wouldnt even close- so we obviously can't stay there).

Long story short, it takes Campus Realtors, 5, yes I said 5 days to even get around to fixing to door so it would shut. My roomate's dad had to put some kind of lock on the door so it wouldn't swing open on its own, but Campus did nothing. Also, Ryan doesn't even return our phone calls for 3 days after we get robbed! He couldn't care less about us or our safety, or all of our property that had been stolen.

Also, the next night, 2 of our neighbors get robbed. Same stuff stolen... Our door is still broken, and we haven't heard anything from Ryan Gibson.

So after all this happens, we just want to move to a safer location. We know that we signed a lease and we can't just break it without it hurting our credit, so we ask Ryan Gibson with Campus Realtors, if we could please move to a different property in a safer area. He refuses, and says there is no way we are getting out of our lease, and we signed the contract, bla, bla, bla. He basically doesn't give a d**n about us or our safety. So, we stick it out with no major problems, just very frustrated by the whole thing.

Everything goes smoothly until we move out and get our deposit money back or lack there of. They only give each of us about half of our security deposit for cleaning, which is a total scam because we spent days cleaning our apartment spotless before we moved out. However, I am appalled that they would even think about not returning our entire deposit after the misery we had gone through with Campus Realtors and the Management associated.

My advise to all Baylor Students looking to rent an apartment, avoid Campus Realtors and Ryan Gibson as if your life depends on it. You will be glad you did. Hope this helps some people avoid the terrible experience we had!
