 I rented from Chapman Properties for a year. They were great to start off, no problems at all. However, their attitude changed when we gave them our 30-day notice.

In accordance to Idaho Landlord Tenant Laws, a refund or an itemized  list must be received by previous tenants within 30 days. If received after 30 days, the landlord must refund the entire deposit, regardless of damages.

We received an itemized list and refund 2 days after the 30 day mark, and when my spouse called to dispute the charges, the landlord, Patrick Champman, told my spouse to not tell him how to do his job and that since the list and check were in our hands, our demand letter was irrelevant, and then he hung up on him.

We were charged for some damage on a door we did do, we do not dispute that. We got charged for damages on window sills we did not do! The manager, Patrick, has not been professional about this, and we intend to file a small claim if he does not respond to our demand letter.

This management is not a credible management company. Patrick has not been pleasant to work with, and we hope future tenants quickly walk away fromt his management and steer towards real professionals.
