BEWARE OF SIGNING LEASES WITH HSU REALTY OR UTOPIA VILLAGES; ;-/ wink propety manger Christina HSu of Christina Hsu Law Firm, "but not acting as the lawyer enforcer!)  LOL.  

THEIR GOAL IS TO HAVE YOUR INSURANCE COMPANY ON THE HOOK TO PAY FOR THEIR BUILDING REPAIRS AND UPGRADES ESSENCIALLY RENOVATING THESE DUMPS ON YOUR INSURANCE COMPANY'S DIME IF YOU WILL PLAY BALL (aka) Conspire to commit insurance Fraud, OTHERWISE YOU WILL LOST YOUR SECURITY DEPOSIT!

After 2 years as a tenant of Dr. Hsu, she was introduced to us as the new property manager, who was also a lawyer in the building, for Dr. Hsu.  When we were late on rent a few times, she would flex her attorney muscle, while posting move-out notices on our desks, in person.

After 4 years of rain water damaging our equipment, in the late part of September/early part of August 2010, we notified her that we had an awful, stench (bad like a skunk) coming from under our carpet, which was wet, where it abutted up to the vacant office next door.   She swore that the office next door had nothing to do with it, but would not open the door for us.  Instead she refused to clean it up and blamed it on one of our subtenants, for allowing a large feline cat, to stay in their office, over the prior weekend that must have urinated enough to cover a 20 x20 wet spot.   WHAT?  No one ever heard or saw this feline. We reluctantly questioned/accused the subtenant; who subsequently moved out, costing us $600/month thereafter.  We paid to clean the wet rug, but only partially reduced the bad smell. 

After two weeks and the loss of two tenants, health problems with employees, inability to meet customers and more damaged equipment, we finally got an unknowing maintenance man to unlock the neighboring office door, only to discover a flooded office with the ceiling tiles removed and garbage cans overflowing with the smelly rank water.  We moved out about 10 days later incurring rush moving costs while her and her client tried to steal our subtenants and kept our security deposit, leaving us with cleaning expenses and numerous other losses.

We sued in small claims court and in Court Judge Bass had us confirm that we were both unrepresented by council while she sat quietly.  When I referred to her as a lawyer, the judge stopped the entire proceeding and confronted her.  She reluctantly admitted she was a lawyer, but not representing Dr. Hsu.  When it became their turn to do their opening, she stood up in attorney fashion and proceeded to represent her client.  The Judge stopped her again and cautioned her to either admit she was his attorney or that she could not represent him.

After feeling comfortable that they had pulled the wool over the judge’s eyes, Dr. Hsu proceeded to call her as a witness instead.  She got sworn in and proceeded to still try and blame our offices damages on a large feline.  When the judge intervened in amazement and asked her what kind of large feline, she just stopped short of describing an 800 pound Bengal Tiger.  She then proceeded to lie on the stand, answered the same question differently four times with the judge admonishing her to stop now and tell the truth or face consequences over and over!  When asked how the water bucket got placed in the office and if she knew nothing about it, she answered, “Maintenance man did it without her knowledge.”  Same maintenance man sent to determine our stench problem.

This pathological liar stared the judge in the face and continued to lie through her teeth, while focusing her attention on Dr. Hsu’s cues and huff sounds.  The judge had deputies come into court, handcuff her, charge her with perjury and put her in jail for two to five days, with NO possibility of release.   Her client proceeded himself and continued the charade and the stories.  Both of them, when asked directly, “Has Christina Hsu ever represented you as a Legal client?” both swore “NO”.  When asked what lawyer drew up the legal documents and notices that they were using today, she answered, “I did, but anyone could do that.  They don’t need to be a lawyer.”  So why didn’t Dr. Hsu write them up himself then, “Because she was his property manager and he was a “management client, rather than a legal client.”  When asked what the sign on her door said, and I quote, “Law Firm….Lawyer, but never for Dr. Hsu”.

This now angry Judge was done with both of them, had her carted off to jail, awarded us the judgment and warned Dr. Hsu, that there better not be documents anywhere out there, linking these two together as lawyer and client.  They have since appealed it and to date, refused to offer any attorney of record that drew up the appeal documents filed.  

Christina Hsu is a pathological liar, even when the truth would serve her and/or her client’s interests better?  We are not qualified to identify what kind of disorder, impairment or reason for it, other than foolish greed and/or pressure from her client Dr. Chikao Hsu?

She is manipulative and looks down, shakes her head and becomes very uncomfortable when confronted about her GRAND stories she makes up and her client seems to go along with her fabricated version of things.
