Todd Cochran, owner of Cochran Landscape Management INC. Should be shut down! It is surprising that he and his company are not under investigation!

If you hire him to provide regular maintenance on your property or properties he will charge a fairly high price (that you agree to) in order to turn around and hire sub-contractors to do the work for a percentage of the actual pay! The work may be acceptable but eventually he will fail to pay the sub-contractors for work performed and you will end up being threatened with a lien on your property if you don't pay the sub-contractors for the work they rightfully did! So basically you will end up paying double for work that was performed and end up finding another company to perform the services you need!

I actually sympathize with the sub-contractors that do work for him. This a small amount of the story:

Once a new crew showed up on my property (sub-contractors) I didn't think anything about it due to the fact they were wearing Cochran uniforms and driving a truck with a Cochran logo on the side. The work they were doing was good (acceptable now that I know they were getting such a low percentage of what I was paying) I enjoyed speaking with the gentlemen on a weekly basis and got to know them fairly well. They (sub-contractors) worked on my property for about 6-7 months all of which I paid Cochran for. Suddenly no one came to my property for about 2 week. I called Mr. Cochran countless time with no explanation of why no one was servicing my property. Eventually a new crew showed up and I was back to being serviced regularly.

A couple of months went by then the old crew leader (sub-contractor) shows up at my door step, asking if I had paid for the services provided during certain months. Of course I said yes. He went on to explain how he actually owned his own company and that Cochran had posted on Craigslist looking for sub-contractors to provide services to over 100 residential accounts he had, one of which is mine, and how Todd never paid him for three months of  services he provided in fact there were 3 other sub-contractors that were never paid for work they had done. I tried to contact Todd about this but of course he has never responded, needless to say but I hired someone else.

Basically Todd Cochran ripped off 4 companies for a total of $50,000.00 during a 7 month period. I'm sure there are other out there just like me that may end up with liens on there property due to his SHADY BUSINESS TACTICS! Ripping off honest people for his own profit.

Sub-Contractor Lien

#4Author of original report

Mon, October 03, 2011

I really feel that the (sub-contractor) IN THIS CASE. Was not trying to get any more payment out of me. He really did not come across that way. Only that he wanted to let me know what Cochran was doing with my contract and ultimately wanted some type of proof for court (I suppose) that I had paid but he had not received payment.

The only talk about a Lien was really that he could file for one but was trying to do everything he could before it came to that.

I feel the same way you do. Ultimately I didn't know who was servicing my property. I should not be held responsible for Buisness to Buisness relationships that Cochran has. I honestly feel that Cochran was dishonest with me about everything and dishonest to the Sub-contractors.

Don't get me wrong Todd Cochran knows a lot about Landscape but seems to run his business very SHADY!

I don't see how you can be expected to know workers are subcontractors

These subcontractors presented themselves as workers for the main contractor, using his uniforms and trucks. I don't understand the crazy mechanics lien laws that can hold a homeowner responsible in such a case.

It's not like you hired a general contractor and were reasonably expected to know others doing the work were subcontractors. Even then, I find the whole mechanics lien business to be incredibly unfair. Why shouldn't subcontractors be expected to take their own measures to safeguard getting paid before they do the work? Why should the homeowner end up with all the risk? How can anyone hire anybody to do anything under such threats? How does anyone know the subs didn't actually get paid after all and are in cahoots with the main contractor to scam the customers out of more money?

Your loss with Cochran

#4REBUTTAL Individual responds

Mon, October 03, 2011

Hi im sorry about your loss, ive been landscaping for 10 yrs. I tried getting a job with Cochran. When i walked in the two men standing there looked like they were down on their luck. they were also mad about things and wasn't really nice to me. i mean what if i could of been a reference to them for more business or what if i took them my clients and if i would have said that up front maybe they wouldn't have been such mean. maybe they would have took me for what i was worth or just used me. so i brushed it off and left. but since you live on blacksnake rd. and u got another business i hope you chose. TC.Unlimited or A cut above Landscaping and Lawn Management  i worked for both companies and they are very great people. TC will take great care of you and they care about their clients. they have hard workers and the right equipment to get the job done. If they can-not do the job i promise you they will find someone who can. Now as far as finding someone who can then that might be a sub-contracted deal.. on just that job because it will take diffrent equipment and diffrent people but just for maintanace in your yard i can not belive someone would do that to an individual That im sure was paying on time everyweek of month. people should not take advantage of something like that. Im glad you found out what has been happening. hope this helped you.
