I am filing this report as a way to provide information to potential tenants. I lived in a property owned by Colonial Properties Trust for a number of years. During the time I lived at the apartment, people told me that criminals lived in the complex but I denied this because it seemed like a nice place to live. Occassionally, you would have a couple arguing or some type of small problem but overall everything was fine.

However, while living in the complex, I did notice that there was always someone being evicted. I still thought the complex followed the strictest standards. Then, a lady told me she was attacked by some guys that lived in the complex. At this point I became concerned and planned to move when the lease was up.

In the meantime, the complex decides to add water to our rent. So basically, we got a rent increase without our knowledge or consent. The complex was unreasonable in terms of adding late fees to the bill even if the rent was paid and the water was not paid.

In spite of the minor and major things (sex offender moves into the complex), I still planned to stick it out until my lease expired. Due to personal circumstances, I had to move. The complex managers have been less than acomodating and helpful even though I was a good paying tenant for a number of years. In addition, Colonial Properties Trust, the organization that owns the complex pretends to show concern but actually could care less.

Basically, I would not recommend a property owned by Colonial Properties Trust. The main reason is a lack of uniformity. While certain people are being restricted access to living in their complexes, others are being allowed in even though they are criminals and sex offenders.

They did all of the same crap to my daughter. She being only 18, didn't want to stir the pot and cause a rucuss. Now, because she moved out due to horredous mold investation, and the lack of responses (over 6 months) and discrimination of her to switch to another apartment. She was seeing a hispanic boy at the time, and they were talking about moving in together. They couldn't seem to find an empty apartment. Even though the one above her was empty for 3 of the months. And the list was endless. She gave up and moved out. Even though she gave them 3 months advance notice and had someone else move into her apartment to sub-lease, they still sued her for the remainder of the lease. She got the court papers the day after, (how convienient), and lost by default.
