Leads purchased were no exclusive & were given to multipls clients of Commercialleads.net. They were either bogus or recycled leads.

While the Company allows you to return the lead if there is no response, I have returned over 30 leads over 2 years & still have 27 left. Supposedly, if the leads are exhausted, you can apply for a refund of your full purchase price based on the Company's "guarantee" but no one has received a refund.

 

Hopefully, the Florida AG will eventually put this Company out of Business & prosecute Brad Thamas.

Facts that rebut Commercialleads prior rebuttal of my Original Report. Please read carefully!

1) I purchased 57 leads in 2/2014 & still have 27 leads remaining after 2+ years. Anybody with that many leads remaining after returning 28 leads (49%) with 22 leads accepted (85%) by this Company tells you conclusively that the  the quality of these leads is terrible.

2) Furthermore, since you couldn't return a lead for credit unless there was no contact with the potential Borrower or the financing was already placed, any other reason to return a lead was not an option. The other reasons that I returned leads were as followes: 1) The Borrower didn't request financing using commercialleads.net or any of their affiliations. 2) There was no Borrower given, just the name of another mortgage broker. Brokers giving leads to commercialleads.net is not an exclusive lead.

3) The potential Borrower was  not contacted in most cases to verify the accuracy of said lead. Most leads had inaccurate information such as phone #'s ,e-mail addresses or the correct information of the proposed morgtage. The Company's web site & marketing information states the Verification Staff calls the Borrower to verify all information. The Company claims all leads are verified as accurate before submitting these leads to their Customers. The first paragraph of my rebuttal clearly demonstrates little or no verification of these "leads"!

4) Commercialleads.net states both on their web site & service agreement that the leads received are exclusive, meaning your downloaded lead was only yours if you accepted same. I learned during these 2+ years that none of these leads were exclusive. I recently learned from one of their customers  that circa 28 other customers will confirm that they received non - exclusive leads.

The fact that I purchased 57 leads for what commercialleads.net  considers to be of great value is irrelevant. The offer I received was a special promotion that was available in 2/2014. The issues being raised prove this Company engages in false advertising & deceptive business practices. The leds submitted to me & their other customers are not exclusive & not verified as being accurate before being released to their customers.

 

Because I previously filed a Ripoff Report about the practices of this Company,they terminated my account as they are claiming under Section # 8 of their Service Agreement that commercialleads.net was defamed. Defamation requires that my statements were false & hurt this Company. The statement by me & other complainants can be proven, Furthermore, numerous complaints have been issued about this Company but they are still in business.

 

I am seeking a prorated refund of my original purchase price of $1,850 for 57 leads. Since I have 27 leads remaining, the refund would be $875. (47% of the aformentioned purchase price) The other alternative is to have my leads restored & using these leads to close a minimum of 2 deals or get a full refund of my original purchase price. 

 

If none of these offers are accepted, I will file a complaint with the Florida Attorney General to detrmine if this Agency can secure appropriate restitution. I will also assist in encouraging the other 28 dissatisfied customers to do likewise.

Mr. Oneil's complaint does not show the activitiy on his account from which he has received Many Times what he paid for. Our program offers brokers / lenders the opportunity to control their marketing by setting filers favorable to what they can underwrite. Deals are made available based on the "Client's 'control of their own account including returend leads.

Returns are allowed for No Contact or if Borrower Signs Elsewhere backed with a Closed Deals Guarantee stating that if once downloads ALL of the leads purchased and does not close at least 2 deals we will refund the initial purchase amount. The client Controls their lead flow via filter sets and deciding when and how many to take. Our system can only make them available.

Mr. Oneil did NOT comply with the policy in that he has been offered Many more times what he paid for but has not downloaded his full compliment of leads As Can Be Seen From His Account Data Below...6 Times what he paid for thus far.

He was offered 316 CRE Loan Opportunities matching the way HE set his filters. He downloaded 57 and returned 28 total of which 22 were credited according to the policy. He Kept or presumably had interaction with 29 others he did Not return. Clearly he knows the return policy. If they were "bad" as he states he would have returned all.

Of the 28 he returned... Zero were returned as "Not Exclusive" - 22 were returned for No Contact which were credited. The 6 that were denied (rare) were denied because he returned way down the road if the deal blew out for other reasons ie' down payment, credit etc... which we cannot control

Lastly, Mr. Oneil is incorrect and would have no way of knowing to whom, when and how many refunds we have issued over 16 years. Stating we have never done so is completly disingenuous
