I have been renting a 1 bedroom with a den apartment at Hunter's Chase apartments in Miamisburg, Ohio.  The apartments were previously owned by Adera and recently (within the past 4-6 months) purchased by the Connor Group.  Immediately, the rent was increased by approximately $20.  That was not such a big deal as the Connor Group immediately began making needed improvements to the property.  My current lease is due to expire before the end of the year.

 

The staff contacted me recently to conducted a "unit inspection."  We met for the inspection which turned out to be more of an inquiry as to my future rental plans at the comples because they didn't look in any rooms.

 

The staff presented me with a new lease that had a rent increase from $699 to $749.  I explained that I would wait on that pending some work issues.  I then told them that if I was to renew, I would like the appliances replaced and flooring in the entry, kitchen, and bathroom replaced.  This has been done in numerous units in the complex and for many tenants that renewed their lease.  The staff stated that they would see what they could do.

 

A few days later I went to the leasing office to renew my lease.  The manager, Michelle, stated that they would upgrade the appliances but that they did not upgrade any flooring in any of the units.  I told her that I did not think that was the case and she wanted to banter back and forth which I didn't have the time nor patience to do.

 

I talked to two other tenants who stated that they had all of the upgrades that I had requested done in their apartments with no issues.  One of the tenants furthered that they had the same size apartment as me (1 bedroom with a den), with all the upgrades and pay $665/month rent compared to my $699.

 

Dealing with this complex and company is very stressful.  It seems very discriminatory that I pay higher rent than others while having a lower standard of apartment than they do.  I have never been late on rent in my life.  I have never been late on untilites that I have to pay through them.  I even vacuum the common hallway in our buiding because there is no cleaning service.  Are they in violation of HUD regulations or the Fair Housing Act?
