Conseco (which is a rip) sold our loan to Fairbanks Capital Corp. without giving us information on where to mail payments or anything. Now they are charging fees after we sent our payment.

We contacted Conseco to get Fairbanks phone # called explained what happened "Not a problem, here is our adress, send your payment in." Did this on March 5th, today we receive a deliquent notice along with charges. Funny how the payment has cleared my bank but strange that it would take from the 5th to the 11th to get posted to our account.?

They told us we have to write a letter explaining why our account should not have a late charge as it was late? Of course it was late Fairbanks chose not to send us information on how to make this payment to start with!
To top it off we asked on the payoff so we could get away from this company and they said there would be a $50.00 fee to do this.

We contacted the MN Attorney Generals office and in the process of filing a complaint against both of these companies.

there you can contact the Federal Trades Commision hotline that is investigating this business and The HUD Hotline who is also investigating. A huge investigation has started on these people (figures are now 12,000-18,000 people effected nationally) and we in Minnesota need to get the ball rolling here while we have momentum.

Insider tip: When having any dealings with FCC.

Send all correspondence using means that generates proof of receipt (certified mail, FAX, American Express, etc.) Phone contact does no good. Label all correspondence with "Qualified Written Request" and put your name, address and loan number on it. They have to respond or face penalties. Keep copies of everything. (I've gotten smart in the last few days.) Send all payment By Money Order, certified mail to:
