I am a first-time home buyer. FHA makes it possible for people low to moderate income to own homes. FHA guarantees the mortgage and at a loan interest rate. But certain requirements apply. Such as home inspection, terminate inspection etc. With this type of loan FHA pays the upfront cost for home insurance.
Countrywide charged me an addtional preminum for home insurance, they never applied the extra payments I made to the principle of my loan. They accepted a false roofer certification which was provided by the seller of the home which costed me $1895.00 6 months after being in the home. The roof was never inspected and certified which is one of the requirements for FHA type loan. On the settlement papers it was checked that a terminate inspection report was done. Who got the report done? I didn't pay for this service. I have never talked face to face with a countrywide loan officer which they said on paper I did. Their customers service, forget it. I called numerous times to talk with the loan officer to find it if the inspection report that I provided and paid for was okay. Come find out later that the home inspector which I was referred to use wasn't licensed to certify the roof. These people never got back with me about the home inspection report that I provided. They never told me to get a roofer certificate. No one went over the terms of my loan or anything. I never heard from these people other than they gave me a settlement date. The day of settlement I called to find out did I need additional money to bring with me to the table? No one could give me a straight answer. I should have never showed up at settlement,but I was excited about owning my first home and I didn't want to lose my deposit nor the money I paid for a credit report. I can't believe how things occured.
