I lost my $5000 downpayment on EBPRO, but hopefully you won't. He removed my EBPRO status when after some years had passed I hadn't sold any homes. Of course, that didn't also give him the right to take away my 2000+ member downline, which was acquired by following his "system." And it ignores the fact that my failure to sell them had everything to do with his failure and nothing to do with mine.

The system worked on my part. The problem was that he hadn't built one single home that produced a satisfied customer. After eight years or more at this he now has four homes built with litigation pending on two that I know of, but is still unable to produce a testimony from a satisfied buyer. He is having "VIP Open Houses" for those who give no negative indication or pay him money. There are two houses he has in progress at this time. They stay "in progress" for a very long time. I think he's finished his third and the current VIP Open House is for his fourth sucker. I have asked him repeatedly for a testimony from his third or fourth buyer. I have already heard from the number one and two buyers, both suing him.

It's too bad. He has a great concept. Apparently he has a personal problem and can't manage to spend your money where it is supposed to be spent. He cuts off your communication if you have anything negative to say. He has over 100,000 former members, many very angry, but his "forum" only has a few posts - from those who just got in and are letting their high hopes of the dream get in the way of their due diligence. Everything else gets deleted by him, the moderator. Same thing for his conference calls. He cuts you out if you are negative. He also does not reply to your email if it seems to him a lost cause. For instance, I sent the following email to him twice, each with no reply...

Dario,

I will repeat what I wrote you before when I got no reply .

I'm still waiting for you to show me one satisfied customer before promoting your deal because there is a lot more to promoting a builder than seeing they can
produce three or four houses after seven or eight years, especially having heard from two of your four customers that they are suing you.

Your response to my telling you that I am waiting to hear from a satisfied customer has been - why should I wait until you don't need me any more?

Sorry, I can't buy that. Even giving you the benefit of the doubt by presuming naively that literally everything those who filed suits against you is false, I'm still not going to stick my neck out for a person who
won't do the right thing by refunding EBPRO downpayments to those whose EBPRO status has been removed by you and in my case a 2000+ member downline also taken away. Any basis for ethics in you is clearly missing based on my own personal experience. So here I wait for that first satisfied customer you can boast of and I can talk to or at least get a recent recording or written statement from. The fact that someone may be living in one of your
homes does not mean they are satisfied. No VIP tour can take the place of a conversation with an actual satisfied buyer who has seen you do your job
from start to finish and has a completed property to live in and enjoy as you have promised. Just a phone call from your happy customer living in their wonderful home is all I need, not even that. Maybe one of those V3 or V4 buyers? I'll be waiting.

Of course, optionally, you could refund the $5000 I paid you for my EBPRO downpayment upfront, rather than require that I find you another sucker to get the refund. Now that would be a sign that you had a conscience.

Keep me on your list, but there is no way in hell I am going to help you promote this without one single known satisfied buyer. You can get their recorded message if you are concerned about their privacy and not just
throwing up smoke and mirrors. Let me hear them talk about how you didn't rip them off. I know you'd be blaring a recorded message like that all over
the web if you had one like you are back to doing with the clips you have of the Hudsons and Perkos.

An actual recent clip from a satisfied customer with a completed home they are living in and a reinstatement of my EBPRO status would get me back in action with CSH and help you redeem your reputation. I would then start
promoting CSH and earn the rest of my EBPRO. We could go from there. Until then, and for similar reasons, there is not one single builder that uses network marketing that I will endorse.

But I know that you are more interested in taking my $5000 and that of any other EBPRO downpayees than you are in redeeming your reputation. Apparently you don't care that history will mark you down as one of its lowest scum.

Sincerely,

James

Dario Busch is good at one thing, he is master con man

Amazing,

I researched this fraud years ago and it is amazing he is still able to rip new people off by changing company name from earth block to custom super homes, and now I see mass recycle name, what next, invisible homes?

All these years and not one satisfied home owner to date, and the only homes he did start turned out to be total disasters for buyers, and as mentioned by others, law suits are pending. I did happen to talk to one victim and talk about sad situations, this couple are in financial ruins because of Dario Busch the master con man.

His last email was interesting, he states he is not a realtor, but did he mention he once pretended to be a realtor, for he was once listed on a local MO real estate web site as an agent for company when he began this scam. I contacted broker and shortly thereafter his name was removed from site. So was he a real estate licensed agent, or not? I suspect he conned his way into real estate like he conned his way into representing himself as a home builder company.

I was also interesting in the green home concept of earth blocks, which is what caught my attention back in 2003. The reality was he had nothing more than a block of recycled material which he said were glued to together to build homes? Can you even imagine having a home which is glued together? Obviously, no such houses were ever built, not a single one, not even an outhouse, which would have been appropriate given he is also full of $hit. lol

Then he switched to the panel wall system, similar to other modular wall systems, but in the case, walls moulded with his recyled materials, similar to cast concrete walls. He always promoted his system as costing less, when in fact, it was always more expensive, mush more when you factor in shipping and crane to lift panels from truck, and then to lift to build home. Do you know what shipping is and the rental of crane and operator would be? I calculated price of this system would be 40% more than typical stick and frame.

In addition to increased cost, which probably explains why there are no completed homes to date, after over five years, I have to give Dario one thing, he sure is persistant. lol I can only suspect he has made so much money ripping people off that he knows an easy way to make money when he sees one, and Earth Block, Super Custom Homes and MassRecycle is making him a fortune, but not enough to even build one model home. Amazing, not one spec house in over five years, not even an outhouse. lol

Having built homes of all types, no doubt, recycled products are in growing demand as the green home movement evolves, but Dario Busch seems content on ripping people off instead of building homes. ICF World Homes uses Insulated Concrete Form construction system which is proven for many years as the strongest and most cost effective of construction systems, so why would anyone want to consider a costly panel system with fuel prices doubled since first introduced. Just doesn't make sense to me. The concept of mortgage-free-homes is not new, and as good as it sounds as was presented by Dario Busch from start, there are reputable alternatives, so do your research before sending money to anyone.
