He replied to my add on craigslist that I was selling my house, he contacted me said he was an investor and he helps people with bad credit buy houses so he looks for people who are selling, he puts these people in your house like they will rent to own type thing, then when they have established themselves he helps them get a loan to buy your house. In jul I signed a general warrent deed, my first mistake. He then says in Aug he will start making the payments till he gets someone in the house.

I had to call him by then end of Aug to remind him the mortgage was already late when was he going to pay it, he responded i'll get with so and so to have them do it.

Then sept oct nov pass, no payments, and now I have a lawyer cause people are living in my house paying someone don;t know who but not my mortgage, maybe him, Dan I'm sure is pocketing that money. I had to pay the back mortgage so I wouldnt lose the house because the mortgage is still in my name.

Yes I am stupid for beliving this was too good, it was too good to be true now I am forking out lawyer money to get my house back.

I feel sorry for the people who are there now what will happen to them and what will happen to the money they have put in the house already.

Well be prepared Dan for them to sue you too.

It's people like you who make the rest of the world not want to trust anyone anymore.

it is truly ashame you really should be in jail now, since I see I'm not the only one you have double crossed. Your day will come..

and so will mine.

Daniel Heskett, you try really hard to get people's confidence in you.  But the only thing to be confident in... involving you... is that money or homes will go from us to you.  Things will always happen to keep the deal from going to your customer's (victim) favor.  Or you'll have to go to Kansas or your daughter will commit suicide (I thought that was a one time deal). Anyway, It's always a delay while you are robbing Peter to pay Paul and then you don't answer your phone. Then every once in a while you respond to a rip off report telling the victim to contact you and telling everyone else how there are two sides to every story.

To everyone else, seriously, public court records are public, look them up in every county.  Most the time it's free online.   If Mr. Heskett tried to evict you from your own home wrongfully... you can have the recording removed... but DON'T unless you absolutely have to in order to rent again. Report wrongdoings to the FBI, District Attorney, police, Texas Rangers, etc.   Copy and fax every single document you have to everyone.  If you are dealing with this Heskett guy you were already in a bind.  He is here to make it worse.

#3REBUTTAL Owner of company

Hello to whoever thinks this may concern them.

Yes I did purchase the house from this lady but due to our lack of communication with each other this is the other side of the story you haven't heard. First I have been in business in real estate for 25+ years and anyone who has ever been in any kind of business knows that after dealing with hundred and hundreds of folks not only will you get a few unhappy people but they are usually the only ones that will comment about your company:(....

My reputation is very important to me I just do not feel the need to respond to what I consider outrageous comments as the people writing them are usually writing them from emotion and not what actually happened.

In any event I bought then almost immediately sold this property to another person which I will not name because it isnt right without him having a chance to voice what happened with him but anywayhe did not make even the first payment. When I heard from the lady that sold me this house "Emily Stroud" I immediately got in contact with him and reminded him to pay which he did (directly to the bank as I had given him the mortgage payment address to pay instead of me.) He apologized and said his wife had forgotten and then made the payment.......

then I didnt hear anything until approx 2 weeks ago when I was served with a lawsuit from Emily and her attorney wanting to be reimbursed for monies she allegedly paid (approx 1800) to bring the house out of foreclosure. I then called her attorney and explained what went on and then offerred topay Emily back payments that Emily allegedly made and then dismiss the case or I might be willing to sign the deed back over to her if she preferred.

I did not hear back from her attorney so I then hired my own to answer her suit and they (Emily and her attorney) had said they would like to go ahead and settle this and to give them a few days which is what we are doing. I also sent an eviction notice via registered mail in case anyone is still residing there. I intend to take the house over and continue to keep my word as given to Emily.

In summary I do noit think "jail" would be a just end result for anyone in this scenario and moving forward and in my opinion better communication would prevent mishaps like this in the future. Emily is a good person. I think like a few others she let emotion get the better part of her judgement or lack thereof as we probably all do from time to time as we are not perfect. We are human.

Anyway God Bless everyone and peace and happiness to you and yours:)

Dan
