I IMMIGRATED HERE 10 YEARS AGO, LOVE CANADA, HATE SANDY STINSON & DAVE GONYEA, THEY RIP ME OFF BAD! RECENTLY I ASK DAVE TO HELP ME GET HOUSE. SOMEONE KNOW SAID TO CALL REMAX IN LAKE COWICHAN. DAVE NO RETURN CALL FOR OVER 5 DAYS, FINALLY HE CALL ME BACK. I MAD AT HIM, I TOLD HIM HEY YOU NO CALL ME. DAVE SAY SORRY MAN VERY BUSY. I AGREE TO MEET DAVE, RIDE IN HIS MUSTANG, HE SHOW ME HOUSES. WOULD NOT SHOW ME ANY OTHER LISTINGS EXCEPT FOR HIS AND SANDY. NOTHING THAT DAY THAT I WANT, DAVE SAID WE CAN LOOK AGAIN BUT HAVE TO DEAL WITH SANDY STINSON, HE WILL BE BUSY THAT DAY. I AGREE TO MEET 4 DAYS LATER WITH SANDY. I WAIT AT FIRST HOUSE OVER AN HOUR, I PHONE SANDY AND DAVE, NOTHING, NO CALL BACK. I REAL MAD AND DRIVE HOME, GOT HOME LEFT MESSAGE FOR DAVE AND SANDY THAT THEY ARE BAD PEOPLE AND I GET NEW REALTOR.

DAVE GONYEA PHONE NEXT DAY, SAY HE SORRY AND WON'T HAPPEN AGAIN, I SAY OK DAVE, I GIVE YOU ONE MORE CHANCE. DAVE TELL ME LOT GOING ON HIS LIFE, DIVORCE WIFE AND LOTS OF MONEY PROBLEMS. I FEEL SORRY FOR HIM.

THRE WAS ANOTHER HOUSE I WANT TO SEE, NOT LISTED BY DAVE, WHEN I ASK DAVE ABOUT IT, HE SAY HOUSE HAS OFFER ACCEPTED, ALL GONE. DAVE TAKE ME AROUND TO SEE MORE HOUSES. AFTER LOOKING ALL OVER THE VALLEY I FINALLY FIND HOUSE THEY HAVE LISTED THAT I LIKE. DAVE SAY NO PROBLEMS WITH HOUSE, I ASK IF NEED INSPECTION, DAVE SAY HEY DON'T OVER COMPLICATE THINGS PATRICIA. THE SELLER DO THIS, THEY DO THAT, NOTHING TO WORRY ABOUT, ALL GOOD. I TELL DAVE WHAT I THINK ABOUT IT AND DAVE SAY SOMEONE LOOK AT SAME HOUSE EARLIER IN THE DAY, THEY WILL MAKE OFFER. DAVE SAID HAVE TO GET OFFER IN NOW FROM ME OR I MISS OUT. DAVE SAY HE WORK WITH SELLER AN ME NO BIG DEAL. DAVE TELL ME WHAT TO SAY FOR PRICE ON OFFER AND ASK ME HOW HIGH I WOULD PAY. I TELL HIM. I ASK WHAT TO DO AND DAVE SAID TO MEET HIM AT OFFICE IN LAKE COWICHAN, HE HAVE OFFER ALL DONE UP. I MET WITH DAVE AND SANDY, SIGNED OFFER AND SANDY TELL ME SHE OR DAVE CALL ME LATER, FEW HOURS OR LESS. I HEAR NOTHING FOR HOURS, I CALL SANDY AND DAVE. NO HEAR NOTHING TILL NEXT DAY, DAVE PHONE, SAY SELLER COUNTERED FULL PRICE, IT WAS THE SAME AMOUNT I TELL HIM I WOULD BE WILLING TO PAY, MY MAX PRICE. DAVE SAY SELLER COUNTER AND ANOTHR OFFER SHOULD BE COMING IN TODAY. DAVE TELL ME TO JUST ACCEPT THAT PRICE AND GET THIS OVER WITH NOW, I FOLLOW HIS ADVISE AND AGREE TO PAY SELLERS COUNTER.

AFTER OFFER ACCEPTED I DON'T HEAR MUCH FROM DAVE OR SANDY. THEY SAY I GOOD PERSON, SMART TO GET HOUSE FOR GOOD DEAL.

ON POSSESSION DATE, NO HEAR ANYTHING FROM SANDY OR DAVE, I SUPPOSED TO MOVE IN AT 12 NOON. I PHONE SANDY AND DAVE NOTHING, NO CALL FROM THEM. I FINALLY FIND WAY IN THROUGH WINDOW AND DISCOVER THE SELLER LEFT GARBAGE EVERYWHERE, THERE WAS DOG POOP SMEARED ON CARPET, BEER BOTTLES EVERYWHERE. DAVE SHOW UP NEXT DAY WITH KEY AND SAY, OH SEE YOU MOVE IN PATRICIA, HA HA, LIKE BIG JOKE. I TELL DAVE ABOUT PROBLEMS WITH HOW I GET HOUSE AND DAVE TELL ME NOTHING HE CAN DO. I CALL REMAX AND TALK TO BRIAN ATKINS MANAGING BROKER AND HE RUDE TO ME, TELL ME TO SPEAK ENGLISH PROPERLY AND INSULT ME OVER AND OVER, HE HANG UP ON. BRIAN VERY, VERY STUPID!

I HAD TO HAVE PEOPLE CLEAN CARPETS AND GARBAGE, DISCOVER ROOF LEAK, AND MOLD IN CEILING AND WALLS, MAKE ME SICK. I PHONE REMAX AND ASK FOR DAVE OR SANDY AND NO CALL BACK.

I REAL MAD AND GO INTO REMAX AND START DEMANDING THEY FIX STUFF, FAT PAT ANSWERS PHONES, TELL ME TO LEAVE, SHE CALL POLICE. I TELL FAT PAT TO LOOSE WEIGHT AND WALK OUT OF OFFICE. I MAD AND WILL NEVER DEAL WITH DAVE AND SANDY AGAIN. SANDY AND DAVE VERY FAT AND MAKE MONEY OFF OF TAKING ADVANTAGE OF IMMIGRANT. SANDY AND DAVE PHONE ME LATER AT HOME AND THREATEN ME THEY KNOW PEOPLE THAT CAN DEAL WITH ME, I BETTER SHUT UP AND STOP TALKING ABOUT THEM.

I FIND OUT FROM PEOPLE DAVE AND SANDY ALLEDGEDLY SELL COCAINE AND LAUNDER DRUG MONEY THROUGH REMAX LAKE COWICHAN. THEY HAVE LOTS OF DRUGGIE FRIENDS AND LOW LIFE HANG OUT WITH THEM.

I OUT THOUSANDS OF DOLLARS AND NOW HAVE TO MOVE OUT OF HOUSE BECAUSE OF MOLD, MAKE ME SICK, NO MONEY FOR LAWYERS, AND THEY MAKE THREATS TO HURT ME. I GOT RIPPED OFF BY THEM. HAVE TO FIX HOUSE AND SELL AGAIN TO RECOVER COSTS, THESE PEOPLE RUIN ME, I SAVED UP FOR YEARS TO HAVE MONEY TO BUY HOUSE. IF I NO SELL, HAVE TO GO BANKRUPT.

DON'T USE SANDY OR DAVE THEY RIP YOU OFF!

I have been following this report for a bit now, and wanted to come forward on what Sandy Stinson and Team Stinson did to me. I also wanted to let you know you are not alone. I know what you are going through, Sandy did the same crap to me.

Remax Lake Cowichan, Sandy Stinson, Dave Gonyea and Kevin Gibson (Team Stinson) ripped me off on my house. I was looking to relocate to Lake Cowichan. I called Team Stinson from an MLS Listing I enquired about. It took them over a week to get back to me. I dealt with the whole Team there, Sandy was doing the I am your friend thing with me, hugging me, telling me that I am the most important person to her, and she is going to help me find the right place.

After looking around for a long time I found a place that I liked, Sandy and Team Stinson was acting for me as a buyer and her seller in a dual capacity. Sandy never advised me to have an inspection, in fact told me I don't need one. She said the people selling the house have just done extensive renovations and they had their own inspection done, everything was fine. I followed her advise and signed the offer and proceeded to purchase the house. I don't know much about real estate and Sandy told me over and over again not to worry, everything is fine, that her, Kevin and Dave Gonyea would look out for me on the other end with the seller.

On possession date I had to phoned Sandy over and over again, no keys. Sandy, Dave Gonyea and Kevin Gibson could not be bothered to get me my keys. I had to call a locksmith out with a Uhaul parked out front of the house. Sandy to this day has still dodged me and has never brought keys out to me. Nice work Team Stinson.

I have had nothing but problems with the house, where do I even start? I have spent money on a new roof, numerous plumbing and electrical repairs, the windows need to be replaced, the perimeter drains are shot. When it rains water runs into my house. I am running out of money, I only have so much money I am not rich.

Sandy sold me a lemon. Sandy is a rip off artist, don't trust her, don't fall for her lies and stories of how she is your friend and all. Sandy Stinson, Dave Gonyea and Kevin Gibson have done nothing but dodge me since I discovered problems with the house. I finally reached Kevin Gibson the one day on the phone at the office and he even went so far to tell me, Look the deal is done, you bought the house, no one held a gun to your head. He called me a cry baby and slammed the phone down in my ear. Kevin Gibson is a tool! How rude of him to talk to me this way.

I am now faced with making the decision to sue Team Stinson and Sandy. The only problem is I don't have the money to fight Errors and Omissions in Court for years.

I have talked to the VIREB and they don't care, they said I can make a compliant but they can not help me collect my monetary damages or suspend Sandy, only suspend her from using the MLS system if she was found to be in bad conduct and ethics. They told me the council can have Sandy suspended, but still no help on damages and expenses that I am out of pocket on. I am screwed. My only option right now is to put in a complaint to RECBC and see that Sandy and her dream team loose their licenses. I do plan on doing that. Even if it takes years to have a hearing, I will be there at RECBC to let them know that Sandy and her dream team ripped me off. The only problem is I am afraid of Sandy or her friend retaliating against me.

I have been looking into Sandy a good bit, not pretty what I am finding out. Sandy has been sued, and she has been suspended before.

Don't trust Sandy, she is not your friend. Don't fall for the lies and stories of Team Stinson, they are not your friend, they are not looking out for you. If they were would I even be here right now posting this complaint.

I have also met other people in Lake Cowichan that have been ripped off by Sandy Stinson and the dream team, this is appalling to even be allowed to happen in the first place. Why isn't the RECBC doing something about this?

The ex-employee that responded on another complaint with this site was correct on Sandy's husband Buck being arrested. Duncan Criminal Court records show that Dennis John Stinson (Buck) was arrested on May 16, 2005, for CCC - 810 Fear of injury / damage to property, file number 27913. Buck was sentenced on September 9, 2005, he was fined $500.00 and told to stay away from the person he threatened and an order (peace bond) was put in place for 6 months. The person Buck threatened is the same person that came forward and took Sandy to the RECBC, this was retaliation, this was Sandy and Bucks way of dealing with someone that complained about Sandy. Court files show that Buck not only threatened the persons life but committed an act of arson while doing it. Why did the system just let Buck go? The ex-employee that responded is correct, why didn't Bucks church remove him as a Deacon for his conduct in the community? What is even more disturbing is RECBC was informed about this and did absolutely nothing about it. They didn't think it was a big deal.

Now anyone reading this can see why I was hesitant on making a complaint on Sandy, I don't need people showing up at my house threatening my life or burning stuff.

Be very cautious of Sandy Stinson, Dave Gonyea or Kevin Gibson. I am very suspicious Sandy is involved in a lot more than just selling real estate.

Please contact (VIREB)the Vancouver Island Real Estate Board 250-390-4212 and file a complaint. Phone some lawyers and see if they will take your case.
Your discription of Sandy & Dave is true and it is well known in the village.
Not only have they done this to you this has happened to many of others.
There are already complaints with VIREB and pending lawsuits against Sandy and others at that Remax Office. Sandy has had her license suspended before she is not of good reputation. The Vancouver Real Estate Board needs to hear from you
