We needed to leave the property we were renting due to the owner had a relative in need of a place to stay so we needed to find a place rather fast in the same school district for our children.
We called David & Michelle Law for a home to rent and were told they had a apartment that would be available soon for $400 a month plus deposit.  We said we were looking for something a little bigger but we'd like to look at it as soon as it was available to view and please notify us if anything comes available.
 David and Michelle had a 3 bedroom Trailer come available in those two weeks and we called them on this as well (since they forgot to notify us). They claimed someone had already had first dibs on the home due to calling them from a small notice in the local grocery store, and were to view it but we could view it and the apartment as well. The Trailer was $450 per month plus deposit. We viewed both with Michelle and her teenage daughter. The tenant in the apartment was in the process of moving and the tenant in the trailer was still very much living in the home. So you couldn't see much with all of the furniture and toys crammed in the small home. We said we'd like to have the 3 bedroom and could give the deposit now along with 6 months rent. We were told a 30 day notice if we needed to move would be appreciated. (nothing was stressed about the 30 day notice). Also she said they had the peice to fix the counter top.  
Michelle said the 1st person would have first chance at the 3 bedroom and that she made hints that she wasn't sure if the lady could get the deposit. Michelle said she'd let us know by the end of the day. We recieved a phone call from Michelle Law by supper time and was told she had recieved no word from the first potential tennant and it was ours. We said we'd have the money to her in the morning she said it could wait for Tuesday morning that is when she'd be in her shop due to the holiday ( she is a beutician) and would have the lease aggreement. We said that would be fine.
Tuesday morning came and we stopped for the aggreement. She said she hadn't printed it out yet. (There were still no stipulations about the aggreement)  We picked up the keys and paid the Deposit and 6 months rent on two seperate checks. June- November. Rent would be due Dec. 1st 2011. She wrote out a reciept. Michelle said she'd get the aggrement printed for me.
Vacation came for my husband who wanted to start moving. I had went to the home and CLEANED it...It was FILTHY! I inspected it and found a minor ding in the hallway and another behind the door of the North bathroom door and Far north bedroom behind the door. I told Michelle and was told she will let David know. Nothing was done! THEN I found mold in the North bedroom along the wall close to the floor. When we inspected this it  was a child's bedroom and had toys so we could not see this. There were some shingles missing so the roof apparently leaked.
MY husband found a little larger place for us to rent outside of town that would suit us better for the children and we took it instead. We NEVER stayed one night in the 3 bedroom trailer of David and Michelle Law's. We called them and let them know. IT had been 11 days. We expected them to keep one month rent. They kept the Deposit as well. They SAID it was in their contract aggreement that if you leave with no 30 day notice they could keep  the deposit. (Again THIS was NOT told to us stressing in anyway that the deposit would not be returned.) The contract aggreement  we never SAW or SIGNED!! I cleaned the dump and mowed the yard two times and they were paid $900.00 between the one month they kept and the deposit. (Not to mention the lady that left she didn't give a notice and left in the middle of the month. So they kept $900 of hers as well...that part is an assumption.) I was told by MANY people in the town that they do this ALL THE TIME!  ( of course we weren't warned about them until the damage was already done.)
They reimbursed us for 5 months we paid in advance. Also, David and Michelle NEVER came to look at anything that was told to them about the rental property and said " we could have rented that to someone else" Funny....Why didn't they? They claimed the "other" person seemed to have no deposit or may have a hard time getting the money and they stated she never called to reserve the property. 
This is for anyone out there that is looking for a rental in King city Missouri. Stay clear from the likes of David and Michelle Law...They are Thieves and LIARS!

First off, it is nice that a website can print information like this and have the accuser put all of your information on this public site without having to put any of their own info on the web.  No names, addresses or dates.  Just a simple one sided story with no rebuttall.   It was clearly stated to the renters about the 30 day, month to month rental agreement.  The agreement was printed and never returned by the renters.  The renters occupied the trailer for one month and did not give us the 30 day notice.  If they had concerns about the agreement and the condition of the unit, they could have paid just the deposit to hold the unit and then inspected it before taking possesion.   They were told if we could get the unit rented to another person by the first of the month, then they would get their deposit returned to them.  We were not able to rent the unit out in the short amount of time that they gave us when they changed their minds about living in the unit. The only amount of amount they lost was the $450 for the deposit.  The balance of the rent was returned to them in full!!!! As for the claims of the previous renter that is false and is slanderous and false statement.  We have several units and we have had this business for over 8 years and this was only the second deposit that we have not returned to renter.
