Last year we started thinking about buying a home, and so went on Lending Tree to see if any mortgage companies would finance us. (we had previous credit problems, bankruptcy, etc) We were contacted by STS Lending and we started the loan process with a broker named Mark Radom. We worked with him for several months and during that time we decided to have a home built which meant that we didn't need financing for about 6-8 months out.

Some time passed and we were contacted again by Drew Geyer from STS Lending, who told us that our original broker no longer worked for the company and he would be taking over our file. This started the insane process that led to me writing this report.

He started off by telling us that we were approved for a 100% loan, no problems whatsoever. There were many hours of phone calls hashing out the details. At some point during this time we were informed that he was put on 'outside sales' and that I needed to contact him on his cell phone since he was never in the office. I told my realtor this and she said that it wasn't unusual for this to happen so I didn't think anything of it.

Several weeks go by, during this time he kept in constant touch with us, all the while telling us that we are good to go, don't worry about the loan. I should have listened to my intuition.

It came to the point where the house was completed and we needed an appraisal done, and he became harder and harder to contact. Still, when we did talk to him, he said he re ran our credit and we were approved for a my community loan at 6.5% with no money down, and we could close 3 days after the appraisal came in. A week later he eventually ordered the appraisal (after much badgering by myself and my realtor). He said he would overnight the loan paperwork for us to sign as soon as the appraisal came in.

Naturally we were excited and my husband and I started to pack up our house, essentially packing everything except for what we absolutely needed. We have 2 little girls and all their toys were packed, all of our kitchenware, everything. We put orders in for utilities to be turned on at the new house. Then the waiting began.

Drew became impossible to contact. His voicemail was alaways full, or he just had his phone turned off. I tried to contact STS Lending and no one would call me back. We were living out of boxes waiting for this paperwork that was supposed to be overnighted to us. Finally after a week of hearing nothing from Mr. Geyer, my realtor finally gets a hold of him to hear that he had been 'on vacation' and we could close in 2 days. She says ok get us the paperwork.

That evening my husband contacts Drew to ask him what athe deal was. Drew told him that he had a 'family emergency' and that was why we couldn't get a hold of him. Was it a vacation or a family emergency? So my husband starts to grill him on our loan, and Drew finally admits that he no longer works for STS Lending and he can't do our loan. Apparently 'outside sales' means "I was let go."

He had been leading us on for at least a month, telling us that he was going to close our loan, pulling our credit report, and he didn't even work for the company. Our lives were turned upside down because of this man, and I now have to put fraud alerts on my credit because he is out there with all of my info.

My question is why would someone spend so many hours wasting time? Why would he outright lie to us? It is unbelievable to me that someone could do this.

If you ever hear the name Drew Geyer when you are applying for a loan run as fast as you can and don't look back.

Buying a home is one of the most important financial decisions any family can make. There is something inside all of us that wants to have a piece of land that we own and call home. It is an inherent human right and something we all deserve.

James and Jodi are no different than any other American family. They both work together to help their family thrive and to make tomorrow a better day. From my encounters with them, it appears that they could not be happier together.

James has achieved advances with his career to do his best for his household and works very hard. I know his future will be a good one and they will thrive. He is doing everything he can to provide his family with a good life. Jodi has completed higher levels of education to make her successful career possible. She is one of the nicest and brightest I have encountered. She could not be more proud of her husband.

James and Jodi deserve their house. And they will get one very soon. They are not the type of family that gives up. STS Lending has done no wrong to this family. It is true that James and Jodi were within days of closing.

I personally suffered a tremendous loss. It was a family tragedy. One that I did not feel I could handle. When it happened I was in such despair and grief. I shut down. I disappeared. Not just from James and Jodi but from everyone. I took a few days and went to the beach. No cell phone, no PC. Just a place to clear my mind of all the agony and suffering. I left Wednesday night and returned the following Monday. My get away helped me tremendously. James and Jodi's realtor called me and I did tell her I was on vacation. I did not feel that it was any of her business. I was only gone Thursday and Friday, as I left after close of business Wednesday. James contacted me that evening and was upset that I disappeared. When I explained I had a family loss, he said he really didn't care. It didn't matter to him. He just cared that he couldn't reach me for two days. I was shocked at his inhumane response. I wanted to terminate the call, but I was so emotionally fragile that I thought to myself, maybe James does not understand the gravity of my loss. So I listened to him ramble on with his personal attacks on my identity and credibility and accusations of fraudulent behavior. I apologized several times and explained to James that I was gone for two days due to a family loss.

Something Jodi left out is they had yet to pay for an appraisal. I put just as much time into this as they have. I collected no payment from them. After an appraisal it could be possible to close in two days. Do you know of any lender who would lend on a house that had not been appraised for? I would of thought that James and Jodi would of had this done by now. They had not. They wanted the appraisal to be paid out of closing. If this was done then STS would be responsible for the appraisal fee, and that would get passed to me if James and Jodi changed their minds on going forward. I was even willing to risk that until James told me he was talking to several other lenders. So why would I put my money on the line to pay for his appraisal when he has not committed to do business with me?

The bottom line is that my two day disappearance could not of come at a worse time for James and Jodi with all they had worked on and effort we both had made to get this far. However, after my conversation with James and his inhumane responses to my significant loss I suffered, I really don't care. It is hard to feel sympathetic to James and Jodi when they were so cold on my loss.

That being said, I hope this 'rip-off' report eased some of her frustrations. And I make no apologies for taking time off to deal with a personal matter. I do apologize that it happened in such a pivotal time with their situation. I wish them continued success and happiness. I hope they get their house.
