Eric Grenier advertises his company as Premier Veterinary Hospital Builder. We hired him to remodel a free stanting building that was already built as a veterinary hospital.

The schedule provided of 5 weeks to finish the job ended up taking him 15 weeks. During this time the hospital had no workers for several days because he was doing another job.

He got paid in full $157,000 thorough  Live Oak Bank loan.  As per contract, he was  supposed to patch walls, and paint walls,  replace floor and  apply epoxy hospital floor,  replace cabinets and install equipment.  He didn' t do it. 

He did not patch the walls, the epoxy floor is not hospital grade epoxy floor and it is  defective thoughout the building, he installed only part of the equipment and did not clean his mess.

The painters he hired told him in several ocations that the walls were not ready to be painted, he asked them to painted them they way they were because he was not going to pay for patching the walls. He hired a floor company to place an epoxy floor through the building. The first floor company left and did not finish the job because he was delaying payments to them and they prefered to lost what was iinvested than invest more, and still not get paid. He hired another second floor company that recommended to aplly the sealer to the epoxy floor. Contractor didnt want to apply sealer because he said he lost money with the first floor company .  The $ 57,000 paid  floor is not a hospital epoxy floor. Because he did not apply the sealer, the porosity of the floor is trapping dirt and getting stained after only 2 months of being placed. As per contract, his job is supposed to be guaranteed for a year. He has been contacted several times and 5 floor expert have come to see the floor and agreed that the sealer was not applied. Estimates were sent to him. Eric grenier doesnt answer the phone anymore and have make clear  by e mail that has no intention to fix or pay  the floor. he knows that lawyers are expensive and as a starting bussiness, do not have the money to legally persecute him, so he takes advantage and gets away with it.

 He did not pay first floor company, he did not pay in full the handy man he hired to place the tile in the reception, he requested the IT guy to finish what his electrician didnt finish and he did not pay him either. Extra to that, he left the place in a very bad shape, no patched walls, did not change door handles on main doors (only inside ) and got paid for it, did not clean the place, which as per contract he was supposed to do. I have a list of all persons affected and their contact information, as well as pictures and the letter was sent to him when he left and all the e mails.

I also recently learned that I am not the only hospital that has been abused by him. Another veterinary practice in Ft Meyers is dealing with the lack of ethics of this person and not happy about it.

Cristina is the wife of the owner of this clinic, and what she is reporting is full of lies. I should have known to bail when her husband told me that they had problems with a contractor in their house and had to replace the contractor before the first one was done.

They purchased the building and their loan could not cover all the repairs so the loan for construction was reduced substantially so we had to dramatically reduce the amount of work needed in this ran down 40 years old building that was in a very bad shape. 

The building was visited before contract was signed but there was people living there, furniture, animals and some rooms were inacessible. The walls were covered with pictures, posters and many things that prevented us to see the damages to the walls and the real shape of this building. 

New cabinets was not in the contract but only $8k allowed for repairs. Once I started, they kept telling me that they wanted all the cabinets removed and replaced by new ones with new counter tops.  that's about 40 boxes and retail price is about $16k which is double the $8k allowed. Well I replaced all cabinets and did it at no extra charge so they could be happy. I was wrong, Cristina is never happy, she always wants more and never want to pay a penny more. 

As for the walls, their place was a disaster and just fixing the walls took 3 weeks at 2 guys so this again was an unforeseen condition and she did not want to pay extra for repairs so we did what we could to get the walls in decent shape but honestly this building should have been gutted but they didn't have the budget to do it.  They always used the words CHEAP CHEAP CHEAP when they talked about the buildout but still expect the look of the Ritz Carlton. 

Contract stated 12 weeks for buildout after obtention of permits. I started before obtention of permits so I could get a head start but on the first day, the owners started adding new stuff to the workload, items that was never discussed in the contract or meeting. Like the new front door, or water heater box, many many new electrical outlets, additional sinks, new cabinets, all walls patching, surgery pass through, surgery lights and lots more that I forgot.  

As for the floor, we did have some problems with the floor quality and the flooring contractor was replaced. The new flooring guy did the floor exactly like the sample the owners approved and there is no sealer required on an epoxy floor.  Epoxy is a 2 part product that does not require a sealer. Owners wanted a non slippery surface but realized that it's hard to clean so now they want it smooth like it was the first time the floor was done but the owners refused the floor because it was too shiny and too slippery. 

Cristina likes to come to the job every day and disturb the peace by pointing things out to all the subs and the employees of the subs delaying the job and nitpicking on all unfinished things that would have been done if she didn't held up all the workers with unimportant details.  Also collected everyone's phone numbers so she could call all the subs directly and going over the General Contractor and working out her own deals with the subs. 

All subs got paid for their work accomplished as per contract and the bank was supplied with all releases of liens from all the subs being paid otherwise the bank would not have released the funds to me. The carpener she mention above is an undocumented, unlicensed, uninsured worker she brought in to help with the tiles and got pais as per agreement but tried to scam me. 

As for the IT guy, I refered this guy to the owners and got them in direct contact so they could save money and not pay contractor fees.  Me and the IT guy have a good relation and do each others favors all the time. 

I have always replied to her emails, not phone calls because in the past, she has denied things that she had said over the phone so I stcik to emails now on.  

I have been back to the building to fix things but after the last time, I told them to make a list and I would be back to fix the items. (minor wall scratches and blemishes)  They have not given me a date yet. They did asked me for a refund of $4000 on the floor though. I think they are just looking for money and not for repairs.  None of the 5 floor companies she got to look at the floor could put in writing that the floor was defective. ????

 

I wish the best luck and really hope their hospital get a lot of customers so they can have something else to do than try to blame others for their poor decisions.
