I encountered Ed Neering when I was selling my house in Holly Springs to move overseas; he represented the buyer. He was uncommunicative, spoke badly of those in the  transaction, and then held up the process, unnecessarily delaying the closing by two weeks, costing me money in escrow, taxes, insurance, and utility bills.

Ed did not ensure that all tasks were completed by the due diligence period. As such, the closing was delayed for 14 days over an incomplete termite report (yes, really) and other minor pieces. When contacted with requests for information, he would not respond to either my agent or the mortgage agent processing the buyers' loan. They frequently reported having to contact him multiple times to obtain forms, contact numbers for the closing attorneys, etc.

In addition to this, he lied to my agent by giving her the name of a lawyer to handle the closing WHOM HE HAD NOT CONTACTED. When my agent sent the closing documents to the lawyer to begin processing, he sent them back saying he had no idea who we were and what the transaction was about. My agent called and verified with Ed TWICE that he had contacted this lawyer, and each time the lawyer insisted he didn't know anything about the transaction. After three rounds, the lawyer refused to handle the closing, and the mortgage agent took over the task of locating an alternate attorney.

All of these preventable hold-ups caused the loan package to sit for too long once it came out of underwriting, and it had to go back in for additional review and adjustment of escrow and rates, which caused an additional delay, because even when this second review became necessary, he did not supply the required paperwork.  Once he did, he sent improper forms to the mortgage agent, which included pest control specialists commenting on the structure of the property (pest control specialists are not engineers). This held up the process still further because the forms had to be corrected and re-submitted.

Through all this, he spoke badly of the mortgage agent to my agent, commenting that she didn't know what she was doing, when, in fact, it was the mortgage agent and my agent who finally carried the transaction to closing.

I'm not sure if he's new to real estate, stupid, belligerent, or all three, but I would not suggest anyone work with him. He didn't deserve a cent of the fee he received, and seems to spend more time blogging and attempting to sell shady get rich quick schemes than selling houses.
