Very poor service. I initially hired them to do an eviction. They advertise tennants gone in 27 days. It has been about 90 days now and they are not done with eviction. Robert Velasquez was a good salesman over the phone. I thought he was trustworthy. I was wrong. I had to keep badgering him to get things done. Now, I am still waiting for final writ of possession and he keeps making the excuse that the courts are taking their time. After using this excuse for the third time, it becomes very difficult to believe.

The attorney they assigned me at the court trial was a very lazy attorney. When I introduced myself at the court house, he did not even give his name or business card. All he wanted to do was collect his money and not go to trial. I wish I could have consulted with him before trial but of cours Robert Velasquez never had the attorney call me in advance to the trial.

Expert Evictions claims to have an A+ rating with BBB. They can not be found on the BBB website. 

Once they get your money, kiss the services goodbye...

False Report, not all the FACTS

Our company does pride itself in helping Landlords and Property managers with their Unlawful Detainer actions. Unfortunately Mr. STEVEN HONG is not reporting the TRUE FACTS about his EVICTION.  

Our website does advertise "MOST UNCONTESTED EVICTIONS are completed within 27 Days, some restrictions apply", which is a TRUE STATEMENT if the Eviction is UNCONTESTED.  Mr. Steven Hong was clear about the meaning of "UNCONTESTED EVICTION" at the time when he hired our services, 'UNCONTESTED "wich simple means that the Tenant living inside the property DOES NOT FILE A RESPONSE with the court.  In Mr. Hong's case his tenants DID CONTEST THE EVICTION, THUS MAKING HIS CLAIMS AGAINST OUR COMPANY NOT TRUE.  After Mr. Hong's tenants contested the Eviction by filing their response with the Santa Ana Superior Court, our office proceeded to request to set the case to trial.  The court has complete control of their trial Calendar, NOT OUR OFFICE, and this case was set to trial for 10/10/2013.  Mr. STEVEN HONG then requested to have an Attorney represent him at the Trial. Again Mr . Hong's complaints about the Attorney "not reviewing his case" or "been lazy" have no merit because our office provided the entire case to the Appearing Attorney 48 hours before the trial.  Mr Steven Hong DID NOT REQUEST to sit down or review the case with the Attorney before the trial, which could of been arranged if Mr. Hung would of requested it.  At the trial, Mr. Hong agreed to let his tenants stay in his property UNTIL DECEMBER 1, 2013. This agreement was entered by Mr. Hong and His tenants and signed by all parties.  The outcome of our Eviction Service was AN EVICTION AGAINST MR. HONG'S TENANT'S, which is the reason why our Company was hired in the first place.  Mr. Hong was complaining that the Eviction process took too long, but it makes no sense because Mr. Hong AGREED TO LET HIS TENANTS STAY IN HIS PROPERTY FOR AN EXTRA 30 DAYS, AFTER THE TRIAL ( all this information is public record  Case Name: HONG VS. VASQUEZ).  Mr. Hong's claim are completely false and inaccurate and it is unfortunate that our client makes claims against myself and Expert Evictions without telling the TRUTH ABOUT HIS CASE.   Mr. Hung did receive his Writ of Possession after the court processed it.  The Courts in Orange County do take some time to process files due to the tremendous work case load.

It is our opinion that Mr. Steven Hong wanted to blame us for his decision of allowing his tenants to stay at his property for the additional 30 days.  Our office does have an A rating with BETTER BUSINESS BUREAU, but the BBB is now the BUSINES CONSUMER ALLIANCE.
