I only entered in the Utah address, but this really applies to any UnFairbanks address--Utah, Pennsylvania, Kentucky, Florida, doesn't matter---the same level of deceit and rudeness lives in any and all of their sister companies.

In 1996, we were railroaded into a balloon mortgage with ContiMortgage Co. who should also be reported here as well. However, our real nightmares began when they sold our loan to Fairbanks, three years ago.

Like others who've reported here, we never knew our mortgage had been sold until we started getting payment coupons from Fairbanks.

Three or four months later we tried to refinance. Up to this time, we'd never been seriously late--no more than 10 days. Well, imagine our surprise when we get told by the new company we're trying to get in with that Fairbanks says we've been 30 days late every month for the past 12!

However--get this--this is NOT reflected in our credit history!! This new place wanted written confirmation that we had not been late---why, I don't know. Our credit report should have been good enough. Fairbanks wouldn't give it. Stood by their lies and yelled, screamed, and hung up on whoever tried to call them about this matter. Needless to say, we didn't get the loan. And we'd paid out $300 for an appraisal as well. Money we really couldn't afford to lose if we weren't going to get the loan.

A few months later, my husband's work slowed down. People were laid off, hours were cut--I wasn't working ourstide the home at the time. For the first time in years, we were later than the 10 days. When the collection guy called to find out what was happening, the first thing he said was, "Hey! What happened to you guys? You're never more than 10 days late!"

Excuse me--What??!!!!

Because they wouldn't work out a suitable payment plan to fit our circumstances then, we only sunk in deeper. Before this first bad dream ended, we paid them over $5000 over what we actually owed, due to their fees and costs for things very likely unnecessary. Once this forebearance ended, we thought we'd be fine.

But nope---they conveniently "lost". "mislaid", or miscredited our Nov. payment. Even as we were protesting and sending copy after copy of the proof of payment, they began yet another foreclosure on us. Which even after they located the payment (which they never notified us they had. We found out they'd found it from our State Attorney General's office.) they did nothing to stop the foreclosure. Said it didn't matter as we were missing several other payments as well.

What absolute morons! How could we be missing payments during a forebearance agreement? I proved again we'd made those payments. A couple of which, I had to reprove several times. Again, didn't matter. Another $4000 went out the door to them. We're finally over that, and here they are saying March's payment wasn't received. Funny here it is on April's statement--PAID.

Okay, I get together all the various forms of proof of that payment, plus Aug. of 2001 which they still wanted to say they hadn't got and I send it out. Just after I did, we receive a paper noting all these payments were received. Noticed that this bit of info came from a different office than the claim we owed had. You want to tell me in this day and age, these people can't get their act ooordinated so this kind of thing won't happen?

Well, don't you know, this week we're notified that our mortgage has been sold again to some company in California--SN Servicing Corporation. How nice. New nightmares with a new company, most likely. Nice of them to, this time, tell us about it, though.

I've done the math, and with what we've paid them, the house could almost have been ours already. We've paid them close to the $63,000 we borrowed, yet only about $1000 has gone on the principal in all this time. How discouraging!

While we haven't been bothered every nonth with guys coming to the door to make sure we still live here, we've been bothered on several occasions, and have had their notices stuck in our door. A woman dropped by to take a picture. We've received their deliquent notices in the past with six or seven other people's notices stuck in there. Now there's confidentiality for you!

Have any of you had someone demand to know just what you've been spending your money on that you can't come up with the cash to pay your loan? We have more than once. Finally learned to tell them it was none of their business. Yes, we've even been told that we shouldn't be paying our fuel bill before the mortgage and this in the dead of winter that $100 a week is too much to spent on food for our family of 2 adults and 3 teenaged boys.

In a country that touts freedom for all, we shouldn't have to fear losing our homes to these types of characters. I can't imagine coming home from work or wherever, like another person posted here, and finding my home being raided and snatched away. I know I'd be writing every newspaper in the country, if not the world, about it. Must be nice to play God with people's lives like they do.

But--they assure us that we are Valued Customers! That as such, we are entitled to be treated with respect.

Heh! Yeah, right. When are they planning to start?

They have worked hard to so thoroughly screw up our credit that we probably can't borrow a pencil, never mind a loan to get out of this mess. I'm beginning to think that bankruptcy can't possibly be worse. Even so, we will continue to fight to keep our home, no matter what corporate monster takes over the loan.

Count us in as two more of their dissatisfied "valued" customers.

You can do a Reverse Foreclosure on them for Breach of Contract (sorry the info was bogus)

I am im the process of doing a reverse foreclosure on my mortgage company for breach of contract. I am working with some people who have a 100% success rate at completing this process against the banks. Justice at last!!! I was not having problems with my mortgage company accepting my payments or applying them properly, but I did find out recently that all mortgages are fraudulent. They deceive you from day one. You funded your own loan, and that can be proven.



They monetize your signature on the Promissory Note. They collect in full as soon as you sign the mortgage documents, but still force you to sign a "tenency agreement" in the form of a mortgage or deed of trust, effectively giving them title back on a house you already owned free and clear outright. That is not disclosed to you at the time, therefore they have breached the contract, and it is "they" who are in default.



We follow the same basic procedures they follow to foreclose on us. We follow the laws and state statutes to the letter, and there is nothing they can do to stop us. They have only two choices, Reconvey and give us back the title and deed to the property or ignore us (their most common choice), and we foreclose on them. It hurts their credit and their rating status. What a switch!

Several of their operational and legal staff are former employees of Fairbanks Capital who know all their dirty little tricks and how to deal with them. After learning of the banking fraud, they switched sides opting to help people get out of debt and save their homes rather than helping the banks foreclose and take homes away from honest hard working people. Bullwinkle....Tell me what the fitch rating system has to do with what is happening here? Oc has a B rating and they are one of the most underhanded companies out there. The fitch rating tells you that they have succeeded making money and they are stable...at the cost of the American people. When they fall, and they will, we will see how they rate with the American people. The 52000 pages of complaints that HUD...public information if your interested, the numerous law suits and the number of complaints just listed on this site should tell you that just going by the fitch rating system can be a mistake for anyone. If you are an investor beware, not is all what it may seem. With the lawsuits pending and the federal organizations actively involved, the tide is changing. We will overcome!!! Our firm recommendation Neenah is to join the class action suit Hanson vs Ocwen/the info is on this site...united for victory!!! Thank-you Kweku!

Yet another scam artist operation. Fitch ratings info from a couple of years ago is revealing:



Fitch assigns Security National Servicing Corporation (Security National) its 'RPS3' residential primary servicer rating for subprime and home equity products, and its 'RSS3' rating for residential special servicer. The 'RPS3' rating is based on the company's loan administration, collections, and investor reporting capabilities. The 'RSS3' rating is based on Security National's track record in non-performing loan resolutions and liquidations and REO management. Both ratings also reflect the strength of the company's proprietary technology, experienced and tenured management team, and servicing processes and controls that are uniquely suited to serve the company's business strategy. Security National provides loan servicing for a group of affiliated limited partnerships and limited liability companies which are consolidated into Security National Holding Company, LLC (SNHC). SNHC, through its various affiliates acquires sub- and non-performing residential mortgages, commercial mortgages, real estate and consumer loans. The company's roots date back to 1987 when the first partnership was formed to acquire the loan portfolio of a failed bank from the FDIC. The company's consistently positive income history is directly attributable to its loan acquisition strategies and the performance of its servicing platform, which is headquartered in Eureka, CA with offices in Sacramento, CA, Baton Rouge, LA, Piscataway, NJ, and Denver, CO. They are Security National Corporation. This company calls my home at least 3 times per day looking for my daughter's boyfriend who has a car financed with their company. I have told them NOT to call my home. They are either deaf or really stupid. I told them that he DOES NOT live at my home and to STOP calling me about this situation. They DO NOT hear me! I told them that I record ALL conversations and would be filing charges against them if they continue to call my home. Guess what? They STILL call!

Read your report, and have some advice...REFINANCE NOW IF YOU CAN!!!!! SN Servicing is just as bad (if not worse) that Fairbanks. Ocwen sold my loan to them last November, in the midst of a forebearance agreement. The three payments I made to Ocwen were never credited to my new account with SN Servicing, and they also left notes on my door and phone calls. When the servicer called me and told me that I could made a payment by phone, I agreed, and gave her the checking account information. Mind you, there was at least $4,000 in the account at the time, and two months later, she calls me to tell me the payment was not honored (even though I never received an NSF notice from the bank at any time). They refused to honor the forebearance and foreclosed quite handily. And, Ocwen had never discharged the foreclosure case they had opened in '97, and SN when ahead and just used their name (Ocwen's) to foreclose on me and the original lawsuit. I was evicted from my home of 14 years on Valentine's day this year. I can't begin to tell you what a traumatic situation this is.



If you want more info on SN, their website is www.snsc.com. They only buy non-performing loans, notes, lottery winning tickets, etc. They don't service anything. They are investors, plain and simple. And the federal government should not allow them to buy so-called non-peforming loans. At least not to buy these properties from lenders who are supposed to follow Fannie Mae and HUD guidelines on servicing and collection practices.

Just got a new statement from our "dear" friends in Jacksonville. They say they didn't get our Jan. 2003 payment. Which they want paid by last month. So cute . . . Especially when they neglected to send their request until now.



They also want this month's payment---even though they've sold our mortgage and aren't entitled any longer.



I have my Feb. statement showing they got and credited our payment. The horror continues even after they sell us off!



But why not? They've done worse to so many others.



I'll do another Google search for SN. Anyone heard of Bridger Capital? Not Commercial or the Funding people, I don't think. We want to check them out before contacting someone there.

I used google and typed sn, mortgage servicer

The site I looked at only had the name and address and possible the name of the Owner, Sandra Austin, who filed for registration.



I'm sure if you look at all the links from the search you will get more info.

Fairbanks Sold Our Loan To SN Servicing Corporation

Did a search for SN which brought up nothing about them.



A good sign? I hope so. If not, I'll be the first or one of the first to report.



Also, I must apologize for all the mistakes in my first report. I usually correct them all with a magnifying glass and/or the preview option. Didn't have the magnifier handy and, alas, there's no preview button here. Sigh . . .
