My husband and I are first time homebuyers from INDIANA and have been taken on the ride of our lifes by FAIRBANKS CAPITAL CORPORATION!!

It has been an emotional roller coaster ride going on 2 years of dealing with these scum bags. Our ride began when we were informed by Fairbanks that we were months past due on our mortgage.. We had absolutely no idea who they were let alone that they had bought our loan. We had been making our monthly payments on time not to FAIRBANKS but to the bank that we signed the loan with.. Ofcourse, FAIRBANKS had no record of those payments and at that time, not knowing what was ahead of us we went ahead and sent in the amount to bring the account current (which anyone who has delt with FAIRBANKS knows that bringing the account current has many hidden meanings).

A few months pass and we were informed that FORCEPLACED HAZARD INSURANCE had been placed upon our loan, causing our payment to increase a great amount. I explained to the always cheerful, polite representative (HA!HA!-NOT) that we had to have proof of insurance when we purchased the home!!! Which was a waste of my time explaining anything (she had heard it all before, she knew what to tell me) She told me that I needed to call a different number and speak with them regarding the insurance. Months pass and the forceplaced insurance still remained on the loan after countless phone calls and faxes not only by us, but by our own insurance agent. To this date this matter still isn't resolved!

Next came the never ending phone calls by those "wonderful" (NOT) representatives, telling us that our payment was late and that we were again past due on the loan. They tell us we need to western union QUICK COLLECT payment and call them back with the control number - we send the money make the call giving them the control number - 2 months pass and the phone calls begin again, then comes the bogus attorney fees and late fee's..then foreclosure proceedings begin...

We finally catch onto their little operation, our payments weren't being applied to our account (even after calling them with control numbers for western union transactions), when amounts and dates were questioned the only thing that the representatives agreed on was that we were months past due and that attorney fee's and late fees increased call after call. The statements never came before payment was due and then when they came we could never figure them out, our payments never showed the escrow account had us in the negitive...

FAIRBANKS CAPITAL AND IT'S EMPLOYEES have drained us both financially and physically! This website and others who have been taken by FAIRBANKS .. gives us the strength and the hope to see that this company pays back what they have stolen!!!

I live in INDIANA and ask all of you that do and those that don't continue to write letters, contact media sources, with all of us working together perhaps soon this RIPOFF company will fall to the ground and pay back what they have stolen!

I have one final comment, those of you who work for FAIRBANKS CAPITAL CORPORATION especially the Customer Service Representatives .. I honestly don't know how you can sleep at night, and I am sure that when the proper authorities/media get involved you will all claim that you didn't know .. you do know all of us share the same story... one you hear everyday and choose to follow your script sheet and ignore! You should get out while you can.. Do you really think that a company that would scam, steal and lie to it's own customers is going to be there to take care of you when you fall? .. I think NOT!!

Maybe there is someone reading this who works for FAIRBANKS or knows someone that does, why not come clean with your conscious .. you might be that one person who can provide information to make sure that next customer doesn't fall victim to FAIRBANKS CAPITAL CORPORATION !!!!!

I want to thank you for your information. But for me, as of today, it is too late. They boarded up my house today and I don't have any of my personal possessions out of there yet. I hope that for you it will not be too late to get out of a job that is going to go down hill with the company with the many lawsuits being filed. I am hoping that I can find one in my area to be able to join.

I am just like everyone else on here and had no choice. My mortgage was sold to them and I didn't even know it. I am a victim and I have nothing left of almost 17 years of living in my house. Only 7 years with Equicredit, my original lender, only to have everything, including my clothes, pictures and personal possessions stolen away from me.

I hope Fairbanks is happy with themselves and can't sleep at night either. They try to make themselves look good by telling everyone that we are no good and we are losers because we can't make our payments. I was making mine and they refusd them. Telling me I was behind when I wasn't. Sleep well people and I hope to see you living out in the streets someday when we take you down.

Dear Employee:
Since you felt the need to share your hearfelt concern for the victims of FCC I feel the need to give you some very good advice. Run don't walk to the best headhunter you can find in California. If you wait too much longer it will be impossible for you to get another job in the same business. Once you put FCC as an employer your finished in that business. Fairbanks intrastructure is crumbling, get out while you can. Do not believe the office talk that everything will be fine. Just a word of advice, if you take it you should be OK. When asked why you left FCC you can use the excuse your work ethic would not allow you to work there anymore. If you are as careing as you say you are I do not want you to have to take the hit that is coming.

into believing we are all sorry, loser, deadbeats. I feel bad that you have to go to a job everyday knowing what you know. I for one believe in Whistle Blowing and suffering the aftermath that it entails. Been there, done that and never looked back. I sleep well knowing it was all worth it in the end.

Hope your searching for a new job? Get ahead of the game, soon the whole entire company will be looking for a job, thats what we are all pushing hard for anyway.

Personally if you believe just one story on here, and it seems like you do, I would run, not walk to the nearest exit. Its eventually going to get really ugly there and like a scene out of a movie the Feds will walk in and shut the place down. Sorry for you but I have to say on that day I will call in sick and be celebrating.

Thanks for your comments. I'm sure it takes courage to post here if you are a Fairbanks employee. Your advice about avoiding Fairbanks is, obviously, well taken. But remember, unless we were lucky enough to find a bank that never sells mortgages (and personally, I never even thought about that as an issue), WE HAD NO CHOICE. My mortgage was sold to Fairbanks by my original lender. I just woke up one morning and found myself in the middle of this. That's what happened to most of us. I haven't met anyone yet who deliberately sought a loan from Fairbanks. Your advice here about how to manage them is helpful. You can be even more helpful if you choose. Consider calling HUD and FTC and telling them what you know. Consider helping to bring this company down so they can no longer steal from innocent people who never had a choice. Consider being prepared to stand up in court and tell your story when the time comes.

Dear Customers

I deal with complaints all day long and I feel for each one of you.

I work in the insurance tracking dept. I recieve alot of your calls everyday. I do have a heart but like most people It's my job and I have to make a living like everyone else.

I have to say this, I try my best to help people who I see gettn RIPPED OFF everyday by this Co. I track Insurance for many Lenders and I will say this Fairbanks is the worst by far.

I can't begin to tell you all what really goes on but most of you hit the nail on the head with out anyone helping you.

As far as the payments go I see many, many, many fee's added on millions of loans mostly do to lender placed insurance being placed by Fairbanks, when loans transfer for lender to lender or the millions of faxes that are not updated or not received (or so they say).
I myself would never ever use Fairbanks as my lender, I have had Great Western, for years and never ever had one problem with my account and or insurance.

Now Donna, I'd like to say something to you as well, I hate what I see everyday but I try very hard to help each customer as best I can and that's how I sleep at night.

I'm not the one rippn you off, I myself work everyday I try very hard to help my customers.We take way to many complaints over 150 a day and being very under staffed is a serious problem as well.

I only wish I could help each one of you but the only thing I can do is share some inside info on what to watch for and how to make sure lender placed insurance is not placed on your property. I see that as the BIGGEST $$$$ maker for Fairbanks.

1. Each time your policy comes up for renewal the month before it is due to expire or a payment is due, call and verifed if we have a renewal and have made a payment if it is escrowed.

2. Always have your policy in hand when you call in. (decloration page)

3. Do NOT have an Escrow/Impound Account for Insurance or Taxes ( just another way to lose $$)

4. Make sure your Lender is listed on your policy and all info is correct each time it changes hands. Don't assume we have it.

5. Don't think we as customer service reps are all bad guys, we are just making a living and feeding our kids just as you do. some of us are trying to help you. ( maybe not all)

6. Never ever let your policy expire or Lapes for any reason, the lender will place insurance and charge you almost double what you pay, and then take months to get your $ back and payment re adjusted.

7. lucky # 7 best advise, never use a lender you can't trust......

Again, I am very sorry for what this co has done to there(my) customers, I have helped alot of you get your $ back. I do care about my customers
