Federal Loan Modification -fedmod.com - Anz And Associates Liars about being a Law Firm - Take the money and play dodge the calls Irvine California
This company is NOT a Law Office and cannot get their story straight. I have been searching for a law firm to help me with a Countrywide loan modification on my home in Orange County, Ca. Most of the ex loan officers are aparently working for loan mod companies and are real pros at seeling pipe dreams to home owners. I called Mike at FLMI- FEDMOD - Federal Loan Modification and he told me they are a Law Firm. When I asked who the attorney was he did not know. How do you work for a Law Office and not know who the attorney is I asked, so he put me on hold and told me the attorney is Anz and associates. That is a law office not a lawyer and Fedmod says the are the law firm. They answered the phone Law Center. They seem to be copying another Law Center I spoke with in Mission Viejo that checked out ok and seems to be a real law office. Federal Loan Modification wanted $4,165.00 to do my loan mod and $1,000.00 up front to send my paperwork out. This sounded fishy so I called Anz and associates and he would not return my call. Recently they have changed their name I think but what really bothers me is how do misleading companies get on national TV and dupe people out of money. These guys kept trying to get me to give my credit card number to do a loan modification when 2 other attorneys told me I cannot afford my home. Fedmod says they have long time contacts at all ther lenders but I would have to not pay my option arm mortgage payment. Don't trust these people, they are very missleading and definately not a law office as they answer the phone Law Center

I too paid FedMod, but got a big fat NO from my lender. Was told I would have refund in 30 days. No refund and unable to contact anyone. Would also like help from your attorney.

Scamedjess: you mention a lawyer who worked with you to help seek retribution from this company. I have been scammed by fed loan mod as well - they refuse to refund me any money despite rendering no services to me over the past 5 months. If you wouldn't mind sharing the name of the lawyer who helped you with your settlement that would be greatly appreciated!!! Thank you!

i just finnished settling with this scam company on friday.. fed mod settled out for TEN THOUSAND DOLLARS!!!i got the check today from my lawyer. DO NOT DO BUSINESS WITH THEM! they are not who they say they are. they are scaming thousands of ppl a week! just because they got one done does not mean they are a good comp!! if a random person does 10000 hair cuts a month i bet one or two might look of that does not mean they are a hairdresser!! these ppl STEAL money from ppl who are already hurting! dson't use them and if they have scamed you i have the name and info of a great lawyer!!!! rebbuttle and i will give his info to you! with in 3 weeks i had all my money back plus the settlement!!!

I recently dealt with Federal Loan Modification and I was very happy with the service that I recieved. I was 6 months behind on my mortgate with Countrywide and I had no choice but to enlist the help of a professional. During my original call to FLM I was told that there were no guarantees but they are very successful at getting loams modified. My agent Michael was compassionate and helpful. I was told that the process would take anywhere from 30-90 days. After another 2 phone conversations with Michael I decided to sign up for the program. I gave a deposit of $1,000 on my credit card and he emailed me all of the documents that needed to be filled out in order to start the process. I was informed that once he got my info I would recieve a call from his compliance department which happened about 1 week after I sent my documents in. The follow up calls came in about every 2 weeks and in 63 days I signed the documents for my modified mortgage which saved me $570 per month!!! I can pay my mortgage and pay my bills, so for those of you that say this is a scam I say shame on you. Federal Loan Modification helped me stay in my home and I just want to say THANKS.

Hey Connie or anyone else that can help,
I was reading reports and wanted to know if anybody knows who I can talk to work with; that is trust worthy enough to help me with a loan modification. Loan is currently up side down in value and is not worth what we are paying. The current rate is getting ready to adjust and we have four kids we need to look after. if anybidy has some advise or a direction to go I would much appreciate it.

As a Consumer Rights Attorney based in Long Beach, CA, I have watched how many loan modification companies misrepresent who they are. I don't know anything specific about this company. I thought I would post the law in regards to non-attorney companies.
1. They must enter into a written contract with you.
2. They can not charge you ANY fee until after services are fully performed.
3. You have a 3-day right of recession to cancel any agreement.
4. The can do no harm to the homeowner or they will be liable for the following:
A $10,000 fine and up to a year in jail for each violation.
They can be sued for damages for 3x the amount of their fees and the homeowner can get attorney fees. Also, the homeowner can get exemplary damages that can be large amounts.
One problem with working with anyone that is not a law firm is that they do not have a fiduciary duty to you and therefore not harm your interests. I would be very cautious working with a company that does know who the attorney is and most attorneys will not hide behind a company name and if they do, they would have to follow the laws stated above.
Even we lawyers don't have a magic bullet to solve everyone's problems. Most people who speak with me, I let them know if they can't afford their home.

Hi I actually used them when I was 4 months behind on my mortgage at 2350 a month because I lost one of my jobs. withing 3 months they had a proposal from the bank back and got my mortgage lowered to 1580 a month and the interest lowered from 8.9 to 3.2 percent. and put into a fixed rate from adjustible. So, whether they are a credible law firm or not, I don't care...they still fixed my problem.
