FEDMOD.COM - FLM - Federal Loan Modification Been ignored by your mortgage company (OCWEN) try hiring a lawyer for real abuse Los Angeles California
After $1500 and three weeks of being ignored still nothing has happened with our loan modification . In fact this company called me last Tuesday to ask if they could process the remainder of the payment (another $1500) 28oct08 of course I asked what was happening with our modification and no one knew what was happening . I told Daniel Geffen ( the man that told me fed mod was a group of lawyers ) { what he meant to say is they are a group of liars } well they took the money from my bank account after being told the money was not there . I was notified Wednesday by my bank that I was $500 over drawn. I then attempted to contact Fedmod several phone calls and no one returned any calls (all I get is voice mail)
I was first told Cindy was my case worker . I found a message on my home phone from Cindy . I tried to call back when I got home ( I guess it was too much trouble to call my cell since I am not home in the daytime ) of course she never returned my call . Now after Daniel processed an unauthorized payment I made several attempts to contact someone at Fedmod I finally got a hold of June. She told me my money would be returned .(June has been the only person at Fedmod to actually return a call). June first put me in touch with Jeff Brotton . He called me on Thursday after I still had not received repayment . He told me that my money would be processed that day and He was going to talk to the mortgage company this afternoon and would be in touch afterwards He even gave me his cell # of course he never called back Friday morning I still had not received the payment reversal . Now I was told by Jeff that my case worker was Taren and was given her number . She has never called me . Now Monday after several calls to Jeff Brotton which were never returned . It has now been a week since the unauthorized withdrawal several phone calls to June finally 3pm my money was returned . Now I still have my mortgage company crawling on my back so what is happening with my case? No one knows ! I have since called the California State Bar (fedmod is supposed to be a group of lawyers) surprise!!! they are not registered with California. But I don't really care and shouldn't matter since my finance company is in Florida. but anyway California State Bar told me to look up fedmod or Federal Loan Modification at the Better Business Bureau Guess what surprise they have a D rating urging CAUTION when doing business with them. I did a search before I gave them any money of course they have only been operating for 6 weeks so here I am warning you about them . Oh and why did I hire attorneys to deal with my mortgage company ?? Look up OCWEN.and remember my complaint is not in there since there are so many complaints I figured it would be another waste of time ..no one will read all 1500 complaints (and counting)

If ocwen is messing with you(lieing) here are a few thing's you can do.
first call the Federal trade comm, F.D.C. Ocwen is regulated by them not the banking Comm they fall under the F.D.C. and file a very easy complant form with them, they even take it over the phone.The F.D.C. only will investigate companies with multiple complate's so it will take alot of US.
Next call your state attorney generals office and file a complant with them again really easy and most state's are fast,there's on office in your city most likely.
Now here is the best one,
Go back and find out who actully own's the note(loan) ocwen is only a loan processing center("call center", that is why they don't fall under the banking comm) they handle the payment's and such,they are hired to collect the payment's from you "period"!, they actually don't own the loan.
Once you find out who does, like I have(Deutsche bank national trust company,as trustee for soundview home loan trust)for my loan.It's easy to find if your being forclosed on they sent it in the letter from whichever attorney firm they hired to file the forcloser paper work in your state(trustee sale in some state's).Next get all your duck's in a row, I.E. doc's you have from ocwen(you know the one's stating something totelly different from what they told you over the phone), "o ya", don't forget to start taping your phone call's with ocwen like I have they make a great case against them.So now that you have all the info together copy it and send it certified mail to the company,person whom ever own's the note with a complete explaination of how you tried to work this out with ocwen and they keep "yacking your chain" and yes send them a tape, burned C.D. or my favorite certified trans-scripts of your conversation's with ocwen.
See ocwen has to answer to the one's that own the note's not you, you don't PAY ocwen they do(the note holder's).The note holder's don't want your house they whant money for there companies,trustee's etc,etc,etc.
So most of these compenies already have a forcloser department and sometime's it better to deal directly with them to get thing's done,the more of these companies hear how ocwen is lossing them money(by screwing up and letting there home's, asset's go into forcloser and be sold for a huge loss),well the more of them will pull there contract's with Ocwen and that is where the pain is for ocwen, there money source.

Please be more deligent in dealing with your lender directly. Most of these so-called "loan modification" services operate out of Wi-Fi hot spots like well known coffee establishments.
Do more research on government web sites like HOPE for Homeowners and HUD. THERE ARE NO UPFRONT FEES ATTACHED TO LOAN MODIFICATIONS! Be persistent, honest and professional with your lender. The entire banking/financial industry is in a deep pit of sewage right now, caused by the unregulated greed and corruption allowed under the Bush administration.
When people stop listening to these b.s. artists that sell their products using fear and taking advantage of consumers emotional state during difficult times in their lives, then we wil be able to weed out these scumbags from our society that are too lazy to get an education and a proper job!

hey mister kelly, you are so far off buddy, your company is a ripoff. ive been with them since nov 08, guess what, same responce ,none. tried to call and get money back, hey guess what, again nobody. you are as much a scammer as them. i was told also to quit making my house payments, and againt my better judgement i did, now im in foreclosure, rob goldman from there took my 2600.00 dollars and gues what, the only time i get ahold of anyone is when they wont more, ive played phone tag with machines for months , no responce, have a lawer, hope yur willing to fall for your employer. also bbb contacted. leo.

Well it is now Dec 09 and Fed mod does not cease to amaze me. Last time I left a message on here I was awaiting a call back from a supervisor or my new case manager. Well a supervisor called back told me they will mak sure the case manager will call (This after I threatend to report to the BBB and LA Chamber of commerce). Sure enough the case manager called and explained she didnt have any of the paper work and needed us to fax it back to her. So 3 months later and they are starting again. We faxed over the info an called her the next day she said they are going to review the case. The case was suppose to have been in negotiation already, yet they are going to review the case? A week later we got a call from a new lady claiming she is not the case manager and gave us a phone number to reach her but it has a bad extention so we could not reach her. We called back and complained some more and this man said he will call back. That was last week.
Well today a new lady called saying she is now the case manager and that she will not be passing it on. We asked her the statu of the case she said she will be reviewing the case and work out a negotiation. So now it is over 3 months and it is starting yet again for the 4th time. We asked the lady how much longer? She said we are just starting and that she has cases 7 months old (far more than the 4-6 weeks they told us and not sure how it is 7 months old cause they werent open that long from what I know) Then we asked about my mothers credit cause it is on her credit that she is behind 3 months and they said well it will stay on her credit cause she is delinquent, eventhough we was told the account will be on a freeze and wont affect her credit. Then the lady asked why did we stop paying our mortgage, we told her cause we was told by both Andrew and Cindy that we need to stop paying cause it will mess up the numbers and it is easier to get a remod if we dont pay. We asked what are we gonna do? Who will take care of my mother's credit cause we are over $5000 in debit in mortgage and $3000 to Fed Mod without results. The lady could only say "we will work on it" and then asked if my mother can catch up on the mortgage to help her credit.
I am thinking it is time to seek legal advice against Fedmod cause they seem to be a huge scam. If anyone has a lawyer that can give advice please leave their information.

Well I have a update. I never got a call back as promised but that was expected. I called back and at first was rushed off phone by one guy telling me I have to call another number and ask for Jeff but the number is to a voicemail for Mardona. So I called back to the main number and the guy who answered told me sorry and he will get a supervisor. I talked to a man by the name Israel who suppose to be a supervisor. He appologized to me for all the problems and wrote an email over to my new case manager Nicole and the case manager supervisor Nancy telling them they need to contact me ASAP.
I asked for their numbers and was told the phone lines are down till tomorrow. I then mentioned how the BBB has them listed as F rating and listed fraudulant with 4 complaints. Israel then told me the BBB lists all loan mod companies as fraudulant and now that they got the paper work to consider themself as a law center they have a AAA rating. This is lie cause if you go on BBB and just look up loan modifictions there are many companies on there not marked as a fraud and have far better ratings than F.
The new name to look up on BBB is FLM Law Center which comes up Anz & Associates, APC an he is right it is AAA. He told me he will have the case manager call me but if they dont call by tomorrow to call him back. So I will update again tomorrow but if I dont get results soon I will file with the BBB and LA Chamber of Commerce and will file both names of Federal Loan Modification and FLM Law Center which comes up Anz & Associates, APC

About 3 months ago I saw an ad for Fedmod and knowing my parents needed help I suggested them. We called and spoke to a man by the name Andrew who spoke well getting upset at the right moments and sympathetic at the other moments. After about an hour of talking with him we decided to think about it. I did checks on the company, but never really found anything on them since they were pretty new. At that time there was no listing of them on the BBB site nor ripoffreport. We needed help and called Andrew back and talked another half hour. We finally decided to sign up. We took a loan to start the process and struggled and pinched pennies to pay the rest of the payments. We was told at the start we will be updated weekly but never once got a call. We was told after we sign up they will put in a freeze on the mortgages and for us not to pay them. We had to call them weekly for an update, but we was always told the same thing, we are working on it and it takes time. We was assigned a case manager named Cindy. She never called us and always told us well if you dont hear from me next week call me and we would and she never answered unless you caught her by accident. I believe they had caller ID cause they would answer Hi so and so Cindy will call you back. We left message after message with no call backs from Cindy. We started getting calls from the mortgage company demanding money and threatening forclosures. We would try calling Cindy to let her know but she rarely got on the phone. We would get ahold of Andrew a little more and would tell him of the situation. All Andrew would say is "That is their job to scare you and collect money". Well 3 weeks ago my mother had a heart attack (she is doing better) but she was desprately wanting to know what fed mod was doing since she is stressing out. I called and was told Cindy is training people so she is out of the office. I called Andrew and spoke to him to tell him everything that is going on he appologized for the slowness and offered sympathy for my mother. He then followed with asking me when can they get their last payment. I asked him when will we get results and he swore to me he will call me the next day. 3 weeks later we never got a call back and been so busy with my mothers health and my back surgery we didnt have time to call. I finally called back yesterday and was told Andrew and Cindy are no longer with the company. No one knew why they were gone and no one knew who is now handling our case. I was told I will get a call back today by a manager so I will update later.

Okay this lawyer called me back ... fedmod .com aproached him a couple of weeks ago about working with them. (the paperwork I have was sent to me (3 Oct 08 ) he is not affiliated with them so they are not licensed in California... and now their BBB rating has gone to a F rating citing FRAUDULENT BUSINESS PRACTICES ...these people belong in JAIL...

strange that they have had time to rebutt this but I still haven't got a call from them... apparently they have only been in business a few weeks how can they have a 97% success rate? They claim to be associated with a Jacob Reich i found one in Beverly Hills but he has yet to return my call as well...so I don't know.

I made one comment in my rebuttal that I realized is not 100% accurate. When I said that a client should not expect a phone call back from Federal Loan Modification for at least 30 days, what I meant was most calls to the client inside of a month will likely be to gather updated paperwork and missing documentation for the modification. The client is welcome to call in at anytime to inquire about the status of their modification. However, the most common response the client should expect inside of 30 days is that we are waiting on the offer from the bank. Having excellent customer service here at FLM is one of our top and most important goals and we have been working diligently since the first day we opened our doors for business to improve and excel upon our alreadhy heightened customer service standards. I hope that helps to clear things up!

Where do I start on this? First of all, if you aren't aware of what a loan modification is and what it is that Federal Loan Modification does, I will tell you, we re-negotiate mortgages on behalf of homeowners that are struggling to make ends meet and have higher mortgage payments than they can afford. Our ultimate goal is foreclosure prevention and people come to us when they've been turned down for assistance by their lenders directly or aren't sure how to go about getting the assistance they need to save their homes. With that being said, there is a whole process behind modifying mortgages that I don't think our friend Michael completely understands. First of all, when a loan modification is submitted to a lender for consideration, it takes an average of about four to six weeks to get any type of response back from the bank. Therefore if Michael's complaint is coming only three weeks into the process, it doesn't surprise me that no one has gotten back to him yet, because at this point in the process there is nothing new to report. As far as I am concerned this fact alone nullifies the entire complaint, you can't expect to get your loan modified in three weeks and if anyone told Michael that, unfortunately that would have been bad information. With a loan modification, a client can expect to not receive a single call from any case worker until at least a month later, the reason for this is because there is nothing new to report therefore no need for client contact. Our agent's, lawyer's and processors are extremely busy in dealing with negotiations with lenders to be able to call back every single one of our clients every day to let them know simply that we are still waiting to get response back from the bank. Which brings me to my second point, the accusation from Michael is that Federal Loan Modification is not registered with the California State Bar.....of course FedMod is not registered with the bar as FedMod is not a person but simply a company name. If Michael had asked us a few of the names of our attorneys he would have been given actual names (not company names) which he could have looked up on the CA bar website where he would have found full detailed reports of any one of our multiple attorneys on our legal team. I'm not going to list any of those names on this site, but if any readers would like to know please feel free to give us a call and we're more than happy to give out any of that information. Regarding the Better Business Bureau rating, if Michael would have simply scrolled down to the bottom of the page, he would have noticed that we only have one single complaint...one. The D rating was given b/c "supposedly" BBB tried to contact us to get information about our company and the call wasn't returned. Let me ask the readers directly, is that enough to warrant a D rating?? I'll let you make that decision for youself and feel free to verify this information on the BBB website. One last point to make regarding the $1500 "unauthorized charge." If Michael would have completely read his contract and legal agreement he would have noticed that he actually specified what day his account was to be charged his second installment payment of $1500. No authorization is needed at this time, because the auth was already received at the beginning of the process, so let's please try to get our facts straight here. The point of the rebuttal is this: I sympathize for the situation Michael is likely going through with his property and any financial difficulties he may have had that led him to scout out our services. It's incredibly unfortunate all of the stories we have to hear on a daily basis of homeowners across the country that are facing the same financial difficulties and are losing their homes to foreclosure every single day. Our goal at Federal Loan Modification is to try to help as many of these struggling homeowners as possible and save as many homes as we can. I understand there is a certain level of stress one would go through while waiting for their loans to be modified, and uncertainty which could easily lead to frustration and confusion. However, we work diligently for every single one of our clients to negotiate the best deals possible so their families can remain in their homes with mortgage payments they can actually afford. Through this process, it goes without saying, we will likely have clients that get frustrated because their perception is that we may not be working fast enough, just like Michael, but let me re-assure all that may be reading this that we work around the clock to try to get results as fast as we possibly can. However, when we're dealing with billion dollar mortgage banks with hundreds of thousands of clients we're limited to the speed the banks allow us to travel. So Michael, let me say this to you, I truly sympathize with the hard times you are facing. I understand what you are going through, because the honest to god truth is I was going through the same difficulties myself not too long ago. By the time you read this response you have probably already been modified, so all I ask is, if that is the case please feel free to respond back to let the readers know that you did end up getting taken care of and maybe your complaints were just a little bit premature. Even if you don't, I truly hope everything worked out for you and yours and I assure all readers that Federal Loan Modification is without a doubt the best at what we do and the wisest choice to make when you need help with your mortgage! :)

They have taken $2000 of our money and done nothing as well. Emails and voice mails have went unanswered. There is no customer service and they never contacted our mortgage company. Have repeatedly asked for written verification of calls, action, etc., and have been promised but have never received. I have filed a complaint with the BBB in LA as well as the LA Chamber of Commerce. It is a week since that has been filed and I have finally been contacted by someone from their company looking to resolve this.
