I have worked in the mortgage industry for the past 10 years and recently have purchased a home in Texas. I applied with Mark at First Horizon and he handed me off to his ASSistant Dana who took my applicaton. I never received RESPA, a good faith of estimate or even a HUD before closing, my wife had informed Dana that we never received because I was expecting to see it, and still we did not get. I had locked in on 6/9 which Dana signed and dated the disclsoure on that date, the only problem was I verbally locked into a 5.5% with 0 points & 0 origination fee and on the disclosure WHICH I DIDNT SEE UNTIL I GOT TO CLOSING, they were chargin me an additional $6,000 that was never told to me.

So it was either not close my loan and leave my moving truck sitting there and possibly also losing the home i put my contract on or just suck it up for now and close. Well just like everyone else I had to buy my house, so we closed. BUT BUYER BEWARE OF FIRST HORIZON IN SOUTHLAKE, TX because this is what I do for a living and I got screwed, I can't imagine what they do to people who are not educated in this field. Im not sure if its the indivuals themself that are bad or that of what First Horizon teaches their employees to do!!!

of course you were told you would get that rate with no origination and without discount.

are you sure.. just like every other customer in life...you wanted everything free..and if you have worked in the mortgage business...as a loan officer....than you would know tha most rates that cheap do not come free unless it is an adjustable rate with a prepay penalty. well, they told you what you wanted o hear...just to get you to the signing table, because you as a hard headed consumer....would have it no other way...kind of your own fault.

so next time you shop around for rates..and everyone keeps telling you the same rae..and that one somebody quotes you somehing that sound oo wonderful to be true..it is..they just want to get you to the sigingin table...which by then you would take whatever...because by then, you would be in love with the home.
