I hired Foreclosure Professionals Inc (FP) in 10/2009 to help with loan modification; paid them monthly payments if $500. My lender informed me that they bought back my house this month because they never received information from me or third party(FP). Lender noted that third party had only contacted their office 3 times since the modification began.

FP instructed me to never contact the lender through this process as I could mess up the negotations; so I never call the lender until ths month when I learned my home was foreclosed.

FP has continued to mislead me and begging for referalls in the meantime; has opened a 3rd location just one month ago. When I asked for the call log and names of persons they yalked to at my lender they gave me names of persons that did not even exist. They claim they called my lender all the time but we found that to be a lie.

They take on more clients that they can handle missing critical dealines; never fax in check stubs that I submitted evey week, etc. They are big on wanting referrals in exchange for lowering your bill and there is only one staff out of 8 girls who s in charge of negotiatng with the lender.

After I learned how to research companies although it was to late; you guess it! I found that FP the scammers had previously scammed others and was issued a Desist anf Refrain Order on 9/23/2009 and despite this order FP took money from me just one week later.

It is clear that FP and is not afraid of the law as he continues to expand. When I called the local DRE office and gave name Edward Anguiano the investigator paused and sighed saying that Anguiano had been informed time again to stop doing business as he is not a Broker nor he is support collect up front fees per Senate Bill240.

This gentlemen is a scammer and uses the vulneribility of others to take advantage. He has a high hispanic clientele many named in his first complaint so if someone can get this message out in spanish or on the radio, news etc this would be great. I will be taking them to civil court to file for my refund. This just happened to me this month. Dont use this compnay and just work close with your lender even if you need to take a few days off work just to deal with your lenders customer service department that can be timely and frsutating.

I prayed and prayed and was told by many attorneys that banks are not likely to reinstate home loans after the costly court fees but I must say God is good and the lender has rescinded and I am so greatful.

For this reason I have a charge to get the word out so others are not victimized. I plan to put a lod noise out until Foreclosure Professionals and their associates are held accountable to the full extent of the law. Anyone want to help me cover the story local; please contact me as this too can save so much heart ache for others.

We welcome any legal organizations to come and audit Mr and Mrs. Jones file to see that their claims are false and not true. We can provide proof that we were hired by Mr. and Mrs. Jones with no advanced fees as per the agreement they signed. We also have all the documents to prove that we had and have been working with her lender from the time that they signed up with us. Their home was sold due to lender error, which we immediately contacted the lender and threatened with legal action if they did not rescind the sale. We along with the client Thank GOD that we were able to rescind the sale after proving our case with the lender with our documentation and conversation logs. We feel very hurt that this client did not give us the proper recognition and since we were the ones who postponed their sale twice and had the sale rescinded, feel offended that they have taken complete credit for our work.  Unfortunately, due to this client's negligence in taking on the account on their own and canceling with us,  we were no longer authorized and could be of no further assistance to them. She and her husband than had the nerve to call and ask for a refund when they still owed a balance for the work that was completed.


We look forward to proving our case in court since they have threatened us several times  in the past several weeks and we have not been served to date. Again we welcome any legal organizations to come audit this file. And will answer any further inquires regarding this case.
