Freedom Mortgage Threatened to Purchase Insurance, Cleared out my escrow for it and raised payment $190 Mt. Laurel, San Diego New Jersey, California
I have had mortages with major lenders - Chase, Wells Fargo, and Caliber - in twenty years I have never seen the likes of these jokers. I filed two complaints with the State of California in 2020 with all documentation - they were that bad. Believe the reviews. DO NOT USE THEM. RUN AS FAST AS YOU CAN IF THIS HAPPENS TO YOU AND YOU END UP WITH THEM.
My loan with Caliber was sold to Freedom in Early 2020. After 4 months I received a notice that said they did not have proof of homeoner insurance and if I did not provide proof they would purchase a policy. I had the insurance. I uploaded the document. I received emails just saying it was not adequate. This is April 2020. I spent 6 hours trying to get through to someone to try and provided what they were looking for. The phone number that you are given will not allow you to actually get through to someone. There is no insurance department on the phone tree to address these letters. Often the number will just say that it is no longer working. In the meantime, they do an "escrow analysis" and send you most of your escrow value to you - why??? The property taxes are not covered yet .... just wait this is the scam part - no sane company would do this...
So now I get another " we are going to buy insurance notice if you don't provide proof" letter- even though they have it - and now it is May 2020 becuase it takes weeks between the time you spend on the phone to get a real person to tell you what is it they want - waiting to hear back from them ( you won't hear from them promise me - they lie about that too) and the waiting for generic emails that say nope not that either....
I called another department to get a hold of a person ( try insurance claims...) the departments will each tell you that it isn;t their department... no agent will give you a name or reference number so you will have to start this process all over again ... ... I got a letter they were going to charge me for insurance .. the agent said it " was all taken care of .. and I wouldn't be charged..." now it is June 2020... here comes the scam part
Beacuse they have drained your escrow down to a ridiculously low level like $30 , you will get another letter from another department that says Guess What - you need to put money in your escrow so we are increasing the mortgage payment by $200 for the next year.... that's $2400 dollars for a $400 H06 policy that I already had....I sent multiple email messages to them - they did not respond to any of these until AFTER I filed the caomplaints with the State of California. It is now almost July 2020. My escrow had $29 in it after they got through with it. The property taxes are over $2000 twice a year....
I refinanced to get out from under this company - it is not worth it to be with them - and I didn't choose them - even my broker said they were the worst of the worst and not even Freedom apologizes for it.
There is NO WAY to resolve any thing with Freedom. You cannot get a hold of any one in any way - and if you are lucky and you do get someone they will telll you what you want to hear - it's taken care of , no charge will occur... I will call you on this date after is review it...
After the state complaints were filed someone up higher called to ask me about my " experience" ... he said he would call June 30 to follow up... and it is now July 8 2020...I am not holding my breath.
I hope this is helpful if you are even considering ysing Freedom or had the bad luck to be have your loan sold to them. Run from this lender .... they are the WORST. Make time to complain to your state - eventually their illegal practices will get noticed.
